Now back to the Avenue district.

Height is very important in this area of town.  I think height-extending elements like turrets are underutilized in newer residential, particularly when there are lake views to be had.

until we have enough people to buy homes downtown NOW, we'll get what we get. however, I have said that with each new residential building downtown/near downtown the design has gotten better.

What they should do, the future phases, is put townhomes on the bottom and condos on top. Then there wouldn't be as much as a height difference.

What they should do, the future phases, is put townhomes on the bottom and condos on top. Then there wouldn't be as much as a height difference.

Then they would be maisonettes, not townhouses.

The original plan actually did not have "high rises" planned for along superior.  They were 3.5 story tall condo/loft buildings.  The Townhomes are idential in height (measured from base of building to top of roofline) to what was original proposed in the development plan.  Also, there are very strong traditions of townhomes bumping up against taller residential buildings in bigger cities all over the place.  Chicago and Philly come to mind.

Currently, the CRA rates is 1.5 points below the posted mortgage rate of the day.  So if Key is showing a mortgage rate of 5.750% (as they are today), the CRA rate would still be up to 1.5% below it.

The Townhome block originally had high rise condos planned along superior with the townhomes along rockwell.  72 townhomes is plan B.  I also do believe the townhomes along superior will be 4 stories.  Live and work homes.  If you want to see another 10-12 floor structure than start buying so Zaremba will have enough demand to build high.

?Q?: If interest rates drop to 4.8% would the 1.5% off finacing incentive still stand?  I cant see a bank giving a loan for only 3.3%.  If they do than I want to refinance my Avenue townhome. Happy Monday

Haha, me too :)

Have people began to move in the condo structure yet? Any word on the bottom floor retailers?

The first residents haven't moved in yet, but you should start seeing lights on in the homes soon ;)

First floor retail - no word yet, but work continues on securing a seemless fit between the new condos above and a neighborhood friendly piquant experience below.

a neighborhood friendly piquant experience

Can't wait to find out what that means!

a neighborhood friendly piquant experience

Lol, now that's a word that you don't hear too often......

Put a First Watch on the bottom of the place and you will get workers there all morning. MTS..surely you have the cash to franchise one of those...right?

Did you say Prada?

What are they doing between E.12 & E.13?  Are they just redoing the road?  I just did a very quick search on the website but did not find the answer.

One track mind.

What do you mean "Between E. 12th and E.13th"?  Which road are you talking about?

^There is construction running running between the two sides of E.12 (correction from previous post) .  Rockwell cuts right through where I am talking about.  It says its part of Phase II(?) of the Ave. Dist.

That's the streetscape project.  There are plans somewhere in this thread.  It's essentially to create a more "pedestrian friendly" E. 12th St. with wider sidewalks and landscaping and benches and such.

^Thanks.

^ could we get some update photos of this streetscaping work? hows it coming along?

Most of it is actually stopped right now because they can't pour concrete when it's this cold outside.  But on that note, almost all of the concrete between St. Clair and Lakeside has already been poured, hence why the street is all torn up now between St. Clair and Superior to move on with the next portion.

  • 1 month later...

Has anyone moved into the main building (1211 St Clair) yet?  Thought the plan was for lower floors this past fall and upper floors this spring.  Any updates?

Fed's announcement today to try and bring mortgage rates down is a positive.

Today's WSJ article on Fannie toughening standards for condo mortgage loans is a negative.  This could really hamper new condo projects across the country.

Hope Zaremba can hang in there... this is one tough market.  I'm rooting for him as he's put his money up while the other major downtown housing projects have fallen to the wayside.

The first round of closings is supposed to occur by the end of this month (last I heard).  StrangeBrew can probably further elaborate.

Did anyone mention how they cleaned up the mounds of rubble across from the townhomes?  Did the paper cover it?  I noticed it two days ago (Tuesday March 31).

I was wondering what was going on.  I just assumed it would be here.  Also, whenver I see that thread pop up in my "unread posts," I never open it.

Thanks for the link.

First residents move into The Avenue District condos in downtown Cleveland

The first residents moved into the The Avenue District condos at 1211 St. Clair Avenue in downtown Cleveland last Friday.

The 10-story condo building at the corner of St. Clair and East 12th Street broke ground in September 2006.  It features 54 lofts and eight penthouses.  Prices range from $240,000 for a 950 square foot, one bedroom loft to $1.2 million for a 2,700 square foot, two story, three bedroom penthouse with three balconies that occupies the top two floors of the building.

Thanks.

Picture no. 7 depressed me.  a view of two stinkin' parking garages, but picture no. 8 made me feel better.  a house with a lake view!  yeah!  More please.  More housing with a lake view that is!  ;)

I know that The Aveune District isn't finished yet because of the surrounding parts to the complex isn't there yet. Is they're a time table on when the cranes will start to be put around those areas?

When demand is there.

But isn't that apart of the necessary construction?

But isn't that apart of the necessary construction?

They still have about half of the units left in the 1211 building left to sell.  When they sell a certain number of those remaining units, they'll begin presales for new buildings.  Once they get a certain number of presales, they can begin building.  That's how bank lending works.

Im surprised nobody mentioned this, from the above article (better than a Panera, Presti's maybe?):

"Zaremba is in talks with a chef in Little Italy to operate a 4,000 square foot Italian coffee house/restaurant on the St. Clair side of the building.  The coffee house will serve breakfast, lunch and dinner while the main dining room will serve lunch and dinner."

It's not Presti's.  We (the townhome association) found out about this back in January but were sworn to secrecy.

She wasn't the only person to bite their tongue on this one.  Not naming names or pointing fingers.

E. 12 Streetscape Project underway

As the weather turns warmer, The Avenue District neighborhood streetscape on East 12th will begin to take shape. Designed by Paul Volpe and his firm, City Architecture, in collaboration with The City of Cleveland and Zaremba, Inc., East 12th Street is being redeveloped from Lakeside Avenue to Superior Avenue. The completion date is scheduled for this fall.

The Avenue District sits down with designer Paul Volpe to discuss construction updates and major milestones on the Streetscape Project.

To date, what has been completed on the project?

Volpe: At this point, the streetscape is under construction and is gaining momentum. The sidewalks on the east side of the street have been poured, street trees were planted and the new parking lane installed. On the west side, the new curb line, showing the greatly narrowed street, is installed and you can expect to see sidewalks installed this summer. The new median with planted trees is also installed and awaiting the final installation of landscape materials. Plus, the street south of St. Clair has been demolished and will be constructed this summer.

What should Avenue District residents expect to see in the coming months as far as construction on paved streets, planted medians and brick sidewalks?

Volpe: The northbound side of the street will be paved with asphalt this summer as soon as the weather breaks. Such details as granite curbing, extended corner plazas and the patterned crosswalks have already been installed. The balance of the street will be constructed this fall. As soon as weather permits, landscaping will be installed along East 12th Street and in the median, extending from St. Clair to Lakeside avenues.

In addition, two public art elements are underway. The “area rugs” that line the street are scheduled for installation by May. Once these areas are completed, the hardscaping on the east side of the street will be near completion. Also, decorative metal fencing that will surround portions of the landscaped areas is currently under the design phase and should be installed this year.

As the sidewalk areas are completed, street furniture such as benches, waste receptacles, bicycle racks, and pedestrian light fixtures will be installed to create a pedestrian-friendly environment.

In the coming months, how will the streetscape construction affect traffic?

Volpe: As the project is under construction, traffic flow will be adjusted. Since construction of the road has focused on the east side of the street, only one lane of traffic is permitted during construction. As the project advances, that will remain true, but the traffic will simply flip over to the other side of the median.  Traffic lights will remain in their current locations.

The E. 12th Streetscape is scheduled for completion this fall.

What are the construction project’s milestones and estimated timelines for each step of each phase?

Volpe: The completion of Phase 1 — the streetscape project that extends from Lakeside Avenue to Superior Avenue — is scheduled for this fall. As the project extends to the south, the Final Phase — the median between Superior and Chester avenues — is expected to be completed next summer.

The Avenue District Streetscape Project on East 12th will provide a pedestrian-friendly neighborhood that connects residents to the surrounding city districts, including the E. 4th Street neighborhood and PlayHouse Square. The flexible design details will provide a safe street that will evolve into a vibrant place as The Avenue District expands.

Excellent.  Great start for this quiet part of downtown.  Really excited about the mixed-use prospect for a quality (Italian?) restaurant at the curb. I sure hope Zaremba can build on this quality project and maybe help revive the Galleria across the street.

East 12th Streetscape Nearing Completion at The Avenue District

by admin ~ May 29th, 2009. Filed under: East 12th Streetscape, The Avenue District, east 12th street.

The East 12th Streetscape project in front of The Avenue District is ahead of schedule and nearing completion!  The project includes work on East 12th Street from Lakeside Avenue to St. Clair Avenue, with the next phase extending from St. Clair to Chester Avenue.

As progress continues on the $7 million infrastructure project, milestones include the installation of granite curbing and patterned crosswalks, and the construction of extended corner plazas.  Trees, decorative pavers and other landscape elements are already contributing to the beautification as E. 12th Street develops into Cleveland’s premier residential street.

Upcoming milestones include:

•    Asphalt paving will begin on northbound side of East 12th Street in mid-June and all traffic lanes will re-open soon after installation.

•    Other hardscape elements, including sidewalks for pedestrian traffic, will begin after the asphalt paving is completed.

•    The fencing for the landscaped areas will be delivered and installed in June.

•    Other street furnishings such as benches, waste bins, bicycle racks and small-scale light fixtures will also be installed after the installation of the hardscape.

Stay tuned for photo updates next month.
