December 8, 200816 yr Now back to the Avenue district. Height is very important in this area of town. I think height-extending elements like turrets are underutilized in newer residential, particularly when there are lake views to be had.

December 10, 200816 yr The original plan actually did not have "high rises" planned for along superior. They were 3.5 story tall condo/loft buildings. The Townhomes are idential in height (measured from base of building to top of roofline) to what was original proposed in the development plan. Also, there are very strong traditions of townhomes bumping up against taller residential buildings in bigger cities all over the place. Chicago and Philly come to mind. Currently, the CRA rates is 1.5 points below the posted mortgage rate of the day. So if Key is showing a mortgage rate of 5.750% (as they are today), the CRA rate would still be up to 1.5% below it. The Townhome block originally had high rise condos planned along superior with the townhomes along rockwell. 72 townhomes is plan B. I also do believe the townhomes along superior will be 4 stories. Live and work homes. If you want to see another 10-12 floor structure than start buying so Zaremba will have enough demand to build high. ?Q?: If interest rates drop to 4.8% would the 1.5% off finacing incentive still stand? I cant see a bank giving a loan for only 3.3%. If they do than I want to refinance my Avenue townhome. Happy Monday Haha, me too :)

It's essentially to create a more "pedestrian friendly" E. 12th St. with wider sidewalks and landscaping and benches and such.

Most of it is actually stopped right now because they can't pour concrete when it's this cold outside. But on that note, almost all of the concrete between St. Clair and Lakeside has already been poured, hence why the street is all torn up now between St. Clair and Superior to move on with the next portion.
March 18, 200916 yr Has anyone moved into the main building (1211 St Clair) yet? Thought the plan was for lower floors this past fall and upper floors this spring. Any updates? Fed's announcement today to try and bring mortgage rates down is a positive. Today's WSJ article on Fannie toughening standards for condo mortgage loans is a negative. This could really hamper new condo projects across the country. Hope Zaremba can hang in there... this is one tough market. I'm rooting for him as he's put his money up while the other major downtown housing projects have fallen to the wayside.

When they sell a certain number of those remaining units, they'll begin presales for new buildings. Once they get a certain number of presales, they can begin building. That's how bank lending works.

We (the townhome association) found out about this back in January but were sworn to secrecy.

The completion date is scheduled for this fall. The Avenue District sits down with designer Paul Volpe to discuss construction updates and major milestones on the Streetscape Project. To date, what has been completed on the project? Volpe: At this point, the streetscape is under construction and is gaining momentum. The sidewalks on the east side of the street have been poured, street trees were planted and the new parking lane installed. On the west side, the new curb line, showing the greatly narrowed street, is installed and you can expect to see sidewalks installed this summer. The new median with planted trees is also installed and awaiting the final installation of landscape materials. Plus, the street south of St. Clair has been demolished and will be constructed this summer. As soon as weather permits, landscaping will be installed along East 12th Street and in the median, extending from St. Clair to Lakeside avenues. In addition, two public art elements are underway. The “area rugs” that line the street are scheduled for installation by May. Once these areas are completed, the hardscaping on the east side of the street will be near completion. Also, decorative metal fencing that will surround portions of the landscaped areas is currently under the design phase and should be installed this year. As the sidewalk areas are completed, street furniture such as benches, waste receptacles, bicycle racks, and pedestrian light fixtures will be installed to create a pedestrian-friendly environment. In the coming months, how will the streetscape construction affect traffic? Volpe: As the project is under construction, traffic flow will be adjusted. Since construction of the road has focused on the east side of the street, only one lane of traffic is permitted during construction. As the project advances, that will remain true, but the traffic will simply flip over to the other side of the median. Traffic lights will remain in their current locations. April 18, 200916 yr Excellent. Great start for this quiet part of downtown. Really excited about the mixed-use prospect for a quality (Italian?) restaurant at the curb. I sure hope Zaremba can build on this quality project and maybe help revive the Galleria across the street.

Trees, decorative pavers and other landscape elements are already contributing to the beautification as E. 12th Street develops into Cleveland’s premier residential street.
