Okay, I couldn't resist.  In the past, I've mentioned that I follow this thread, but I wanted to nip any negative feelings in the bud.  We are not in panic mode whatsoever.  In fact, since we've been able to sign contracts, sales have been moving very swiftly.  We are extremely close to hitting our pre-sale requirement, and any incentives that are being offered, like the referral bonus, is a Zaremba-wide incentive.  I can promise each and every one of you that this neighborhood, The Avenue District, will happen.  I appreciate everyone's support and interest, and keep watching...you just might see a crane in the air!

i wish other developers would start off projects like zaremba has done. the way they are handling publicity and sincerely requesting and taking in feedback for the avenue is really a model for any other developers.  :clap:

By "city improvements" do you mean the construction for East 13th Street (eliminating the median strip, widening the sidewalk, landscaping, etc)?

Starting Aug. 15, the first signs of construction will appear for a new neighborhood on the eastern edge of the downtown business district. City workers will begin installing sewer, water and gas lines for the Avenue District, a mix of loft condominiums, townhouses and street-level shops being developed by Zaremba Homes.

Well, I drove by this morning, and they had a little billboard up on the street with a picture and details. First time I've seen that, I believe. The picture looks really cool!

I think the city of Cleveland is supposed to start infrastructure today for the Townhome section.  I haven't seen anything.  I've been to The Avenue District sales offices and it looks like they have to put in some new streets.

The Avenue District poll results show that 61% of respondents would either consider reducing the number of cars they own or would not own a car altogether! Nathan Zaremba's office offers a view of Jacobs Field and The Q - two sports complexes that taxpayers helped build.

 

"The public sector has made its investment," the Cleveland developer said as he nodded toward the window. "Now the private sector is making its investment."

 

Scott Wolstein has a $230 million plan to redevelop the east bank of the Flats. Bob Stark has a $1 billion proposal to make over the Warehouse District. Both would bring more for-sale homes to connected neighborhoods predominantly known for nightlife.

3 to 5 more?  Well, I think that would be tough to get within the next month.  Maybe they've got a few in the pipeline.

...they might get those 3 to 5 simply because the article mentions Minshall buying a unit. 

 

...or 10-15 if an article mentioned Charlie Frye or Travis Hafner or Anderson Varejao buying a unit :-)

or the fact that the PD has it on the front page of the business section giving it attention and more credibility that its a go?

3 to 5 doesn't seem like many if they have in fact gotten 23 in the past 3.5 months. That's an average of something like 7 a month.

 

Not sure I like the idea of becoming "the next Minneapolis." How about just a more vibrant Cleveland?

"District Park is definitely in our future".  Nice to hear.  23 units sold before shovel touches the ground seems pretty substantial to me, especially when viewed in connection with the front page article about Cuyahoga Counties lack of new housing starts.

^well, we'd have a lot more housing starts if Zaremba and Wolstein would put some shovels in the dirt.

I'm sure Zaremba and Wolstein are going as fast as they can.  The housing market is terrible.  For them to do what they've done in this short amount of time is impressive.

But developers probably wouldn't make a dime and it would be much more difficult to attract retailers.

i diasagree.  there is a huge profit margin here, that is why the developers are undertaking the projects.  however, to keep their returns in line, they are focusing on higher end units to start with - much more room for error and cost overruns, etc on a 400k unit than on a 200k unit. 

 

but it also shows you how hard it is to develop.  even a seasoned developer with deep pockets, huge contact list and lots of experience, can't get financing unless over half of the units are presold. 

Somewhere the developers guesstimated that $230-1300's for a condo is the "correct" price of a condo downtown now and in "hot" neighborhoods. However developers are making condos in the not so hot neighborhoods for $90-175 range. Painters lofts on west side, payne ave lofts and muller condos on the east side, come to mind.

Those in particular are conversions. Simmilar warehouse buildings on superior could be converted (allthough the area is thriving just fine, and I would rather have ot stay the same). New wood frame condos and houses in Tremont are in the 300k range. Stucco (maybe some cincerblock) condos made in the Little Italy area go for maybe 400k range. I think if they were to make a set of condos with quality in structural design and cheap out on the interriors (does everything need to be granite and inlaid hardwood floors?) prices could come in at a lower entry point.

I walked by the sales office a couple times at the Galleria today, and every time there was someone sitting at the desk talking to the employee.  It was nice to see (and I hope they weren't just asking for dates!  lol).

I sure hope this flies. 

 

THE UPSIDE

 

- The buildings are good looking

- appear to have the type of density I'd like to see in downtown. 

- appears to be little destruction of existing structures since these buildings appear to be rising on ugly surface parking

- spinoff can really help Erieview & the beautiful Galleria shopping mall come back to life

- for the "upgrade the current site" convention center camp, Ave Dist could be just the ticket as it will put a burst of residents, retail and energy just a few blocks away.

 

THE DOWNSIDE

 

- it's in a rather desolate, untested area away from the active nodes and is backed up against a still 'transitional' light industrial area to the east.

^I wish we'd FINISH one downtown area before we leap-frog to a new one; I'd sure like to see these buildings going up on Stark's lots along the Square

- because this is an untested, isolated area, it seems rather foolhardy (per the PD's characterization) that it's being used as a trial balloon for the other developers -- I sure hope that's not the case.  The other projects have locational advantages over the Ave Dist to be weighing their projects based on this one.

- could it possibly suck energy away from other parts of downtown that, other than the Warehouse district, to a degree, are searching for their own strength and identity?  Let's hope not.  Let's hope that it's a case of: the more the merrier.  If the presales are as strong as they're saying; enough to get the shovels digging in a month or so, this could be a great sign for downtown, period.

 

Also, let's hope the other projects are far enough along to get going on their own.  Ave Dist certainly can pump life into downtown, for sure.

That part of downtown proper gets desolate because of the current uses in the area. It is the proverbial skid row zone that is allways near the CBD. The CMHA tower, homless shelter somewhere on lakeside, bus station, strip clubs, welfare office, al sorts of light industry, in the area.
