Boston's Back Bay is another good example where townhouses work well in a downtown area. I think over by Gray's Armory near Bolivar  on both sides of the old cemetery next to Progressive field would be ideal for these kind of homes imo. 

 

I live in Boston's South End and love it. Let's get some tasteful brick townhomes and stoop culture going in Cleveland!

I believe the surface lots around the greyhound station used to be three or four story rowhouses. Someone can correct me if I am wrong.

More like apt buildings mixed with some warehousing, retail and office.  It was pretty mixed use. There were actually some single family homes in that area, even.

Check out bikeCleveland.org for more info on the Midway pilot project and a compelling video showing public square around 1946 and the height of the streetcar era - the traffic on the street is very impressive - definitely has a bit of a NY feel - fascinating to watch.

I thought funding was in place for the first leg of the project? Probably a lot of behind the scenes work to prepare for the conversion. 

 

I really like “road diets”. I can see why RTA would be hesitant on some of these projects. Often times bike lanes are very carelessly placed and infringe upon buses boarding and alighting. A midway design alleviates this issue, but could cause delays for their trips if there’s more traffic. On superior, bus only lanes should be maintained Downtown since so many routes use the road. Safe, separated spaces for ped, bikes, cars, and transit is the way to go. Unfortunately (or fortunately?), a lot of our streets aren’t wide enough for that. But at the end of the day, I think buses should take precedence over bikes as they have a greater usability and serve more people - and hopefully one day soon our network will rebound. 

 

Once the midway is complete, townhouses and residences will make more sense when the road isn’t so dominant.  Hopefully it can lead to apartment / mix-use development across the street/south of the townhouses where all the parking lots are. 

^keeping this on topic and focusing just on this segment of Superior, there is plenty of room for bus lanes (which need to stay, because they were established as part of a federally funded "transit zone"), the bike midway, and car travel lanes. The paved right-of-way is enormous and traffic is overall fairly light.

There looks to be some structural work happening at bottom ... from this morning.

There are no fragmented areas.  The Avenue District is the name of a housing development.  The housing development discussed in great detail in this forum. Have you read the early posts of this forum?  I'm not asking if you've read the entire thing, but at least the first few pages?  This way you may not have been confused. ?

maybe its the moniker 'the avenue' that is confusing you? that is the name of the development. 

 

i believe nine-twelve district is tied to the downtown cleveland alliance and is or might be the name of the bid for the central business district. like for marketing the businesses there and for them to get together to arrange for improvements for their area and events and the like? not sure, but something like that. no balkanizing though.

^ thanks for that -- it looks nice. i like how its different from the older versions. it could use a corner convenience store or two maybe, but that's about the only downside i can imagine. the more people living downtown the better.

Going to nerd out here, but it reminds me of Age of Empires or something as you phase through the eras haha, Phase 1 is Bronze age, Phase 2 Iron Age? Those look good! But don't match whatsoever

^ exactly -- it marks the passage of time for sure in the style change and maybe even a bump up in quality signifying downtown is back, baby -- ha!

Those are much better looking.  Just seem more "solid" which is necessary on a busy street like Superior.  Hope the final product looks as good as the renderings.

i'm hopeful that the midway project will dramatically improve the feel of superior.  There are lots of points of interest, but walking down that street feels like you're in a dystopian future.

Is Everything here For Sale Units  and how many units are you talking about? 

Outstanding- one less vacant downtown block after this phase is completed ?

Not to be confused with The Avenue at Tower City. The branding here is terrible btw. Not only has the name been used elsewhere , but the term "District" used for a single building is misleading at best. Also, the recent thread - all you have to do is scroll up and look at the pictures - has more to do with Cleveland Avenue Townhomes (Zaremba) than it has to do with The Avenue District development,  thus the confusion on my part.

This really looks good. I agree with @mrnyc a corner retail spot or two wouldn’t hurt.

I don't believe the phases need to match.  I looks like organic growth, instead of planned suburban development.

There are 15 construction workers on site today!!!

That's horrible. that area is so sparse. Needs a deli on the corner at least. What I hate about it is---its on Superior but short---anything built along an avenue should be much taller--at least 15-20 stories.

I hear you but that’s a good way to guarantee nothing ever gets built. 

 

As for retail, it’s hard enough filling new retail spaces in developments in active areas. It would be d@mn near impossible here.

Every poster who clamors for retail in every damn project no matter how far from the hub of retail activity and despite the fact that we cannot fill what is available now (and ignoring the fact that retail is tough all over and that the Cleveland area is statistically over retailed) should be force to open a store in that project with their own money.

Masthead Brewery should get a bump in business thanks to this development although I think there are too many of them now in general.

Geis Companies reportedly is on an aggressive timetable to build a multistory condominium building in downtown Cleveland, eyeing a possible fall groundbreaking if it can get city approvals in a timely manner.

The working title for the project is The Avenue Condos-Phase II, because it is located in the area where Zaremba Group planned and began building a multiple-structure, multiple-phase development along and between East 12th and 15th streets, as well as St. Clair and Superior avenues on the northeast side of downtown Cleveland.

In the original Zaremba plans there was to be a structure north of the existing building on E. 12 & East of it on St. Clair.

Your article only mentions E. 12 St. Is there any plans for adding a structure east on St. Clair?

So would the height of this new building require a tower crane?

I hated this development (due to scale) until I visited Chicago recently and saw how they blended row houses/townhomes into the downtown landscape.
