I think that if Superior got a serious road diet the scale would look even better.

Remember that the first leg of the Bike Midway would extend 2.5 miles along the middle of Superior Avenue from Public Square to East 55th Street. It’s also is set for construction starting next year and is a collaboration between Cleveland and the NOACA, according to our report from 2017.

Update construction timeline

Pricing and floor plans are up on the website.  Some of units are set up very nicely.  Also, pricing is great for what you get.  1500 sq ft units for 370-400k is very reasonably priced, especially for a brand new build.

That parking lot across the street will be the main missing tooth from Euclid to Lakeside, once this is finished. Hopefully that makes it more attractive to developers.

Looking forward to seeing E.12 side being built. Hoping it sells fast so then st. clair side can be built

A bit later than I expected but construction permits were filed today for the 12th and Ave Condos!

I'm anxious to see how fast these things move once the condos are publicly listed and marketed. So is Geis, I hear.

No. That's what Geis is hoping for. But developers are ever-optimistic about their projects!

Seeing how quickly the one in Rocky River is going up (although different developer), I believe it.   Similar product I believe.

The foundation and utilities were already in place from back when the original tower and garage were built. 

Not sure how long they have been playing, but I noticed a tv commercial for 12th and Ave today.

Walking by this today, every one of those western facing doors had a blue "Sold" sticker on it.

I’ve said it before but it’s amazing what a difference even a three story building makes in this location. Hopefully it spurs more density (and a little more height where appropriate) along with a diet on Superior with the bikeway.

I visited Houston for the first time last April to see my brother and his wife. They live in the Midtown area of Houston right outside of Downtown. It was such a cool neighborhood, and I couldn't help but hope this is what Midtown Cleveland could become.

@KJP I have always been a bit in the dark regarding this five year term for Geis to develop the Spag House lot due to the demolition.  What is the penalty if they do not?

I don't know. 

 

EDIT: Geis has already submitted to the city plans and renderings for the East 9th/Bolivar site. So perhaps that might suffice.

Developers are facing tests and building tests as they try to address the long-standing lack of for-sale housing in downtown Cleveland. To address that shortcoming in this local and national market, developers and investors have endured a test of wills and finances.

So, in turn, it has required them to create their own kind of test -- like a toe in the water. Those tests have begun and could soon reap some intriguing results, including more for-sale housing projects.

The lack of for-sale options in multi-family developments built since the Great Recession is a national situation. The reason why downtown Cleveland has such a small for-sale housing inventory is because downtown Cleveland had a small overall housing inventory to begin with, and it's still playing catch-up to national averages among big cities, studies and industry experts say.

I’m not sure what it is but I really like the look of those new units in the rendering on Superior vs. the rest of the Avenue District designs. They seem more substantial.

The economy has just had a huge shock, even if (and I think it will ) get better, it may take some time to get back on track.

Really think it depends how long this lasts. Lot of ppl laid off right now, but if things reopen in a month, we probably rebound quickly.
