Aren't they doing the first two phases concurrently and anticipating tenants in about a year? 2. "This will inconvenience people, but that's what happens in cities." I know he was speaking to the inconvenience of a narrow, more congested street being outweighed by the benefit of pedestrian density and liveliness, but what a terrible message to coincide with groundbreaking. Wow. Reminds me of Campbell's slogan for the Intel project: "If it can happen in Cleveland, it can happen anywhere." Stay on message, people!

Average price of a unit: $474,790 Average price of a sold/reserved unit: $410,386 Lower priced units moving faster.... Total value of units: $27,537,810 Total value of sold/reserved units: $9,849,255 % of presales thus far: 36% Not sure what the % requirement is for construction to begin -- 40%??? -- but they seem to have a good amount of committed money thus far. I would guess that by the time they finish construction (8-12 months), they would be well on the way to selling out this building.

I was wondering what they'd do to reconcile for a very busy Superior Avenue and that huge warehouse building on the north end of the site. Looks like more potential loft buildings fronting Superior... but I'm still curious to see how they work the transition from that stark wall on Rockwell down to single family townhomes.

Given my ongoing confusion about which of the three lots is which part of the development, what intersection is that? St. Clair and E. 12th? The new 13th or 15th?

I just stopped by the sales office at lunch to check out the maps and renderings -- if that's the first building, which I think it is, it is the NE corner of 12th and St. Clair, directly across from the Galleria's back entrance.

September 15, 200618 yr In looking at the townhome floorplans, I am sort of surprised that they do not have rooftop decks. To me, that is one of the coolest things about many of the townhomes that are going up in the city. Before I bought my 136-yr old home, I had strongly considered buying a new and modern townhome because of the cool rooftop decks.

Ah, you expected me to read it?!!? ;) Actually, just about all of the townhomes with rooftop decks include the rooftop deck in the visual floorplan layout. The casual observer might not realize that such an amenity exists unless its drawn out for him/her. Maybe I'm just dumb, but I suggest you market for the lowest common denominator (like myself) or else you may lose some potentially interested parties due to an oversight.

September 21, 200618 yr i was going to post, but it seemed the language was unclear in the latest release as well, and i didn't want to get everyone excited again. it sounds like the ceremony is being held on the site of building 1. but are they really groundbreaking for building 1 or the townhomes that have met pre-sales or just the infrastructure? i haven't heard that pre-sales for building 1 have been met. still exciting, regardless, i'm just trying to understand what is going on.
