but for anyone who cares the 45 high end luxury was a rehab project, the Westin Book Cadillac done by the one and only ferchill group.

 

Also worthless information, the mid-Market Garden lofts sold out completly in less than one day (60-70 units).

 

If anything can be assumed, its the horrible lack of condo options in detroit in the last, oh say, 50 years.

Yes, but its really the Starwood folks doing the foot work and the project consists of only 67 units.  The original building is beautiful and I've seen some plans...I'm not impressed.

This looks to be a very nice complex and the way that they have gotten the other residents, and business downtown involved is wonderful.  They've really branded this property well and its reasonably priced and seems like they are very dedicated to Cleveland as all of their projects look very nice.  Why am I renting in NYC??  :?

I wonder when the actual groundbreaking will be? Yesterday the lots were all full of happy parkers, as if nothing were going to happen.

Site work on Site 3 began yesterday.  Drive by and give it look.

I think it's the Superior/13th site. I saw part of the lot blocked off and a truck parked there this morning, along with some evidence that asphalt is being torn up.

That must be the staging area then for equipment and trailers being that the first building to rise will be at 12 and St Clair.

^From the sound of it, the townhomes will be completed much earlier (Summer 2007) and the first loft building will just be getting off the ground.  So, I'd assume that the activity on the eastern edge of the Superior site is strictly for the townhomes.  I could be wrong!

The art and profit of industrial design could make Cleveland the "Milan of the Midwest," two experts say.

 

They are pitching political and corporate leaders on the "Cleveland District of Design," a 24-block swath east of downtown that would parlay consumer-product design into an economic engine.

 

Under the concept, national showrooms would sprout along Euclid Avenue, while a related cluster of consumer product makers, designers, marketers and researchers would spin off jobs and innovation.

Well, the Avenue District (AD) falls within the current boundaries of the District of Design (DoD).  I don't know if anyone has talked to Zaremba yet about possible tie-ins, but anything that makes the area stronger supports both the AD and the DoD.  So, there's some relevance.

There were about twelve words between when I typed "District of Design" and "DoD"... was it really that complicated?  Sheesh!  :roll:

 

In other news, the asphalt is all gone from the eastern end of site 3 on Superior, across from the bowling alley.  There's some heavy equipment and a bunch of pipes stacked up, just waiting for action! 

 

I still remain skeptical about how townhomes will work over here, amongst the massive warehouses and on the broad Superior Avenue.  I'd love to see some renderings!  I'm just having a hard time picturing it in phases... Maybe the new streets will help?

Ok, first question: Is the following map still active?

If so, the block I am most concerned about...between Superior and Chester...is maintained.  Here, the sidewalks on both sides of the street are plenty wide and the only thing the medians create a barrier for is people running across the street, mid-block.  As far as a pedestrian environment, this is BY FAR one of the most friendly blocks Downtown, in my opinion.  The stop signs are especially nice...even though many drivers just blow right through them...

 

Next, I really don't think there would be any attempt to save these trees.  The article, whether accurate or not, says "cut down the trees."  And they didn't salvage any of the mature trees from CSU's portion of the Euclid Corridor, so why/how would they preserve these?  It's apparently very expensive to do...even if just moving them around on-site.

 

So, we'd be setting ourselves back 30 years in terms of tree growth and I think we could be better served by incorporating some sort of promenade into the existing median.  I'm all for wider sidewalks on the blocks north of Superior, but is the removal of the median really the only option?

 

Yes, I'm quoting myself, but I figured I needed to refresh people's memories on this subject from 6 pages back. 

 

I walked down E. 12th today and found backhoes digging in the median between Chester & Superior...the one that appears intact above.  They weren't taking out the trees yet, but I wonder if that's what they're moving towards.  Again, this really pisses me off.  Particularly on this block, which could be a model block for other high-rise blocks in the city, in my opinion. 

 

Oh, and apparently there are "construction update" photos on the Zaremba website.  Nothing too exciting, but we should be able to keep up with progress this way!

A main was located below street level which was not picked up by OOPS.  The city needs to move this.  That probably is what you saw going on. 

Ok, I can get down with that.  Still, the question remains: what is the progress of Volpe's streetscape plan?

trees are coming down between superior and chester - should be removed in the next 2 weeks.

 

the city is going to do a temporary paving in the median area for the winter.  in march, they are going to put in a small rasied median with 1 row of trees, maybe 10" from the ground.  angled parking will be put in at that time as well.

 

all trees will be replaced with small trees.  k and d seems to think that is why there is no demand for retail in their building - b/c no one can see through the trees.  we'll see about that. 

 

i think this is a HUGE loss and doesn't make much sense at all.

MGD, what if the new median is similar to Park Avenue?

 

I like the way you can clearly see accross the street and have a nice landscaped medium year round for visual interest.

I get it, but my problem is with "fixing" this block, which is one of the most charming in the city, by cutting down 40 year-old trees and replacing them with saplings.  Maybe in 20 years this place will look the way it should, but in the meantime, we're trading some hella good streetscape for a few freakin parking spaces.  By the way, the sidewalk on this block is already super wide and has two rows of trees itself, what will become of this?

 

Oh, and by the way, we're paying for this!
