  • I talked to a resident there ~2 weeks ago who is friends with some of the management, he said the building is 53% occupied and 86% leased, the difference being the number of new leases they've signed

    Some more angles from today…

Posted Images

Things seem to be moving along quite well.

man, they're really starting to pick up the pace on the exterior... nice pics.

That sure looks a lot warmer and more pleasant than when I toured the open building -- in February with 30 mph gusts blowing snow and wind chills through the building.

Nice :).  The building is starting to look really clean and sturdy - very upscale!  Add the blue sky in with that and it's almost like we've been transported out of Cleveland!

What are the east facing and north facing walls looking like now?  Are they still just the masonary block?

Oh, you mean the parts that are gonna be connected to future buildings?  They are still cinderblock.

Gotcha.  I was wondering what the plans for those exterior walls were.  Are they going to spend the money to put brick on them for now and then remove it wheen they build the next phases, or will it remain masonary block.  If the latter is the case, I really hope the next phases follow quickly.

Don't know, sorry.  You'll have to wait for a response from someone from Zaremba on this one.  I would assume, though, that they are going to stay block since the brick work is pretty much finished.

looks good!

Dr.Broc,

When are you moving into your unit?

Are you getting a PhD in nutrition? Is that the reason for your name?

Haha.  We're closing sometime between July 7th and 21st.  And yes a Ph.D., but not in nutrition.  Macromolecular Science and Engineering.  The name goes back to a nickname from high school.

So that's what I'm called - a "millenial"!  Good to know :).

Also, the mister and I are taping one of those coolcleveland.com segments tomorrow about the Avenue District.  Any points or such anyone wants me to make to convince more people to move downtown?

Some suggestions

1. Talk about all the new housing development downtown along with the two new hotels set to open within the next two years.  Skeptics of Cleveland always talk about how empty the city is, but hearing about a growing downtown population helps combat cynicism.

2. Discuss the proximity to the Theater District, and how one can walk to the second largest theater district in the country in only minutes.

3. Sports, sports, sports.  Virtually all our teams are playoff contenders, and it's nice not having to drive and park to see them.

4. Talk about going to West Side Market and some of your favorite restaurants.  People often worry about where to get food.  Also talk about Voinivich park and how much, I dunno, you and your 10 closest friends like playing frisbee in that area.

5. Lastly, get into the cheap cost of living.  That's key, especially today.

Tell them that, by the time most commuters are a couple of miles from downtown on Interstate 71/77/90, they would already be home if they lived downtown.

Tell them that, for the cost of the gasoline, parking, financing, insurance and wear and tear they will incur driving their own car home from work tonight (at 50 cents per mile -- per AAA 2008), they could have bought a nice relaxing dinner at a downtown restaurant (thus keeping more of their hard-earned money in Cleveland rather than sending it to the Saudi Royal Family).

Tell them that downtown Cleveland's architecture is much more pleasing to look at than those nasty suburban big box stores and those endless lines of McMansions.

Tell them that you will lose weight by walking and biking around downtown rather than hopping in your suburban assault SUV just to cross the congested eight-lane street from the fast food joint to your cardiologist's office.

Tell them that the West Side Market, various Chinese grocers in Asiatown, Reserve Square Food Market, Aladdin's Bakery and Market, Constantino's, two Dave's Supermarkets, Gust Gallucci's Italian Food Market and many more fascinating stores are within a short walk, bike ride or rapid transit trip.

[*]Transportation:  No parking or driving issues and how much money you save by living in the heart of the city.  Give examples of your use of RTA bus/trolley/trains.  Give examples of people complaining of their commute when all your doing is skipping home.

[*]Neighborhood:  Talk about how the area is blossoming into a residential enclave and give examples of what you will look forward to doing on a regular basis once you move in. Also, state which business by name that you will use, like the grocery store, dry cleaners, restaurants, drug stores and their role in your decision to move.

[*]Proximity:  Discuss proximity to the other downtown neighborhoods of  (x) (and name them specifically) as well as the adjacent downtown neighborhoods of ChinaTown/Asian Village/Sterling-Payne, Tremont and Ohio City

[*]Discuss your opinion of City Services (ie downtown ambassadors program, the green space, etc.) and being close to prominent school

[*]The coolness of living in a unique neighborhood where the architecture is visually stimulating and that you're not living in some cookie cutter neighborhood.

[*]Tell them what its like to live in an urban environment with people of all colors, ages, races and how that mixture makes living in your neighborhood cool

looks like KJP and I are almost on the same page.

Tell them that you will lose weight by walking and biking around downtown...

And, if they don't believe you, send 'em to me.  I've lost eight pounds since I moved downtown, and I've only been down there for a month and a half.

Way to go "Jared"!!

Meh.  I'm way cooler than Jared.

No, I'm not.

;)

Is there any word on retail at this place yet?  A good source told me that Chipotle isn't even looking at Downtown.  We need to change that!

Meh.  I'm way cooler than Jared.

Well join LeBron's 50 million pound challenge.

how about the cleveland schools?? Services?? crime?? main reasons people hate cleveland some people in earlier posts left out these.

Emphasize the number of daily living amenities we have downtown such as Constantino's, Reserve Square Market, several dry cleaners, barbershops/ hair salons etc. Whenever I tell someone I live downtown the first thing they ask is "where do you grocery shop?" People are genuinely surprised when I tell them there are 2 small markets downtown and 2 Dave Supermarkets nearby.

I mentioned those things.  However, if Doc Broc, has no children, then she might not be the best to speak on having a child in the school system.  That is why I said to mention the school being in the immediate neighborhood.

Services, I gave an example

crime??  I would suggest stating the the "perceived" or "misconception" that downtown and the city is unsafe is just that a "misconception" and that folks should try coming downtown for more than a ballgame, special occasion, etc.  That they should come downtown and realize they are in THE CITY and that thinking free parking and being able to walk from x point to there car should be a priority is wrong.  And that they should be open to seeing anything and just because they see something they don't agree with that does not equate "downtown is bad or unsafe".

yeah it must be personal experience or just that downtown is "safe". Let's see two broken windows on two separate occasions and a slashed tire i must have bad luck or maybe there's no police? haha

You have bad luck.... or you were screwin' around and it bit you in the arse.

The ECP should definitely be emphasized to draw in those young physicians and other people who want to live downtown but their jobs are in UC.

Wow...the ECP, we mentioned transportation, but I can't believe none of us mentioned the ECP by name.  duh!

Keep going off topic and you can add a suspended account to the list, chief. There's a public safety thread in the City Discussion section.

Okay, okay, enough with the off-topic before MayDay starts taking hostages  :whip:.  I wasn't looking to start a bicker-fest!  I will be sure to make note of all of your POSITIVE comments in my list of things to talk about in the clip.

yeah, there's no need to bring up any of the bad stuff during the interview, unless talking about misconceptions.

Exactly. :)  But there really isn't much bad stuff to be brought up anyway!  It really is all misconceptions.

don't you  just love Doc Broc?

THATS THE QUOTE OF THE MONTH KIDS!!

Haha, thanks. :-D

Well, I wish that was true, really.  But of course there are downsides to everything.  But I thought what Cleveland was getting at is the need to combat the perceived negatives of city living.

It would be powerful to have someone, especially a woman, say "I feel safe in Downtown Cleveland" or to have someone with kids say "my child goes to x school, and I am happy with the quality of the education".  Even if x school is one of the specialty magnet schools, it would help people to realize that there are quality education options for the city dweller.  I think that breaking down these barriers of fear is more powerful than reiterating the proximity to our pro sports stadiums or nightlife, which is well known by anyone interested in those things.

I will be sure to combat the negative misconceptions :).  Moving on...

Meh.  I'm way cooler than Jared.

[tangent]How do you even know my name or dare to know how cool I am? [/tangent]

I think they are putting a subway in 2 blocks or so south-east? Just what they need, another subway :)

Well, just got home from the taping.  Went well I guess, I dunno, I feel more comfortable in front of a whole auditorium of people than I do in front of a camera....  At any rate, I didn't get to combat the negative misconceptions - they wouldn't let me :(.  Looks like we'll just have to keep plowing on here at UO..... Unless KJP can write (or get a friend to write) an article about Cleveland misconceptions.  I think that could be a good piece of journalism :).

P.S. - MTS, I took this picture just for you.

Next time take a picture of the construction workers!  HA!

Ok...let me guess...somebody got countertops today!

Sorry, the workers were all gone by the time we got there at 4pm :(.  Easy day today I guess.

And....  I think the counters were put in a few days ago, but this is the first time we saw them since we generally don't get to go inside the unit.

Most construction workers are done by 4.  They also start at the crack of dawn.

OK...then you know what time you should be out snapping pics, right?!

But I can't!!!!  I work @ Case.  Someone else who is downtown during the day (MayDay!!!) needs to snap them for you :).

That was for Mayor McCleveland.  he he he he

Sorry, that's mayday's jurisdiction... it's up to him to catch your candid photo ops.

I'm busy with the corridor and east 4th these days.

They finally set our close date - July 14th.  dance005.gif  Our next door neighbors are also closing in July, and I guess maybe the third purchased unit is closing in August?

At any rate, just wanted to share the latest timeline with you all.
