January 13, 200619 yr It's amazing how a good website and positive press really spurs intrest in a development. I always thought that District Parks awful and rather bland website was part of it's failure during the pre-sales.

I like what they've done so far and I don't know what else I would have done to make the pre-pre-sales period more productive, but we're now into the period where the actual interest comes into play. I'm hoping that local real estate agencies are all over this...

As a person who is interested in downtown home ownership, The pinnacle , stonebridge - P5, and this project are the only things that currently interest me. We have GOOD housing options but this is the first thats actively working to add the extra community luxuries that come with urban living.

February 8, 200619 yr Does anyone know the timing of The Avenue District phases? I had thought that Site I was going to be phase I. I just saw something that breaks Site I into 4 different phases.

February 8, 200619 yr Actually, the phasing for the Avenue District works like this: PHASE I: Block One - Summer, 2006 55 units in a 10 story building on the corner of E. 12 and St. Clair PHASE I: Block Three - Summer, 2006 New steetscape, lighting, infrastructure, and the first Townhomes on E. 13th and Superior. Each subsequent phase will follow as the project absorbs, (i.e. no specific dates), but ideally, Phase II: Block One, a 48 unit building along E. 12th Street next to Ph. 1 would follow shortly.

February 12, 200619 yr ^Good -- for some reason, that particular lot bothers me more than any of the others. Probably because it's right in the middle of what's otherwise a pretty solid urban landscape along Superior between Public Square and E. 24th (the endangered Artcraft Building).

February 12, 200619 yr Yeah, it's kinda disappointing when you put it like that! What, about 60% of the footprint is dedicated to parking? On the positive side, the third floor of parking (there are three total: one underground, one at grade and one at mezzanine level), will be covered with a plaza for residents. Unfortunate that they're not contributing public open space, but it will provide opportunities for residents on that level to have "backyards" and rec space. Sorta like the courtyard of the new Fries & Schuele, for those of you who've seen it. If that wasn't such a prominent feature, it would seem more reasonable to build more housing on top of the garage.

February 12, 200619 yr according to a post about 2/3 of the way down page 8, parts of both the St. Clair and Superior lots will be included in phase 1. I don't know where that info came from, but I haven't seen anything from the Superior lot yet, so maybe it's not correct? I still need to drop by the sales center!
February 13, 200619 yr MGD is right, streetscape work and infrastructure will start on the E. 13th Street site this summer, while at the same time, the excavation for the 10 story tower is scheduled to begin. That all is contingent on the developer making all the pre-sales requirements.

February 13, 200619 yr i was/am, but am concerned about the entry level price points per square foot. I'm not going to buy a 900 square foot unit, I need more space for home/office and guest room, etc. However, I also am not looking at sinking 400k+ for a 1600 square foot condo (+upgrades, +utilities, +condo fees, etc.). I don't think that this could resell in this market and 400k can buy a lot of house/condo in other areas of the city. I'd prefer to see some offerings in the $200/square foot range, making a 1600 square foot condo around 320k. With construction costs of residential buildings under 12 stories in this area around $140/square foot (and maybe cheaper even in this case, as this land was a $1 purchase from the City, lot is already cleared, no major utility relocations), that still leaves the developer a profit margin of $60/square foot, or almost $100k on a 1600 square foot unit,multiply this by the total number of square feet, and I think someone is going to make some real money - even if the margin decreases to $35 or 40/square foot. I'm all for him making money for taking the risk and for the market dictating what gets built, but I'd much rather see some better deals for some of the homeowners taking risks as well, and at these price points, I'm not convinced.
