Im always thrilled to see downtown residents in any configuration, but the  original rendering for Zimmerman’s project at Stokes Boulevard would’ve been a much better fit at this downtown location, IMO.

I mean, this is downtown. 

 

But we all have our personal wish lists that will never be reality…

Progress on The Avenue townhomes on Superior (4-4-23)spacer.png

Nothing like an updated take on the mansard roof to get us all excited.

These came out really nice and have a good solid street presence. But it also highlights how barren, ugly and unwelcoming Superior is… if I lived here I would be itching for the Midway to start. I’m curious if the other side and other areas of Superior will look a bit better around this project. 

Superior is the result of poor planning (wide streets, long stretches of parking) combined with the city’s utter disregard for making anything look better.  The bike lanes can’t come quickly enough! 

I like that they’re different from everything else we’re getting. A little tooo modern of a take on a mansard for my liking. Mainly just the corner one. But yeah, great street presence.

if i was the kang of clev instead of a simcity wannabe i would will these guys every one of those parking lots — tech center, crazy horse, cousins cigar lots etc. all along the eastside of e13st to lakeside to develop with these modern mansard townhouses. and build a parking garage with retail on the western street facing side at st clair to make up for it. what a nice look it would be. i’m sure they would love to do that too if they could lol.

The city should retain its development incentives at least for specific zones like Superior Avenue - especially in areas where new development would be transformative. 
 

Those townhomes do have great street presence - even some trees! - and just need more healthy company around them. 
 

And there’s no reason why a few shiny new higher rise residential buildings wouldn’t be just lovely. 
 

 

Agree with all the comments, and would add that at least these don't look like they'll collapse in 20 years.

If I were to petition the kang of Cleve, I'd ask for these types of townhomes - preferably with nice staircases in the front - in every parking lot from here to the Brownstone Inn on Prospect.

Now if only there were a way to use tax policy to disincentivize long-term land speculation and reward smaller-scale developments that can generate near-term revenue… but that’s a discussion for another thread.

 

The Brownstone Inn really is a hidden gem in Downtown though, more developments that look like it and The Avenue could bring Cleveland’s urban core up to par with other rust belt cities like Pittsburgh and St. Louis

I cannot provide a photo but the Knez Avenue website has a good rendering of the entire site built out (kind of a sky view) that reflects all the different styles of townhomes.

We live in one of these. Love the set up, Knez did a great job. We bought because it was one of the few options downtown. Really hoping the area continues to develop. Hopefully the superior arts district development extends over.

With all of the new developments going into the various art studios, they are definitely going to have to change the name of that district lol.

I like the alternative roof deck orientation in latest townhouses. Nifty way to deliver a private outdoor space within a dense development.

Shhh...but a lot of these have garages in the middles and street parking in between.

Looks like they all have 2-car garages, plus street parking.

 

Living downtown, some people might not even find a car necessary, especially once the Superior Midway is complete.

This comment is too funny to me because it can be read as sarcastic or serious due to the way these units are designed. All the parking is hidden, and yet they can still offer two enclosed spaces per unit

I walked by the development last weekend and was pleasantly surprised by the newer units. The added height and brick facade are a significant upgrade over most of the units in earlier phases. We need more townhomes of this caliber throughout the city.

I like that there are different styles. It gives it a more organic feel.

That last pic sort of shows how weird this area is to me. In this part of the city you are literally 2 blocks away from a 40 floor building and yet it is as flat as can be. Usually you see a gradual drop off of height. Like the google earth view below I'm just curious what the cause of the underdevelopment for the right side of the pic once you pass Erieview Tower? I would expect it to have been more like the left side of the pic as you can see a more gradual drop off in height and not just a 100 - 0 immediate. Sorry if I'm rambling it was just always curious to me once I moved here.

St. Clair/Superior/Lakeside were never as developed as Euclid- though it was still low to mid-rise mixed-use density.  Then in the 60's nearly everything in the area in question- from East 9th out though the teens, from Chester to the lake bluff- was demolished as part of the Erieview Urban Renewal plan.  The western edge of that along East 9th and 12th was rebuilt with modern office towers, the eastern portion was not and remained mostly parking.

When it first opened, the fountain area was converted to an ice rink for the winter.  I went ice skating there once.

Unbelievable ideas made manifest… and the galleria is the cherry on top 

I thought the Galleria was really cool. Especially the barrel vault ceilings...but what do l know?
