October 23, 200717 yr You're being way to literal. Most people will identify with the "energy" of NY or London's SoHo, not the "location" of SoHo. Pretty sure I prefaced the fact that I knew what they were trying to do. It's a tired cliche. Anyways, are there new images on their website? I didn't see any. I sure hope this development has "NY Style Lofts"....... Pope, I know you're looking to move, but I don't think you want to live in a two by four box.
October 23, 200717 yr when is stark actually going to start construction? I believe he is to have plans ready to submit by Q1 of 2008, and if all goes to plan, construction to start in early '09.
October 23, 200717 yr Anyways, are there new images on their website? I didn't see any. Click on "Home" at the top of the page. It shows the massings and also a site plan for the Solon "Garden District".
October 23, 200717 yr Hi folks, just tidying up the thread so don't be surprised if a post or two vanishes. clevelandskyscrapers.com Cleveland Skyscrapers on Instagram
October 25, 200717 yr Didn't Stark say he thought he would know if he landed a anchor office tenant be the end of this month?
November 3, 200717 yr Fox 8 did a nice piece on Stark's plans last night. http://www.myfoxcleveland.com/myfox/pages/Business/Detail?contentId=4818949&version=1&locale=EN-US&layoutCode=VSTY&pageId=4.1.1 Nothing new said here... just nice to see the local news starting to talk more about it.
November 3, 200717 yr ^^I thought you paid more attention. clevelandskyscrapers.com Cleveland Skyscrapers on Instagram
November 4, 200717 yr I thought this project was dead. Why exactly would you think that? I'm kind of mocking the people who think the Jacob's project is killing Stark's.
November 4, 200717 yr FYI, Fox 8 has a show on about neighborhood redevelopment RIGHT NOW! Kenny Krumpton was interviewing Bob Stark about the Pesht plan.
November 4, 200717 yr FYI, Fox 8 has a show on about neighborhood redevelopment RIGHT NOW! Kenny Krumpton was interviewing Bob Stark about the Pesht plan. It just ended. I got to see the last 15 minutes of it. Great to finally see the increased local interest. It ended with something like: "the time is now; we can't wait any longer [for these projects]."
November 4, 200717 yr Fox 8 did a nice piece on Stark's plans last night. http://www.myfoxcleveland.com/myfox/pages/Business/Detail?contentId=4818949&version=1&locale=EN-US&layoutCode=VSTY&pageId=4.1.1 Nothing new said here... just nice to see the local news starting to talk more about it. I like that Stark didn't say he was going to replicate Crocker Park downtown, but instead gave his best shot at making a comparison - Crocker Park on steroids. It says something that he understands the difference between what he calls "new suburbanism" and urban core development.
November 7, 200717 yr A thought hit me as I was passing by the Beachwood JCC today. It has been in the news, and I believe briefly discussed in another thread, that the Jewish Community Federation (did I get the name right?) is discussing moving its headquarters from 18th and Euclid to the suburbs for a variety of reasons, including the need for more space. At this point, I guess another downtown location is not out of the question and some Jewish movers and shakers are lobbying for a continued presence downtown. I believe Stark is very active when it comes to Jewish charities and I would imagine his opinion carries a lot of clout. Question: if Stark looking for tenants for Pesht, I wonder if he is courting the Federation. I imagine it would prefer to own its own building rather than lease, but I am sure Stark could work something out in that regard if only to have a key player in Cleveland (not to mention a large number of highly compensation white collar workers) in the heart of his development. Could his involvement with the Federation be considered a conflict of interest so their is no possibility of this?
November 7, 200717 yr if you check out the great Euclid Ave revival thread http://www.urbanohio.com/forum2/index.php?topic=8209.60 you will see that Mayday had the same exact idea. Great minds think alike!!! so, what is your guys excuse? :jo:
November 21, 200717 yr Just wanted to bump this to the top...has anyone heard anymore about this project? Aren't we supposed to be hearing about the plans of the big 6 firms with leases expiring soon?
November 21, 200717 yr The leases are expiring in the next 2-5 years. You probably won't hear any news about this project until at least the first quarter of 2008. See my article at: http://www.urbanohio.com/forum2/index.php?topic=2591.msg215117#msg215117 "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
November 22, 200717 yr Do you guys really think that Stark has a couple of leases in his back pocket OR is he just posturing? Seriously do you think he'll break ground next year?
November 22, 200717 yr Another one wanting to have the future predicted! Can't ya just wait and see? I also have no insight on whether Stark has any signed leases. Only a few people working at Stark Enterprises or in the real estate office of the company which signed the lease would know if any papers were signed. That's a small number of people and they probably wouldn't be working at either place for long if they leaked news about any signed leases. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
November 22, 200717 yr Sorry if I missed this or it is old news, but it caught my eye on Stark's website as I thought there was some doubt as to how much of his project would be built all at once (emphasis added): The order of magnitude, to be built all at one time, is 1.2 million square feet of office space, 1 million square feet of retail, 1 million square feet of residential and hotel… plus parking.
November 23, 200717 yr "...and a giant castle! With a beautiful fairy princess inside!" thats a lot to build all at once...
November 26, 200717 yr FYI, Properties magazine has a bid request for Stark's plan. It says that preliminary plans will be submitted to the City in early 2008, with construction possible late 2008. Still has Stark Enterprise's Woodmere address, though.
November 26, 200717 yr What more does the bid request say? "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck

November 26, 200717 yr wow, so what does his imply? is this the first step in actually breaking ground on this project? what are the odds that this actually happens? 25%? 50%?
November 27, 200717 yr bid request for Stark's plan Not to ask a stupid question, but what exactly is a bid request?
November 27, 200717 yr ^ Looks like he's looking for contractors to bid on construction jobs. I don't think they are asking contractors for bid, rather just publicizing their project. Without the plans completed or ready yet, there is essentially nothing to bid on. Usually if you check the Dodge on the project it will tell you what stage it is in (schematic, planning, early planning, bidding, Under construction, completed).
November 27, 200717 yr ^Not sure what the line in Vegas is chief. Why don't you check it out for us. well i checked in vegas and the only thing i could find in vegas was the line on whether or not w28th is a jerk...that was right at 100%

November 27, 200717 yr What did you do? You annoyed the f#ck out of me, the other admins and the mods. How, you ask? Instead of shutting the h#ll up when a mod says "knock it off", you channeled a f#cking toddler and started with the "I didn't do it" bullsh!t. Grow the f#ck up. That goes for anyone else who pulls the "I didn't do it! Waaaah! It's their fault!" crap. If you're told to put a sock in it, don't come back with some juvenile response. December 7, 200717 yr Gold Star for Avogadro for getting our attention. Stark's Warehouse District plan will need public money Posted by rroguski December 06, 2007 22:52PM It's clear Bob Stark's plan to turn the Warehouse District into Cleveland's city center will require a hefty infusion of public money. The developer updated The Plain Dealer this week on his vision of turning parking lots into neighborhoods between West 3rd and West 6th streets downtown. But he wouldn't say how much money he plans to request from the city, the county and the state. different image: http://blog.cleveland.com/business/2007/12/09EGSTARK.pdf
December 7, 200717 yr Ach, I neglected to also throw in this link: http://blog.cleveland.com/architecture/2007/12/developer_starks_deserves_hear.html Developer Robert Stark deserves fair hearing for his proposed 'Big Bang' for downtown Cleveland Posted by Plain Dealer Architecture Critic Steven Litt December 07, 2007 06:00AM Categories: City Planning MIKE LEVY / THE PLAIN DEALER Cleveland can be a tough place to sell big new ideas in real estate and urban development. It's easy to see why. None of the major projects of the past two decades, from the Gateway sports complex to the Rock and Roll Hall of Fame and Museum, has reversed the city's decline. The medical mart proposed for the city hasn't materialized, despite the new sales tax imposed by Cuyahoga County two months ago to pay for it.
December 7, 200717 yr ^^When I read about Eaton not going into Stark's development, I was thinking that they might have went with Jacobs... but the East Bank is going to be a nice project as well. It's great to have these developers competing in our city!!
December 7, 200717 yr God, that article couldn't be a bigger downer even though it talks about $1.5 BILLION DOLLARS OF DEVELOPMENT. I doubt anyone at the Plain Dealer even enjoys sex.
December 7, 200717 yr I think in the least, it makes people aware of how complicated a project of this size really is. I have to admit, nailing down a half billion in public financing seems overwhelming.
December 7, 200717 yr I doubt anyone at the Plain Dealer even enjoys sex. Hopefully some suburbanites will read this though and think twice about the city
December 7, 200717 yr God, that article couldn't be a bigger downer even though it talks about $1.5 BILLION DOLLARS OF DEVELOPMENT. I doubt anyone at the Plain Dealer even enjoys sex. So true... bunch of Feaglers
December 7, 200717 yr After it was reported here that Stark had put the bids ad in Properties Magazine, I contacted Stark's chief marketing guy and asked if there was something new on the leasing front that prompted that ad. He said he was not aware of anything new, but couldn't confirm that since Stark and some of his people were in New York for a retailing convention. December 7, 200717 yr The sad thing is, they're trying to write articles that sell, and in Cleveland, doom and gloom sells. People around Cleveland love complaining and reminiscing about the good times.
December 7, 200717 yr But if he moves ahead, the development could -- and probably should -- become somewhat less dense. Or the city could allow Stark to build higher, in certain areas, in exchange for green space at street level. What is this, 1970? The towers-in-a-park concept was tried back then and resulted -- across the country -- in deserted, windswept plazas fronting soulless office buildings. A well-designed pocket park or two would make sense in this neighborhood, but a generic call for less density and "green space" always smacks to me of pseudo-suburbanism.

And look how much Cleveland State has had to invest to fix this problem.........cough cough, rhodes, cough.
December 7, 200717 yr He may be thinking about the development I live in here in the south loop of Chicago OK, I am buying a freaking camera, and I will take pictures. I just remember Litt being enamored with the fact that a semi public park was built into the development. It is not much, but it is used quite a bit
