Norwood getting gentrified started years before this development was even announced. That ship sailed a long time ago.

Exactly. Plenty of affordability in every neighborhood near downtown, but west of 75.  Northside is the only one that is out of reach for many. 

 

If you want desirable neighborhoods that are also close to our desirable downtown that are also affordable, you should be rooting for "dense" multifamily developments like this that help increase the number of housing units in said neighborhood.  Oakley's Graphite and Three Oaks + this development are a thousand units in this immediate area.

 

Also, Walnut Hills is still affordable and very near downtown.. AND east of 75

Hopefully with them now being the name of the bengals stadium it will give them enough attention to where they can finally expand their headquarters. They had said they were going to expand years ago. 


so the pandemic killed a lot of future expansion plans unfortunately like for a lot of companies. Paycor is pretty much majority remote still and as a business they decided early on when the pandemic began to embrace remote work- not sure if that will ever change, but it would be nice for them to get back into the office again…but yeah not sure how their physical office space will alter in the future.
 

 

This is a pretty cool conversion to a single family house in Norwood and certainly improves the housing stock in the area.

The old Quality Inn is finally going to be replaced. I'll be watching this one closely. Norwood desperately needs to reestablish a "downtown" area and this is a great place to start.

 

Cincinnati developer PLK Communities acquires former hotel site in Norwood

PLK Communities has acquired a 3.5-acre former hotel site on Montgomery Road in Norwood with the intent to repurpose it into a residential and commercial development.

 

The Sycamore Township-based developer acquired the former Quality Inn property at 4747 Montgomery Rd. for an undisclosed amount. In a news release, the company said there is a significant amount of remediation needed to make the property ready for development, potentially taking up to a year.

IIRC this is the 3rd time in a row that PLK is pursuing a project using an environmental remediation tax abatement

I am very curious what the levels of abatement are in the hotel and surrounding site. I am assuming asbestos and possibly lead. That hotel was built and developed by the Frischs family along with the now Radisson Inn in Covington and The Delta hotel in Springdale. I believe the Quality Inn was there first hotel project before the other two buildings. 

Several more big ones to come.

I wonder if the Factory 52 Lucious Q will make everything from scratch at that location, or if they'll do most of the prep work at their Pendleton location. Just curious how much space they'll have in a food hall to have large equipment.

PLK Communities' Factory 52 plays to history of site with card-inspired artwork

 

During the day, Michael Christian’s brightly colored mosaic sphere — the creative centerpiece at PLK Communities’ Factory 52 development in Norwood — is hard to ignore. Come nightfall, the orb changes colors thanks to interior LED lights.

 

Made from steel and colored glass, the free-standing sculpture shoots patterns across the lawn. But it’s more than just a refraction of colors and light. Like several other installations Factory 52 is rolling out for its first release of artwork this winter, the sphere celebrates the history of the major mixed-use development and will help shape the new community.

 

Factory 52 is PLK Communities’ $100 million redevelopment of the former U.S. Playing Card factory into apartments, breweries, boutiques, a public market, dog park, outdoor social areas and creative office spaces. A mix of both new-to-market and local establishments, tenants will include Fretboard Brewing and Jeni’s Splendid Ice Creams.

 

Though Factory 52’s first art works are just hitting the site, PLK Chief Development Officer Nick Lingenfelter told the Business Courier that listening and working with the community was paramount. PLK spent about a year and a half on public engagement for the project, using that time to gather feedback and guide the community toward integrating art throughout the development.

It’s a great space.  1st floor will be fun for adults and families alike and the 3rd floor roof top deck is spectacular!

Anyone know what’s going to be built at 4033 Smith Rd? It’s the plot of land just north of the Car X Tire and Auto. Drove by it this weekend and there was a fence around the site.

I live just a few blocks from there so was disappointed that corner wouldn't be developed into something much better

Same. I was hoping whoever developed it would also buy the Car X and the Midas and build something that would take up that whole plot of land.

The opening day for Fretboard at Factory 52 is probably going to be June 30.  My source tells me that because the space is smaller that they are not going to have loud bands there, only acoustic.  They aren't going to have a permanent sound booth like the Blue Ash location. 

I was just watching the Norwood Planning Commission meeting on Youtube and it appears that Multi-Color Corporation is shutting down it's Norwood operations. For those unaware, this is the industrial building directly south of Factory 52.

 

From what was being said in the meeting, it would be very hard to make it residential for a variety of reasons

Also from the Planning Commission Meeting, PLK is looking to build an additional 5 story and 11 story building at Factory 52. They would be on the eastern side of the park area if I'm not mistaken. I need to visit the city building department to see if they have renderings or site plans

You can request building permits, zoning applications, etc that have been submitted through the online public records request link: https://www.cincinnati-oh.gov/law/public-records/ It is all electronic and pretty easy to submit, though you get a dump of records that need to be sorted through.

 

EDIT: just realized you were talking about Norwood so that won't work but I'll leave the link as it may be helpful for anyone looking for Cincinnati city records

I drove around the Factory 52 development today.  It reminded me of Summit Park in Blue Ash (tower, dog park, restaurants, bars) - it's a weird yuppie ghetto that is cut off from Norwood proper, and so-close-but-so-far from the Center of Cincinnati development.  I couldn't help but notice its allure - if you're a single college-educated adult between the ages of 25-40, it's almost like a college living situation, with far more chances to mingle with the opposite sex than a typical apartment complex (like, say, the big complex currently u/c directly across I-71).  It's possible to bar hop within the development and drunkenly introduce yourself to the girl you saw walking her french bulldog earlier that day.  The problem, of course, is that just like college, you're going to keep running into that person until you move away.

 

Like a college campus, I don't expect that these people will interact much with Norwood.  The nearby Happy Hollow appears to be kaput, which is a shame, since it really would have benefited from all of these new residents, who no doubt could have incorporated it into their bar crawls. 

 

Hi-Wire brewing has the better of the two brewery locations - right in the middle of the development - and at the base of what appears to be a climbable tower.  Fretboard's space looks really small, and has much lower visibility, along with some sort of shipping container-looking restaurant along the north side, next to the railroad tracks and dog park.

Also, I think know that drunks are going to start walking across the railroad bridge.  They really need to build a pedestrian-specific bridge on the north side of the railroad tracks that is accessible via the old stone underpass, then put up high security fences along the tracks.  1716178541_Screenshot2023-06-11at8_04_53PM.thumb.png.86d005afa217a0a8eca3cd617ee95072.png

It will be interesting to see what happens with the Multi-Color Corp building. Have to think if that's redeveloped properly, it can be better connected with Norwood (maybe rework dorl field) and Robertson Ave leading into Oakley.

I'm excited to check Factory 52 when I visit the city next week. I wish a little more historic preservation could've been done but I think its an interesting use for the space. Hoping that it will spur development out towards Montgomery Rd. to really kick off revitalizing that area of Norwood. 

As a Norwoodian that only lives a 20 minute walk from Factory 52, I don't agree with Lazarus' analysis. There are, and will continue to be, plenty of people who don't live within Factory 52 that will go there for entertainment. You make it sound like it is a gated community that only residents of the development will want to frequent the establishments. 

 

I'm also not understanding the Summit Park comparisons. Factory 52 is a mixed use development with a park in the middle. Summit Park is a large park with some mixed use that has slowly been built next to it. They are not the same.

 

The people from Norwood that I've talked to about it are excited for it and they should be. I fully expect more development to happen around there as PLK completes the other phases of Factory 52

Went to the Jenis at Factory 52 and really like the whole development hopefully the can start on the next phase right next to 71.

I walked around F52 over the weekend and I was impressed with everything so far. It really drives home how poorly Oakley Station was planned and executed. 

 

Does anyone know what is being built in between Jeni's and Hi Wire? (Behind the outdoor stage). It looks like a 2 story building.

Cincinnati Port, EPA target Norwood's Perry & Derrick site for redevelopment

 

Revitalization efforts are underway at a vacant, blighted former paint factory complex in Norwood.

 

The former Perry & Derrick Company buildings sit clustered on 3.9 acres at 2511 Highland Ave. near the Norwood Lateral/I-71 interchange. 

 

“This is a really challenging site,” Bill Fischer, vice president of community development at The Port of Greater Cincinnati Development Authority, told the Courier.

Here's a rotated version of that rendering, oriented with north pointing up. I really dislike when a siteplan is arbitrarily rotated for no good reason.


Highland Ave runs across the north edge of the site, shown at the top of this rendering, and Beech St is on the east (right).

Another apartment building coming to Factory 52 called Kenilworth East. Assuming it’s going in the spot circled but that’s just a guess. 
 

Glad to see things are working quickly to get the whole site developed. Hopefully it can continue and we can get the spots next to I-71 filled.

Yeah I belive that's the spot for that one. PLK had also mentioned a while back they were looking to build an 11 story apartment tower in the lot directly north of the one you circled. It would go directly behind (to the east) of Jeni's.

That would be great if they did. I don’t think the need for any office is there for that site. I’d love to have a canyon effect on I-71 in that area.

New $25M apartments, retail rising as part of next phase at Norwood's Factory 52

 

PLK Communities started work in the final quarter of 2023 on its next phase of Factory 52, the reimagined former U.S. Play Card site in Norwood, with its eye on future development that will help bridge the old and the new.

 

A new apartment building will bring the Phase I unit count at Factory 52 to over 400, and an homage to the former power plant building that used to sit at the site will bring a mix of retail and townhomes to meet demand at the site.

 

Factory 52 includes the Gatherall food hall, Aces Pickleball, more than 300 apartments, retail shops and community spaces. That’s all Phase 1A, with developer PLK currently working on two buildings that will comprise the forward-thinking Phase 1B.

“Oakley” Parke is a new strip mall across from Istorage and Madison Bowl in Madisonville (hence why I put quotations around Oakley). Looking at the brochure I noticed a map showcasing all of the development going on around this and saw the Factory 52 development.
 

Its saying that Phase 2 and 3 will expand the development up to 100 acres with the purchase of Muti-color and Siemens. Now I assumed they would be purchasing the multi-color building but never would have thought Siemens would be up to sell.

That's a great catch! Though I'm not sure how much I belive that PLK can afford to purchase a functioning manufacturing site (Siemens) to convert it to residential as well as purchase another manufacturing site (Multi-Color) that is guaranteed to require a lot of environmental remediation. 

 

They still have the lot on Montgomery of the old Quality Inn that they haven't started construction on.

 

Edit: The city did just pass a L shaped TIF zone that encompasses the Siemens property, the Multi-Color property, and the multi family properties in between. Just an interesting development coupled with what the brochure says.

I'm wondering if they are just planning to purchase part of the property. I believe they already use some of the surface lots on east side.
