Two developments, two sides of town and redesigned, too

 

Two small-to-medium-sized developments on each side of town are finding new lives after they've been significantly redesigned. One was a purely residential development in Lakewood that shrank but added mixed use. The other was a mixed-use development in Cleveland's Larchmere district that has become purely residential.

The Travelodge and the Days Inn are both for sale by the same owner. They are being offered as a package but are priced too high. There are/were at least two developers interested in buying these properties but not at the price that they are being offered. One of the developers wanted to build a 14-story apartment building on the site of the Travelodge and considered townhouses or a mid-rise apartment building at the Days Inn site, or just keeping it a hotel. But that was about a year ago. I  haven't heard or pursued any updates since.

Two new Lakewood developments proposed

 

Two recent property acquisitions are the first signs indicating that a pair of proposed new Lakewood developments may be on the horizon. Both properties are located on the city's primary business corridors on the east end of Lakewood.

 

First is the Sept. 16 acquisition of Saints Cyril and Methodius Catholic School, 1639 Alameda Ave.; the property's parking lot faces Madison Avenue in the city's Birdtown neighborhood. Purchasing it for $125,000 was Nascent Land Development LLC which is owned by Bo Knez, founder of Painesville-based Knez Homes, one of Greater Cleveland's largest homebuilders.

^ Interesting. Not sure why office is chosen over residential, but who knows.  I sure hate the way that church building's parking lot fronts Madison. I'd be pleasantly surprised to see something built there that fronts the sidewalk.

Lakewood reaches settlement with hospital site developer

 

According to a statement released today by Lakewood Mayor Meghan George, the city has reached a settlement agreement with Carnegie Management and Development Corp. of Westlake regarding the redevelopment of the former Lakewood Hospital site. The settlement resulted from the early termination of an agreement between the two parties before construction began.

 

City officials were happy to move on, noting that the settlement allows the city to "cleanly" move forward in developing the site with a new development partner. NEOtrans broke the story in April that Carnegie withdrew as developer of the 5.6-acre, city-owned site at Detroit and Belle avenues in downtown Lakewood. The development project was called One Lakewood Place.

The Casto plans are nice too, and based on what they have done with Dexter, we know their work is quality. A shame they weren't selected originally (even though I liked the Carnegie plan better), since we likely would have had their project underway now. I wonder though how big an operation they are. Would they have been able to handle this and start Dexter? Or might we not have seen Dexter at all if Casto had won this? Regardless, Casto has said they want to do more projects around Cleveland, so I wouldn't be surprised if they take this one now.

I agree. I liked the overall design of the Carnegie plan better but Casto's plan is great too. If we get the plan as drawn, I'll be very happy with it.

City officials reportedly have not decided their next course of action. One option is to re-bid a request for proposals from development teams. But privately some administration officials and council members said they liked the 2017 runner-up bidder for the ex-hospital site -- a team led by CASTO of Columbus, North Pointe Realty of Mayfield Heights and Dimit Architects of Lakewood.

Solove's website now has a picture for "The View on Detroit West." This appears to be facing the building that would be on the southside of Detroit, between Orchard Grove Ave and Rosewood Ave.

^ this will be such a great improvement to that part of Detroit Avenue.  The vacant dealership is such a dead zone.  IIRC they added some retail to the ground level  

I wonder if the other development will be the View on Detroit East?  It seems to be the names of all their developments.

With Cimino, Revy hopes to make Immigrant Son “a culinary destination as well. It gets the hopheads, the beer aficionados, as well as the ones seeking a great culinary experience.”

Cimino is working with an initial menu that looks to include the likes of a local cheese board and spicy cucumber salad with Kirby cucumbers, red onion, fermented red pepper, sesame-barbecued carrots and roasted beet, jalapeno yogurt and za’atar – a spice mixture. Also being considered: Grilled octopus, pork belly, Navajo tacos, smoked-bacon smash burger, charcuterie with smoked Hungarian sausage, chicken rillette and black-pepper mortadella. Revy said langos – Hungarian fried bread – also is a possibility, along with seasonal oysters to be paired with beer.

Are we sure that isn't just an oopsie on the written date? Seems like tanks being on site ~1 month before installation is more likely than tanks being held up for a year.

LAKEWOOD, Ohio -- When it comes to development in Lakewood, adaptive reuse is the name of the game.

 

This includes the current $3.1 million project of the former St. James School and Rectory, which -- built in 1923 and 1954, respectively -- has been vacant for 16 years.

 

Oster Services will not only be turning the Detroit Avenue campus into office space but relocating its Lakewood offices to the first floor.

Phantasy Theater renovation as Studio West 117 begins

 

Construction fences are up. Work crews are on site. And a $75 million vision for the rebirth of the Phantasy Theater complex, 11794-11814 Detroit Ave. in Lakewood, into Studio West 117 is starting to come to life.

 

But if you ride by the site on Detroit, you might miss the bulk of the early activity. The reason is the visible work is occurring behind the Phantasy Theater in a structure at 1384 Hird Ave. most recently used by Mack Products Co.

Nine of 42 TMUD applications are from Greater Cleveland

Responding to a public records request from NEOtrans, the Ohio Department of Development supplied to NEOtrans a complete list of all applications to the new Transformational Mixed Use Development (TMUD) tax credit program. Project applications had to be submitted to the state at the end of the business day Oct. 29. There are a lot of numbers to break down in the applications.

 

There were 42 applicants for $100 million in tax credits statewide per year. Of that, $80 million is available for real estate development projects in Ohio’s six major cities with 100,000+ people and $20 million for general applications in smaller cities. Of that, 33 major-city projects are seeking $384,892,370.08 while 11 general projects are wanting $32,803,543.30. State officials said they would favor projects that are almost ready to go and need the TMUD credit merely to get over the finish line.

Large apartment building planned in Lakewood

One of the surprise applicants to a new ‘megaprojects’ tax credit program was the Studio West 117 development, a project now under way at the east end of Lakewood. Until the tax credit applications were submitted Oct. 29 to the Ohio Department of Development, public information about the project showed it was limited to renovations of historic buildings.

 

Now, a significant new-construction apartment building for seniors is being added to the $75 million planned revitalization those historic structures into a hub of entrepreneurship, arts, culture, health and human services for Cleveland’s LGBTQ+ community.

Love to see the investment in this part of Lakewood, but I wonder if concert club and senior housing are going to be great neighbors.

I don't understand the opposition to building height/density. You already live in a dense environment if you live in Cleveland or an inner ring suburb. If you don't want density move further out. 

 

Cities work best when they are dense, when development is turned inward. Density encourages public transit over private cars. Density preserves farmland or virgin forest when development takes place in the city vs. the exurbs. If you don't want density why are you living in a city?

Agreed, but I think it boils down to the immediate area. In discussing this NTB project with others at the Shore on Sunday morning, I was surprised how few people opposed having a building a couple of stories either side of 10 on this site. Those same people were adamantly opposed to Solove's 8-story project at the Spitzer site on Detroit, just east of Bunts. Their argument was that the tallest buildings in the immediate area were no more than 2-4 stories. They didn't feel it mattered that you can easily see the 15-story Westerly Apartments just five blocks away. They said they felt the immediate area around the NTB site was mostly commercial with few single-family homes and so it was "OK" for a big building to be built there.

So the disapproval is more about esthetic's than density? A tallish building in a sea of 2 story houses looks wrong but that same building near others is ok. If that IS the issue then l can see their point although Lakewood does have tall buildings at different points along Detroit and it never bothered me. 

 

You can argue the benefits of density with facts but whether or not a building looks right or not in a particular location, well that IS subjective so l won't aNever mind.

Construction is due to start later this year on the first of two mixed-use developments on Detroit Avenue in Lakewood by a Columbus-based real estate firm. Solove Real Estate has weathered several significant challenges to get this far with one of its two proposed developments in Lakewood, with the other reportedly not far behind. Combined, the two projects represent a $43 million investment in the community.
