I like the design, apart from the pointless Juliet balconies, which like marty said look like prison bars. It'd look better if they were real balconies.

Hey Ken, since you live in Lakewood l wonder if you have any info on a potential development there?

 

l live in the old "Pink Hotel" on the rocky river. A couple of months ago on the Lakewood hillside next to the river a guy spent two days cutting down most of the second growth trees there. As if that wasn't bad enough he just left them. The hillside looks like a tornado swept through. Today l noticed a large board was put up with a bunch of what look like city permits on it. It's on the northwest corner of the Detroit and Sloan intersection near the hill.

 

Just to add to the mystery about twenty years ago l had a friend who kept a boat at a marina there. All the tenants were told to vacate the marina because the property was sold to a developer who was going to build a multistory residential building on the hillside. After the marina was removed all the old growth trees were cut down and then..nothing. Years later l was told by some locals that after cutting the trees down it was determined that the hillside was too unstable to build on.

 

But now there is this recent activity. Do you know anything about what is happening there? 

No. I haven't heard anything. Foran Montlack Development has owned that hillside since 2005.

Thanks Ken. I always wondered who bought the property, spent money to cut down quite a number of very large trees BEFORE they determined that the land was unstable and too expensive to build on. 

 

Just have to wait and see if those "permits" lead to anything.

Cleveland, Lakewood rehabs corner historic credits

Another Lakewood redevelopment project also won historic tax credits today — renovation and conversion of a portion of the former Lakewood Board of Education complex into mixed-use. Planned for several years by Liberty Development Co. of Westlake, the $2,271,000 project won $225,000 in tax credits to repurpose the East Rockport School, 1456 Warren Rd., with an undisclosed office tenant on the first floor and three apartments on the second floor. Just south of it, the larger building in the school board complex at 1470 Warren is not part of this application, according to state officials.

All things considered, I think it's not too bad.   Glad they saved the old retail, still not convinced the plaza.  But Casto does good work, so at least I don't think this will cheap.

Is the new building built into the Curtis Block? I'm not sure how that works structurally.

If you're talking about the commercial buildings, the plans clearly show an overlay.  I have no clue about how one engineers that.  But on a side note,  that plaza was always there.  How quickly we forget!

Sorry to change the subject, but does anyone know if anything is planned for the lot on the corner on Madison and Marlow?

If I ever heard a date, I don't remember what it was. Considering how long that property has sat idle, I'll bet they're behind.

 

Speaking of Madison, I haven't seen any activity at the former bi-rite building in a while either.

Bi-Rite has been progressing. I think he meant the St. Clement site.

Ya. It has to be St Clement. They did all the site work up to and including prepping utilities.

Haven't asked. I didn't even think of it when I said a quick "hello what's up" to a Lakewood city official I saw at lunch today. But I will send a note to them.

Solove to start one Lakewood project, abandon another

It’s a case of good news/bad news regarding a Columbus-based real estate developer’s plans for two developments in Lakewood. Both were slated to redevelop former car dealerships plus some adjoining properties with mostly residential uses. The investments by Solove Real Estate were sought in response to strong demand for housing in this walkable inner-ring suburb.

Strolling past 'The Nest' redevelopment today on a walk through Birdtown.  Can't tell from my pic, but there was a steady flow of construction workers going in and out.

Nvm he WAS the  EVP of the browns, uncertain if this is current property info but seems to be the only name associated with the property.  given it seems he still lives in Cleveland and a business that he was a partner in just sold for 600 million… it certainly adds up

As a kayaker and angler this is very welcome news. Now if we could just get something done about the dams and fords in the Rocky River...

Stehlik is originally from Lakewood as well. Hopefully he continues to foster the startup/entrepreneurship ecosystem in Greater Cleveland (without doing something dumb, like, launching a quixotic run for Senate after  going all in on a technology flavor of the day and then weirdly going full-MAGA…but I digress).

The owner, Gaslamp Capital, has a brownfield grant to clear and clean the former National Tire & Battery property, built as a car dealership and service garage going back to the 1940s. The developer would like to build a multi-story apartment building here.

Lakewood site prepped for development

Fences went up yesterday at Lakewood’s East End around a former National Tire & Battery (NTB) store and its parking lot at the southwest corner of Detroit and Coutant avenues. In the coming days, the NTB store will come down while hydraulic lifts in the building’s vehicle repair shop will be removed and possibly some of the soil surrounding the lifts, too. Those are just some of the activities that will prepare the site for the next phase of the Studio West 117 development.

Not sure if anyone has any insight, but it looks like the former Einstein Bagels next to the hospital is going to be torn down soon. The site is fenced up and there's some heavy machinery. 

 

According to the county property database, it's two lots and they were sold to JP Morgan Chase on 2/15/23 for $1.8 million each.

That's been in the works for so long I thought it died. Like we are talking pre pandemic. I believe it's gonna be a bank branch.

This is awesome. As a chase customer living in lakewood it’ll be nice not having to go to river, Ohio city, or Kamm’s.

I always envisioned a Courtyard Marriott fitting perfectly on that lot. Oh well. 

Since we're on the topic of delayed Lakewood projects, anyone have an update on Cleveland Bagel's Lakewood location? 

Sadly, it seems like many Lakewood projects are delayed

Wasn’t that supposed to be part of the church renovation by Scalish like 8-10 years ago? 

Ive heard the landlord is being a pain on that properly for Cleveland Bagel.

Downtown Lakewood work starts for new bank

Persons visiting or passing through downtown Lakewood have likely noticed the demolition of a small bank branch-turned-bagel restaurant and wondered what is going to replace it. The answer is that another bank branch will return to that site but with a more pedestrian-friendly approach to the building’s design this time around. And while the new structure will be bigger than its predecessor, the amount of floor space in the building isn’t as much as the new structure makes it appear.
