I drive past that site every day and to say they've moved fast is an understatement. In the past week the elevator/stairwell towers look to be nearly complete already. It's good to see that dead area finally getting filled in.

The first place I ever lived in the Cleveland area was Birdtown, 24 years ago. It’s changed dramatically, but I love how it’s evolved.

Located at 13465 Franklin Boulevard, the 29,000-square-foot building -- which opened in 1907 as an elementary school -- eventually became a community charter school Lakewood City Academy and later home to the Franklin School of Opportunity.

As for the public auction, that takes place June 23 with a minimum bid/reserve set at $275,000.

Interesting...you would think they would want all the tax revenue they could get with the budget struggles the city has right now. Seems a bit counterproductive to be considering a large Levi yet hindering taxes revenue producing businesses from opening

Perhaps, but this looks like a bubble that will pop in the near future. There is no way Lakewood can support the number of smoke and vape shops that have popped up over the past year and a half. If a significant percentage fail all at once the city will have a lot more vacant store fronts to fill at the same time.

City council is also specifically looking at the impact of these types of stores to the immediate community, one could imagine a nicer restaurant not wanting to locate next to a vape and smoke shop.

In the end this is only a 6-month moratorium, if they decide not to limit the number of shops I don't think it will kill the industry in Lakewood.

Whether Lakewood ends up with 15 or 20 shops, the incremental tax revenue is marginal at best since they're competing for the same customer base. In most cases, market saturation leads to natural consolidation, where only the most viable operations remain.

And while the city would likely prefer these businesses line up on the other side of 117th, the more effective tools are strong zoning, nuisance mitigation, and consistent enforcement.

Nearly every convenient store in Lakewood, and probably every where else, also has their own smoke and vape shop set up as well. It's surprising to me that the demand is high enough for all of them to be open, especially with recreational marijuana now available as well.

It's worth considering that nuisance to neighboring properties can have a negative impact on business if not addressed, however, I wouldn't doubt the ability of any tobacco-related shops to bring in consistent revenue. Cannabis legalization has also diversified income by increasing demand for its ancillary products.

Most of this business will continue to occur whether within the borders of Lakewood or not, the question is whether tolerating some level of nuisance is worth it in order to continue to reap the tax revenue.

Lakewood eyeing construction of $40 million sewer overflow storage tank

[A]s part of its efforts to address combined sewer overflows (CSOs) and meet Clean Water Act requirements of its high-rate treatment system at the city’s waste water treatment facility, Lakewood is planning a $40 million sewer overflow storage tank.

The $39,679,000 project includes the construction of a 6.1-million-gallon CSO-052 overflow storage tank.

The combined sewer overflow (CSO) storage facility will be located adjacent to the waste water treatment plant on property currently home to the animal shelter, which is moving to a new Berea Road location.
