Parking garage across from Lakewood Hospital coming down

By Robert Higgs, cleveland.com

on October 24, 2016 at 6:15 PM

LAKEWOOD – Work to raze the parking garage across the street from the Cleveland Clinic's Lakewood Hospital is underway. The demolition is part of the Cleveland Clinic's plans to open an outpatient health center.

Meanwhile, voters in Lakewood will decide a ballot issue Nov. 8 that asks they affirm the city's agreement with the Cleveland Clinic Foundation that led to closure of inpatient services and a commitment by the Clinic to build the health center.

My Iraqi neighbor is opening a coffee shop/cafe on Detroit across from the new Ryan Homes. It'll be located in the recently renovated white plaza on Detroit's southside, near the Eastern edge of Lakewood/Cleveland.

Here's a couple street-view photos of the plaza from a couple weeks ago https://www.mapillary.com/app/?lat=41.484004779999964&lng=-81.77326557999999&z=17&focus=photo&pKey=j-MJsTb84KJam1fPMZCbzg

He said that it'll be open by the end of the month.

^ Great news, I'll definitely have to check it out. I really like that little one-story retail building and it looks great after they renovated it. You can really tell that the building owner actually cares about the historic integrity of the building and the way it fits into the neighborhood.

I'm a frequent patron of that building which houses The Shore restaurant whose owners Angelo and Tina Skantzos also own the building. I've also wanted to check out the Mount Everest grocery store because I'm curious as to what Nepalese and Bhutanese foods are offered. But the store never seems to be open when I'm in the area. Looking forward to the new coffee shop. It will be a nice option to that chain from Seattle.

EDIT: Spoke to the landlord at The Shore. The coffee shop will have a French name, Lamasong. He said it could open in a month and will offer muffins, pastries, vegan options, etc.

Not surprised at the near 50/50 split.

I honestly feel like we won't truly know what went on with this whole fiasco until 20/20 or Nightline does some kind of investigative report.

New coffee shop opening very soon in the same building as The Shore restaurant in Lakewood. It is owned by an Iraqi immigrant and will have a French name, Lamasong. It will offer muffins, pastries, vegan options, etc. And it's next to the Everest grocery store for Nepalese and Bhutanese foods. Yep, that's my neighborhood.

Also a new urgent care center called Rebound has opened on Detroit Avenue at West 117th. It is the former Payless Shoes store.

Lakewood to demolish Hilliard Square Theater beginning next week

By Bruce Geiselman, special to cleveland.com

on February 02, 2017 at 6:50 PM, updated February 02, 2017 at 9:02 PM

LAKEWOOD, Ohio - City-hired crews will begin demolition next week on the former Hilliard Square Theater, which closed almost 30 years ago.

"Not only is it an eyesore, but it's a public safety hazard," Mayor Michael Summers said.

Students attending nearby Harding Middle School walk by the theater daily. The city was concerned the deteriorating building could collapse or sections would crumble, injuring pedestrians.

^ A proposal to share parking with the school could have avoided this sad end.

I finally made it to this cafe, and found their coffees and espressos to be as good as advertised. They are a little light on the supply of muffins, cupcakes, etc.

BTW,  they are at 12001 Detroit Ave, not Madison.

That's why I'm glad to see Rockport Square moving forward on the old Fairchild Chevy property. It was a huge, vacant lot that sat empty for a decade. But the hot Lakewood real estate market demanded that the townhouse development be finished.

Taking this from the other thread, Rockport's entire south side of Detroit Avenue is sold out and five units on the north side have sold so far. Construction is underway or done on all units on the south side. I suspect it will take more than five units to get construction moving on the north side, however.

First block of Rockport Square Townhomes on the north side of Detroit Avenue in Lakewood has sold out. It will be great to finally have something on that huge vacant lot that was home to Fairchild Chevrolet until about 15 years ago.

All four buildings on the south side of Detroit are either done or under construction.

LAKEWOOD, Ohio - The Cleveland Clinic will hold a groundbreaking ceremony for the Lakewood Family Health Center on Tuesday, April 4.

The 62,000-square-foot, three-story center will be built at the southwest corner of Detroit and Belle avenues, on the site of a former medical office building.

The piles of lumber on the north side of Detroit are there so they can build the last building on the south side. There's no room left on the south side for the staging of construction materials.

Darn.

I think the construction on the north side should start soon.  The signs on the lots say that a few are sold already.

Hope so, it's just been a vacant lot so long!

I'm glad to finally see it coming along.  I wasn't a big fan of the design on paper but they look pretty good in person.  I hope this can provide some momentum to the eastern  end of Lakewood.

Agree. What's going to be interesting is when the city finally runs out of buildable lots. What's that next era of development going to replace? What will it look like?

I think build able lots are being created with some of the demos.  Hilliard theatre is gone with a nice sized parcel.  The lakewood hospital site is about 6 acres for private development.  There are infill lots with potential too.  I think Knez is planning some infill housing.

I think the construction on the north side should start soon.  The signs on the lots say that a few are sold already.

Whenever a land use becomes obsolete (like a car dealership not near a highway interchange) or chronically under-maintained (like the Hilliard Theater), there will always be buildable lots.

BTW here's the latest Rockport Square Townhomes sales update (in photo below). After they finish the last building on the south side of Detroit Avenue, they will probably start construction on the first sold-out building on the north side....

Big-name developers compete for Lakewood project

April 03, 2017

By STAN BULLARD

Competition is intense for an assignment to remake the site of Lakewood Hospital as a mixed-use project. City officials and a citizens advisory group short-listed five teams from eight that vied for the site.

Several of Northeast Ohio's largest real estate developers and a sprinkling of out-of-state firms are on the short list posted on the city's web page.

Since the suburb's request for qualifications asked for full project teams incorporating consultants and architects, a panoply of the region's service providers are allied with various teams. The goal is to repurpose the 6-acre site on the southeast corner of Detroit and Belle avenues.

The five teams are as follows:

Lakewood City School District to put board office building up for auction

By John Benson, special to cleveland.com

on March 31, 2017 at 6:57 AM, updated March 31, 2017 at 1:46 PM

LAKEWOOD, Ohio - After much deliberation, Lakewood City School District Board of Education recently announced the administrative office building located on Warren Road will be put up for a public auction on April 25.

"Now that we are nearly done with our Facilities Master Plan construction project for our school buildings, it is time to address the future of the Board's remaining properties, which include the administrative offices and the former Taft and Franklin elementary schools," Lakewood City School District Superintendent Jeff Patterson said.

"It's not a prudent use of taxpayer dollars to operate with excess capacity, therefore I made the recommendation to the Board to sell the administrative building."

Construction On Lakewood Center North Starts Soon

The building is being transformed into a mixed-use development with 153 high-end apartments.

By Chris Mosby (Patch Staff) - April 3, 2017 4:08 pm ET

LAKEWOOD, OH - Downtown Lakewood is changing rapidly and the city's skyline could be getting a face lift. Lakewood Center North, the centerpiece of the Detroit Avenue corridor, is transitioning into a mixed-use building from an office space and will be renamed Center North. The project is breaking ground this week.

The 15-floor tower will feature 153 high-end apartments, while the top two floors will remain commercial office space. The first floor will continue to be occupied by Forage, the city says.

The city says the project could add as many as 250 residents to the city. The first phase of construction is expected to be completed by the end of 2017. The project is being overseen by Kowit & Company Real Estate Group, which leases the property.

Detroit Avenue and Belle Avenue will undergo minor traffic changes during the construction. Those changes will be shared with residents via the city's social media pages. Notably, traffic will be maintained in both directions during construction.
