November 1, 20168 yr My Iraqi neighbor is opening a coffee shop/cafe on Detroit across from the new Ryan Homes. It'll be located in the recently renovated white plaza on Detroit's southside, near the Eastern edge of Lakewood/Cleveland. You can really tell that the building owner actually cares about the historic integrity of the building and the way it fits into the neighborhood.
November 1, 20168 yr I'm a frequent patron of that building which houses The Shore restaurant whose owners Angelo and Tina Skantzos also own the building. I've also wanted to check out the Mount Everest grocery store because I'm curious as to what Nepalese and Bhutanese foods are offered. But the store never seems to be open when I'm in the area. Looking forward to the new coffee shop. It will be a nice option to that chain from Seattle. EDIT: Spoke to the landlord at The Shore. The coffee shop will have a French name, Lamasong. I finally made it to this cafe, and found their coffees and espressos to be as good as advertised. They are a little light on the supply of muffins, cupcakes, etc. BTW, they are at 12001 Detroit Ave, not Madison. That's why I'm glad to see Rockport Square moving forward on the old Fairchild Chevy property. It was a huge, vacant lot that sat empty for a decade. But the hot Lakewood real estate market demanded that the townhouse development be finished. Taking this from the other thread, Rockport's entire south side of Detroit Avenue is sold out and five units on the north side have sold so far. Construction is underway or done on all units on the south side. I suspect it will take more than five units to get construction moving on the north side, however. They have a cherry picker on site and have started removing the parging on the face of the building. Will definitely be an improvement over this now vacant part of Madison. What's that next era of development going to replace? What will it look like?
April 2, 20178 yr I think build able lots are being created with some of the demos. Hilliard theatre is gone with a nice sized parcel. The lakewood hospital site is about 6 acres for private development. There are infill lots with potential too. I think Knez is planning some infill housing.

Whenever a land use becomes obsolete (like a car dealership not near a highway interchange) or chronically under-maintained (like the Hilliard Theater), there will always be buildable lots. After they finish the last building on the south side of Detroit Avenue, they will probably start construction on the first sold-out building on the north side.... Lakewood Center North, the centerpiece of the Detroit Avenue corridor, is transitioning into a mixed-use building from an office space and will be renamed Center North. The project is breaking ground this week. The 15-floor tower will feature 153 high-end apartments, while the top two floors will remain commercial office space. The first floor will continue to be occupied by Forage, the city says. The city says the project could add as many as 250 residents to the city. The first phase of construction is expected to be completed by the end of 2017. The project is being overseen by Kowit & Company Real Estate Group, which leases the property. Detroit Avenue and Belle Avenue will undergo minor traffic changes during the construction. Those changes will be shared with residents via the city's social media pages.
