WTF! The pic from Reply #847 is a beautiful design. Although when we were first looking at options a year ago  I preferred the taller project. I still thought this choice (#847) was very sharp. Then we get these pics from the meeting and the whole thing is about as generic as possible. What happened?? They look nothing like the plan I thought they chose.

 

Reminds me of multiple designs for the Flats East Bank. If you look at the early renderings the project looks amazing but the Phase III (kenect version) is downright plain vanilla.

 

Other cities are getting great design AND a great finished product while we seem to get an initial first look that is great but when the project is finally built it looks like some plain boxes with all the style left out. We're shown a BMV but they build a Chrysler K car for those of you old enough to remember those boxy little vehicles.

I don't know their plans but the City of Lakewood will  be purchasing the Trinity Lutheran Church.  It is on the council agenda for tomorrow.

I assume that includes the church-owned storefronts to the east of the chapel?

Lakewood is serious about proper urban development. That particular few blocks needs it too. Good for them! The results will be an even more dynamic and thriving city than it already is

I hope so.  This has been an ordeal for the congregation as well.  They've been wanting to get rid of that property.

Several items of interest....

 

+ The Phantasy is back under contract again. The sale should close before the end of the year. I don't know who the buyer is, but it is likely the developer who has financing already in place. It probably isn't the the person with 30 years of history in the local music scene who had more creative juice than financial juice.

 

+ Wingstar Transportation and its affiliate Volens are moving by the end of the year out of the former Spitzer dealership spread across two city blocks along Detroit Avenue east of Bunts. I don't know where they're moving or why, but I'm told there have been numerous offers for this property. I have not heard of any that have been accepted.

 

+ George Shaker, who owns the property at Detroit/Bunts on which Bruce's Automotive sets, says he has received five offers for this property but isn't even sure he wants to sell yet. The property has an emotional attachment to him because he used to work in his father's auto repair shop that was located there.

They've started pre-demolition remediation of the site, including the removal of an underground tank at Detroit and Belle. They'll soon start removing hazardous materials from the buildings before demolition of the old Lakewood Hospital starts this winter.

Whatever happened to the Steve Barry land? Did that sale close? I haven't seen a public announcement about it.

I was told it sold in a private sale. Yet Steve Barry Buick is still selling off office furniture and other items from its business. So who knows, maybe it's BS. I guess we'll just have to wait and see.

I have to say I'm a little disappointed that One Lakewood Place was shortened in its latest preliminary plans. It would have been nice to have another significant building in Lakewood's skyline. Any reason for the decision to shorten it? Not enough demand? Or did the city request it? I definitely remember people at the Lakewood Facebook group being unhappy with the preliminary plans that featured the highrise. I wonder if there was a lot of opposition at the public meetings?

The city seemed to be pushing for the shorter building.

BTW, there's some activity around Steve Barry Buick. Not sure if this is just routine sewer work or pre-demolition remediation.

^ I think the building height is being driven by economics.  Costs increase exponentially when you go vertical.  At six stories it could be a stick frame building on a 2 story "podium.'

 

It looked to be infrastructure work at Barry Buick.  A small trench was dug across Detroit and a part of sidewalk removed to expose gas lines.  So it could be utility work for the new development or just regular updating of old infrastructure. 

The city is doing lots of sewer repair/replacement work in the area, especially up near Clifton. But this seems to be concentrated in the vicinity of the dealership. I see no evidence of digging beyond SBB, but it could be early in whatever sewer work they're doing.

 

I was wondering if there was some utilities that were specific to the dealership that had to be removed or replaced. After all, there has been a car dealership here since the 1920s. Over at Lakewood Hospital, they have to dig to remove or cap some utilities before they demolish the hospital buildings this winter. They've been digging by the hospital for nearly a month now.

Not sure if already posted, but I've heard Raising Canes want to put their second Cleveland area location in the now defunct Bob Evans space on Detroit?

Interesting, I know that area is rife with chains, albeit I can't think of any chicken ones.

 

Raising Cane's is decent enough. Its above KFC/Popeyes but I'm not sure its quite at Chick fil a level...

 

Their restaurants are certainly not grubby, well the dozen or so I've been in weren't, and some of them were mature locations down in Louisiana.

I saw on Facebook last night there are many lamenting the impending demise of Bobby Os, soon to be torn down for condos.

Yes, end of November is the tear-down date. Bobby O's is part of the Steve Barry Buick property. Presumably all of the buildings on SBB's properties on both sides of Detroit Avenue will be demolished at that time. Still don't know who the new owner is, though.

Doesn't surprise me.  Those old-school Lakewood bars are pretty interchangeable- except to their neighborhood regulars, for whom they have lots of meaning and memory.

It was discussed on the Lakewood Community Facebook page.  The moderator is the finance director of Lakewood.  She commented that the property has been sold but they have not submitted any proposal to the city as of yet.  

^ Bobby O's is one of those places that, for whatever reason, seems to have people there 24/7. The Monday morning after St. Patrick's Day this year (which was on a Saturday), I saw a half dozen or so folks stumble out of Bobby O's still wearing their green attire. 

 

I can't say I will be disappointed that this joint will be replaced with (presumably) upscale condos, but to each their own I guess. 

^ it seems like a sleazy place full of alcoholics who are there early in the morning drinking.  I will not miss it. I do not see the charm in the place.  And I am a fan of corner bars. 

When a bar opens at 5:30 a.m., just three hours after closing, it's there for one clientele -- the alcoholics. That place probably gets 80 percent of its revenue from about 20 percent of its regulars. Ironically, it's right next door to the Lakewood Chamber of Commerce! ?

There are people that work second and third shift that go out at odd hours and are not alcoholics.

Yep. There are exceptions.

 

New owner/developer is not yet known.  Steve Barry Buick is under contract but the title hasn't transferred.

 

BTW, I just joined the Lakewood Community Facebook page and saw the post from two days ago that the Lake Road Marathon gas station was due to close today. This was one of Greater Cleveland's two such "hidden" gas stations in an otherwise entirely residential and well-to-do area. The other is in Shaker Heights but I can't remember what street it is/was on.

Very sad...a throwback of when neighborhoods didn't want to see gaudy gas stations in their midst.

 

This would make a great high-end repair shop for someone with a low-volume business (vintage euro sports cars, etc).

Another big investment coming to Lakewood

 

Over the past 30 years, Lakewood has lost more than 1,700 housing units, with only Cleveland, East Cleveland and Euclid losing more. The average age of its housing stock is the second-oldest in the county. At the same time, growing interest in traditional, walkable communities has made Lakewood a hot real estate commodity. It's why Lakewood had the highest property value rate of increase, 22.5 percent, among all Cuyahoga County communities in 2018.

So, to say that real estate investors are interested in Lakewood is an understatement. That includes everyone from real estate corporations to mom-and-pop renovation companies converting duplexes into luxury single-family houses to people simply trying to outbid each other for their next home.

Furthermore, the biggest, most underutilized properties are highly sought after. Those that often fall into that category are former car dealerships whose automotive operations have left for outer-suburban highway interchanges. The next one is about to fall.

"I got a response to my email: 'The proposed project would transition the property to a residential use, which would include a new multi-family apartment building with a parking garage. The project has not been approved. Tomorrow night’s meeting with the neighborhood is the first step in the process. There will be multiple public meetings on the project over the coming months.'”

 

Reminder that the meeting is at 7:00 p.m. Tuesday in the city Hall auditorium.

I suspect there will be more than a little pushback on having an 8 story apt tower and parking garage built right up to the property lines with those single family homes.

Yes. Many of the neighbors at tonight's meeting HATED it. Almost to the point of physical violence.

The buildings are north. I wouldn't think shadows would be an issue here. Maybe people want to keep their unimpeded scenic view of Einsteins Bagels or something. 

Most have an irrational fear of density and traffic.

They think new apartments will drive up rent. You cant reason with these people.

Well Lakewood is kind of liberal.....but not so liberal that anyone truly gives a damn what renters think lol.
