We have to stay away from the Lakewood FB pages. You would think more housing is bringing the Apocalypse!  You cannot reason with people. 

Lakewood is killing it.

Solove has a contract to buy this land, but I was told he would pursue this development only if the Spitzer site development fell through.

 

If he's serious about the Barry Buick site, I would hope that he adds some more ground-floor retail around here, like a small market/cafe. I looked into buying a condo in the so-called "Armed Forces" building next door, but my wife was concerned about the lack of street life in the area. Although that could be enhanced by this development, depending on how it is designed.

 

BTW, a couple of blocks west is the now-city-owned Trinity Lutheran Church parcels (3 of them) which includes the storefronts on the north side of Detroit between Hall and Westlake avenues. That site measures 0.73 acres. Should be able to get a decent, mixed-use apartment building in there. 

 

Then there's the 1.14-acre Lube Stop property, which will hopefully get developed with something more suitable for a pedestrian-oriented business corridor.

I always envisioned the Lube Stop property and the vacant lot adjacent to it being redeveloped into a nice mixed use building.  The Lube Stop parcel goes back deep s there's enough parking.  The city seems to be going ahead with the beer garden/ food truck plan though.

I wonder about electrified trolleys as opposed to street cars. I think only Dayton does this in Ohio.  I wonder if there is a best practice or maybe best case scenario for using electrified trolleys.

To change the infrastructure of Euclid Ave a 2nd time after a multi $M upgrade with bus lanes, would be silly. However I could see streetcars becoming a option if they go down Superior but make way to Chester down to UC. Having two conflicting modes of transit on the same road would just be frustrating and without a doubt a little more dangerous.

The 26 could be greatly improved with dedicated lanes wherever possible and off board fare payment.  Although RTA seems to have screwed the pooch on being able to administer POP.  

 

Although, I wonder if light rail of heavy rail is possible on the existing rail line coming through Lakewood.  Perhaps a branch of the red line could run through there.

Sadly I don't see any of these grandiose plans happening in Lakewood.  

When I mentioned the streetcar, I was actually thinking something in Lakewood only, funded through private and public entities.   Much like the Delmar Loop trolley in St Louis.

Maybe a "Lakewood Loop" makes sense.   There could be a loop around Clifton and Detroit, and an opposing loop around Madison and Detroit (with a connection to the Red Line at W117th.)

It would be a blast from the past. The Cleveland Transit System proposed in 1944 finishing the Van Sweringen's rapid transit line from Cleveland Union Terminal west along the current route of the Red Line to Madison West 117th. The existing streetcars on Clifton, Detroit and Madison would switch on to the rapid transit line and run downtown.

Wow, a friend of mine went to the Phantasy's closing night. Their marquee has been blank for months. Very interesting.

If only there was a news source in Lakewood. The only thing I ever hear about anymore is the hospital. And people on FB who are afraid of density and this strange idea that Lakewood has bad traffic. 

I hear ya. My blog article last year on the Phantasy closing got 30,000 hits, so I know there's tremendous reader interest. But that interest isn't matched by local media/advertisers. I'll see what I can find out.

FWIW I heard it was purchased by the people that own the Foundry.

The link provided is a petition to designate an arts and entertainment district on the east end of Detroit Road towards West 117th in the city of Lakewood. This area includes The Five O'Clock Lounge, The Foundry Concert Club, and Phantasy Nightclub complex which includes The Symposium Nightclub and The Chamber.

The latest newsletter from the school district says that Liberty Development has acquired the soon-to-be vacated school board offices on Warren. Liberty is the same developer that built McKinley Place townhomes on the site of McKinley School. It also renovated the historic Union Building, 1836 Euclid Ave. I'm told the old school board offices won't be housing but will instead be a corporate headquarters instead. I don't know for whom.

I saw these a few days ago as well, briefly. I am pleasantly surprised by the renderings. I will says that one of the houses is completely out of the setback. So there's going to either be some changes to layout and/or a need for a variance.

8 Story - 275 unit Appartment Building To Tower Over Bunts and Parkwood at Detroit

 

A Columbus developer is trying to get city approval to build a HUGE 8 story building on Detroit between Bunts and Parkwood. It will stick out like a sore thumb in the neighborhood. It will add over 350 cars daily around the Bunts - Detroit intersection. This is important to all Lakewood residents. This mammoth building is a sign of things to come in Lakewood. This developer has already purchased another property and will look for more if he is initially successful with this project. He plans to puts these buildings as close as 12 feet to adjacent single family home properties, towering over the neighborhood and destroying the charm of our fine hometown.. We must take a stand. Once he is successful with the first project your neighborhood may be next. Our Lakewood leaders want listening to us on two occasions. The Planning Commission will meet this Thurs 4-4 at 7pm at city hall auditorium. The Architectural Board meets on Thurs 4-11 at 5:30pm at city hall auditorium. The developer will have designs and renderings of the proposed buildings at these meetings. We have a strong group trying to fight for a reasonable size development but we need more people at these meetings for support. You can speak if you wish but even just numbers at these meetings will help our voices to be heard. This is the first of what may be more huge apartment buildings hovering over our neighborhoods. It would be nice if people came out in support like they typically do against.

I'm looking forward to this development, I heard he may also develop the Spitzer property further west on a Detroit which would be welcome!

I love the riot inciting words used. I will be there in support, though I know there is some legit concern, even from the cities perspective, of the height of the building in comparison to the abutting single family homes. Don't get me wrong, my understanding is a general consensus of approval, but just reworking the building to push the height closer to Detroit. This wouldn't be an issue if the body shop had just sold it's property. 

I’m not sure it’s an accurate representation of the Lakewood populous, but it’s mind boggling the idiotic, and anti build anything new comments any time something comes up in Lakewood. My head wants to explode at times.

In all seriousness I think it's sad that people will fight against any sort of progress. While this person does have a point about the buildings abutting very close to single-family homes without any sort of setback, to say this building will "destroy the charm" of Lakewood is a bit disingenuous.  Lakewood has multi-story buildings all over the place, some much taller than 8 stories. If anything the suburban, car-oriented land uses surrounding the Detroit/Bunts intersection (a GetGo gas station, a Giant Eagle set back by a large parking lot, single-use buildings surrounded by a sea of asphalt, and of course the auto dealerships) are more detrimental to Lakewood's charm than anything. I've always found it ironic how this area of Lakewood is so low-density even though it's practically in the center of town.

I wanted to attend this meeting but I have a conflict.  I'm hoping that some of the YIMBY forumers here can make it and let the pro development voices be heard. 

^ I agree. We should do a meetup at a meeting all in support. I fear that the NIMBY crowd is always louder and more active. Would be nice if we could fill the room with supporters. 

Signature Health moves from Cleveland to Lakewood location on Detroit Avenue

LAKEWOOD, Ohio -- Currently serving more than 23,000 clients across Northeast Ohio, Signature Health brings a full spectrum of healthcare services to its new Lakewood facility inside the INA Building at 14701 Detroit Ave.

 

“We’re moving because the building of our former West 25th and Detroit Avenue location in Cleveland is being repurposed,” Signature Health Director of Marketing Paul Brickman said. “We also wanted to go further west, and heard nothing but good things about Lakewood, so the move makes a great deal of sense.”

 

The new multi-floor Lakewood location includes 62 employees, with roughly $3.5 million in estimated salary. Brickman said Signature Health plans on expanding to 70 employees over the next year.

It looks like the city of Lakewood won't buy the Faith Presbyterian Church, 12600 Detroit Avenue, but instead will probably buy the Cove United Methodist Church on Lake Avenue for a new senior services facility. They reportedly will reuse the existing church building rather than tear it down and build something new. However, long term, the city may locate a new stormwater retention tank below ground on the property.

Yesterday, there was a backhoe inside the building, on a two-floor-tall pile of debris. It looked bizarre -- like it was eating the complex from the inside-out.

Spoke with an official from Lakewood today. A lot of the holdup is what they're gonna remove from the home and what they're gonna keep. Example the basement slab is at about where they're gonna dig for the parking garage. It should really start going in a few weeks. Expect a fall construction if BZA and Planning go well.
