May 15, 201510 yr I had always heard the demise of the West End project ultimately lead to Crocker Park being developed as the West Side's upperscale retail destination. I don't know if there is any truth to this. I also heard many of the tenants that signed on to Crocker had been originally committed to the West End project. I agree the City's eminent domain attempts were ill conceived and outright unconstitutional...but still, could you imagine if such a retail destination had been build in an inner ring suburb instead of an exurban cornfield? Makes you wonder what kind of economic jolt Lakewood would have gotten.

I agree the City's eminent domain attempts were ill conceived and outright unconstitutional...but still, could you imagine if such a retail destination had been build in an inner ring suburb instead of an exurban cornfield? Makes you wonder what kind of economic jolt Lakewood would have gotten. I don't believe that to be true myself. But even if it was, it would only be a matter of time imho before Crocker Park "won out" in this competition. Because I don't think there's any way the West End Lakewood project could out do Crocker Park; the much larger scale of CP is simply much better suited for that array of retail. So is Westgate. Lakewood is just so absolutely different from these more suburban locales; the strengths of Lakewood is that the city is not like Westlake or Rocky River or Strongsville.
May 17, 201510 yr Crocker Park was already in development when the West End project was announced. You may remember that Dick Jacobs tried to squeeze Bob Stark out of Crocker Park and take his place in Stark's partnership with John Carney. When Carney refused, Jacobs tried to stop Stark and Carney from developing Crocker Park because it threatened their aging Midway Mall and Westgate Mall. So when West End was announced, Stark followed the Jacobs playbook and said he was going to build a lifestyle center at the east end of Lakewood along and north of Detroit Avenue, west of West 117th. But it was just a ruse to undermine West End and protect his investment in Crocker Park. May 17, 201510 yr So when West End was announced, Stark followed the Jacobs playbook and said he was going to build a lifestyle center at the east end of Lakewood along and north of Detroit Avenue, west of West 117th. Please tell me that's not the real reason the "East End" project never materialized beyond the few townhouses surrounded by empty lots there today. Since Stark no longer felt threatened by the West End project, he no longer had an incentive to complete his own project in Lakewood.
May 17, 201510 yr ^Are you talking about the townhomes on Detroit? If you are I don't believe Stark had anything to do with it. If I recall it was a joint venture involving Forest City itself or some of its principals.
May 18, 201510 yr ^Are you talking about the townhomes on Detroit? If you are I don't believe Stark had anything to do with it. If I recall it was a joint venture involving Forest City itself or some of its principals. These are separate projects. Stark's alleged "East End" development was to be built a couple of blocks east of Forest City's along Hird. He claimed he had a purchase agreement with Martindale Electric and the old Bahr Lumber property, both on Hird. Speaking of Forest City, they REALLY need to sell their undeveloped properties along Detroit Avenue to a motivated developer. The huge vacant lots are a disgusting eyesore and they suck the life out of the neighborhood. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
May 18, 201510 yr Gotcha. I had it in my mind that Stark's project would have gone where those vacant lots sit. With all the development happening along Detroit Avenue throughout the rest of Lakewood these past couple of years, it's sad that this area still pretty much looks the same as it did 8-10 years ago when the car dealerships were demolished. Is nobody willing to invest in that area or is Forest City just land-hoarding?

Architecturally it looks like the setting from season 1 of The Wire. Not good. That McKinley development looks great though. It's like a tale of two cities, albeit within one suburb of one city.
June 22, 20159 yr The design isn't flashy or exciting, but I don't see what is "low-end" about them. I think the renderings themselves may be what seems "low-end", they aren't as well developed as a lot of computer generated renderings these days. Otherwise, they look like traditional brick townhouses. In fact, as the brick wraps all around, instead of vinyl on backs and sides, it seems to me that these are distinctly not low-end, as far as we can tell from the rendering.
June 22, 20159 yr ^ If they're built by Ryan Homes, they're low end. I don't mean any offense by that but RH is known for building stuff less than top tier - but that may be all the market can bear in that spot.
June 22, 20159 yr I actually don't mind the design. I tend to prefer simpler red-bricked town homes over flashy modern ones. I only wish they were less staggered, and created more of a flat street wall. A smaller setback would be nice too.
June 22, 20159 yr At this point, I care more about getting that expanse of vacated car dealership filled. Besides, brick can make up for a lot of other low-frill design elements. You can add awnings, flower boxes, or other elements to spice them up a bit. The city hired Huron Consulting Group for $75,000 to $90,000 more than one month ago to advise City Council as it considers whether to approve a proposal to close Lakewood Hospital and open a Cleveland Clinic health center and emergency department in its place. Lakewood City Council met for nearly four hours Monday in a closed-door session to discuss Huron's study, the first of four phases focusing on health care trends locally and nationally. Additional phases will be released in coming weeks. Each phase will address a different topic, including a look at the hospital's current financial position and an assessment of the proposed agreement with the Cleveland Clinic. January 5, 20169 yr From the PD article re: Lakewood Hospital closing... close Lakewood Hospital and open a $34 million Cleveland Clinic family health center and 24-hour emergency department in its place. The existing emergency room and many outpatient services will continue while the Cleveland Clinic builds a new family health center across the street from the hospital at the southwest corner of Belle and Detroit avenues I'm confused. One part of the article says the family health center will be built on the current hospital site, then it goes on to say the health center will be built across the street. Which is it? Also, if the hospital is going to be reduced to a "health center", would that leave room for any possible redevelopment on the property?

With frigid temperatures on the way, however, Jim Reitenbach, Lakewood City Schools executive director of operations and construction, advised a bit of caution about the project timetable. "We're progressing, and we feel a guarded optimism because we still have potentially three winter months ahead of us," he said by phone Jan. 7. "Anything can happen in those three months in Northern Ohio that could delay or cause us some issues." Getting Grant, Roosevelt and Lincoln elementary schools "under roof," he added, "is the critical element." Construction of the schools is part of the last of three project phases. RANT-ON Gee, I wonder if a 1950s design for Detroit Avenue was appropriate in the 1950s?? Starting with what decade of design does a design become appropriate?? I hate when people on boards like this let their personal, artistic opinions of building designs affect their decisions. How is that legally enforceable? If isn't safe, or a hindrance to sewer flow, or a light exceeds a legal standard for strength of candle power, etc., that's one thing. But capriciously applying a personal opinion is crap.
