It’s official: Lakewood Center West sells

While Lakewood waits on the Downtown Lakewood development, a mostly residential development could come to this inner-ring suburb's former office and current retail district even sooner. According to Lakewood city officials and Cuyahoga County records, a Brooklyn, NY-based developer has acquired the seven-story Lakewood Center West at the northeast corner of Detroit and St. Charles avenues for $2.4 million. The developer told NEOtrans that they envision 60-70 apartments on the upper floors and will retain the ground-floor and basement commercial tenants.

From the article it sounds like the plans will include, at least, a pier. It would be nice to have a place to fish in Lakewood, but it sounds like they are entertaining a more expansive plan. The city will be holding information sessions, the first on Wednesday, March 22, at 6pm via teams--Information Sessions Details

While working Part Time for the City of Lakewood in the early 2000s, I was told that the then St. Augustines (now LCA) was willing to donate their shoreline to Lakewood, IF they would turn it into beach and maintain it, but that obviously never happened. Hopefully the offer still stands and they’re rethinking.

I remember seeing renderings of a beach at Lakewood Park many years ago, along with the walking path that’s down there now. 

For there to be a beach in Lakewood that would require a pretty long jetty somewhere east of the park. Although that should accumulate sand, problem is you're then preventing that sand from its natural drift eastward. It's a "robbing Peter to pay Paul" scenario causing more erosion down the coast. 

I believe there is (or used to be) a bit of a beach at the piece of shoreline where the old White mansion stood.  Is that Winton Place now?   It was wide enough for a little touch football and swimming.  Although it was private property, the local teenagers used to use it.

I did not know when I woke up this morning I would be judging Perth, Australia's waterfront...but here we are. 

Survey crashed about 25 times lol. So many of those options were just bad and/or more suitable for a river or small lake; not for such a large body of water with significant wave action.

Please no more "hardening" of the shoreline with ugly rocks and concrete breakwalls. For better access consider aesthetic advantages of wooden boardwalks and piers. Need more natural areas: wetlands and sand beaches. That's what Lakewood is missing.

The Smith Group, who ran the meeting and will be designing the improvements, admitted as much in the planning meeting that the coastal conditions make certain designs impractical.

 

Also in the meeting they said the pictures weren't for direct inspiration, but more for the community to begin thinking about the different options available and what may be possible.

 

What they hoped to take away from the survey are styles and designs that were popular to pull together a proposal. 

 

They said an email would be sent to participants in about 6 weeks for the next in person meeting where some more designs specific to Lakewood Park would be presented. I can update with that detail once that email comes through.

Driving down Detroit the other day, noticed 6 or 7 suits wandering about the Steve Barry Buick site, pointing fingers around and stuff. That’s all I have to report.

There is a new buyer of the site who was supposed to have submitted plans to the city a few months ago but hasn't. I'll have to check with the city to see if that's changed.

Looked like some work was done on the site at the southeast corner of Madison and Marlow. Looked like the soil was just turned over, so not sure if it was just done to keep it from becoming over grown. But anyone know if there is a project moving forward there? I think townhomes were supposed to be going in there.

Lakewood City Council awards $1.5 million in APRA funds

"After three months of deliberation, City Council this week awarded $1,586,178 in American Rescue Plan Act (ARPA) funds to 16 projects.

City Council was provided $3 million out of the city’s $47,219,575 ARPA funds for distribution to the community. The plan is to award $2 million this year, followed by $1 million next year.

 

...

 

Remaining is a roughly $500,000 balance earmarked for distribution this year."

Someone posted a photo a while back at the ReStore of all the upstairs seating and accessories being out for sale. Places change, things evolve, but this is a real bummer. The basement lanes have nothing on the upstairs setup.

Makes sense since it seems like one of the few gas stations like it in the area left so the mechanic had to be doing something right.

As I think about it, this a fairly small parcel for townhouses. I wonder if there is a bigger plan here. The strip center next to the gas station is pretty dated other than the brewery.

Developer snags former Lakewood auto dealership site for $2.6M

Incredible how any sort of development can never happen in Lakewood. One of the most desirable areas in NE Ohio, and nothing gets built. 

Yeah, seems like the property values have gone up enough in Lakewood to drive more development. Makes me wonder if it's too many government hoops to jump through? Lack of competent local developers? Nimbys?

This has been on the works for many months. I tried to get someone from Newbrook to respond, but they never got back to me to confirm. Development projects seemed to move faster under the prior mayor.

Update on the Chase Bank being constructed at the corner of Detroit and St. Charles in Downtown Lakewood.  Sucks this can't have 5-10 stories of residential above it, but at least it should have a solid street-level presence at this intersection.
