Here’s the property Gahanna is offering for Heartland Bank’s new HQ

Gahanna hopes to keep the headquarters of Heartland Bank, and its more than 80 workers, by offering up a shovel-ready site next to the city’s Golf Depot driving range and golf course.

 

The 12-branch community bank had planned to move its headquarters to Columbus’ original airport terminal and hangar, having outgrown its offices at 850 N. Hamilton Road in Gahanna.  It scrapped the costlier-than-expected rehabilitation effort, however, and Gahanna has re-entered the business-attraction competition.

 

Gahanna officials say Heartland is considering a city-owned property at 785 Science Boulevard, a 3.57-acre site on the northeast corner of Golf Depot at Science Boulevard and Tech Center Drive. ... “The city of Gahanna has partnered with the private sector to complete extensive building and site plans to accommodate a 50,000-square-foot Class A office building on the property,” Development Director Anthony Jones said in an email.

Gahanna planning to demolition building, relocate services complex to improve downtown walkability

Gahanna is planning to relocate its parks-and-services operations complex and demolish a 1960s office building along Granville Street to create a more walkable downtown district.

 

As part of a broader GoForward Gahanna strategic plan, the city wants to extend Shull Avenue toward Friendship Park by tearing down the city-owned building at 181 Granville St.

Students start school year with new, renovated space

Columbus Academy, 4300 Cherry Bottom Road, is in the final stages of completing $15 million worth of construction that added or renovated more than 90,000 square feet of interior space.

 

New facilities include additional wings for the Upper School and Middle School, a visual arts center, an expanded dining hall, improved band and orchestra rooms with soundproof practice studios, and large common areas.

Columbus Academy’s 106th school year (2016-17) began with a full enrollment of 1,093 students in grades PreK-12 from 52 ZIP codes in and around central Ohio.

Retail center and medical offices coming to Hamilton Road in Gahanna

A Columbus developer plans a mixed-use retail and medical strip center on a wooded Gahanna property that Ohio State University is selling after two decades holding it.

 

Gallas Zadeh Development LLC plans about 25,000 square feet of medical and general office space behind 8,300 square feet of retail fronting Hamilton Road at the northwest corner with Beecher Road.

Gahanna turning many plans into vision

The city of Gahanna is planning to hire a consultant to consolidate existing area plans and create a new comprehensive land-use plan.

 

Development Director Anthony Jones said the review of land use is part of the Go Forward Gahanna Strategic plan.  Jones said a review of all of the plans was presented to the city’s planning commission, and Michael Blackford, deputy development director, recently presented a summary of that analysis to Gahanna City Council.

 

Jones said the next step would be to seek the services of a consultant in creating a new land-use plan for the city.

Gahanna senior apartment complex getting $10.7M renovation and expansion

National Church Residences, the country's largest developer and operator of affordable senior housing, has started a $10.7 million renovation and expansion of Stygler Village, partially funded by state and federal tax credits.

 

The project led by Ruscilli Construction Company Inc. includes about $65,000 worth of upgrades to each of the 150 units in the apartment complex, built in 1977 at 140 Imperial Drive in Gahanna.  Plans also call for rebuilding the main entry and lobby and adding community space off the back of the building.  Upgrades include improved accessibility for the disabled, floors, appliances and energy efficiency projects.

Crescent at Central Park Office project could spur more activity

The Gahanna Planning Commission approved what city officials call a “dream project,” because it’s expected to bring even more development.  The commission Sept. 27 gave the go-ahead for a two-story, 32,706 square-foot medical office building at Tech Center Drive and Buckles Court.

 

It would be the first development on the north side of Tech Center.  Michael Blackford, the city’s deputy development director, said the project has been in the works a long time and officials anticipate a likely domino effect from the project that would add future development.

 

Larry Canini, representing landowner Andre Buckles and developer Hplex Solutions Inc. of Lewis Center, said the new Walnut Creek Medical Office facility would be built on slightly more than 4 acres as part of a roughly 100-acre development called Crescent at Central Park.

Gahanna offers incentives to developer to put up four-story office building, brewery next door

 

The city of Gahanna is rolling out the red carpet for a developer that wants to build a four-story, 60,000-square-foot office building and a 5,200-square-foot brewery and taproom next door.

 

The $6 million project, which is seeking city planning commission approval, would be among the first new office buildings in the city in several years, said Anthony Jones, director of planning and development for Gahanna.

A New Albany developer is teeing up a $50 million mixed-use development in Gahanna, where it will move its headquarters.

 

The project, Hamilton Town Center, will be built south of the Giant Eagle on Hamilton Road, near the intersection with Shagbark Road. New Albany-based Blue Horseshoe Ventures Ltd. is behind the project, which calls for a 48,000-square-foot office building, 150 high-end apartments and a 100-room hotel.

National Church Residences creating $21M community in Gahanna

National Church Residences' suburban push continues in Gahanna.

 

The company on Friday broke ground on Walnut Trace, a $21 million, 93-unit independent-living apartment community at 389 Olde Ridenour Road. The property will feature a mix of one- and two-bedroom floor plans for people 55 and older.

 

It is scheduled to open in the spring of 2021.

New Gahanna library branch to break ground this summer: See the renderings here

 

The new Gahanna branch of the Columbus Metropolitan Library will move forward once again after being paused last year due to financial concerns.

 

The proposed 37,500-square-foot building will break ground this summer and is slated for completion by late summer or fall 2022. It's going to be nearly double the size of the existing building, which was constructed in 1991.

 

The Gahanna branch is part of the second phase of the library's "aspirational building plan." The $132 million first phase saw the construction or renovation of 10 libraries.

Gahanna library to close for construction of new branch; temporary site is Hunter's Ridge

 

In preparation for construction of Columbus Metropolitan Library’s new $20.5 million Gahanna branch, the current location at 310 Granville Street will close to the public at 6 p.m. June 19.

 

The new two-level Gahanna branch, to be built on the same site, will be larger than the current branch – increasing from 21,400 square feet to 37,500 square feet – and is expected to open in the third or fourth quarter of 2022.

 

Construction of the new branch will begin with a groundbreaking ceremony at 10:30 a.m. July 14 that will include library leaders and city and community officials. ... A temporary Gahanna branch is scheduled to open June 28 at 310 Hamilton Road in the Hunter’s Ridge Shopping Center.

The Columbus Metropolitan Library system broke ground on its new Gahanna Branch this week.  Since the project involves the demolition of the existing library and building a bigger one at the same site, they brought in some dirt for the ceremonial groundbreaking.  Choosing that over letting the assembled dignitaries and/or small children operate the backhoe in the background seems like a wise decision:

Unusual project where coffee shop owners turned an abandoned car wash into an art space and plant exchange at the corner of Mill and North streets near the northern end of Gahanna’s popular Creekside District.

 

The former car wash is now home to the Hart Room for indoor art shows in a 350-square-foot enclosed section, the Mural Gallery which spans four open-air bays, and the Plant Library in the final bay, where people can drop off extra plants and unwanted produce for others to claim.

National Church Residences opened their $21 million, 93-unit Walnut Trace development for middle-income seniors ages 55 and older in Gahanna.  This NCR development is more upscale than their typical housing project in Central Ohio.  The four-acre independent-living campus is bordered by McCorkle Park and the Gahanna Municipal Golf Course:

A proposal to build a five-story, 74-unit apartment building near Gahanna’s Creekside development has the early support of city leaders.

 

The Gahanna City Council approved a development agreement for the project this week, laying out the contours of a deal that includes a 15-year tax abatement, an agreement to vacate a portion of North Street, and a commitment from the developer to include a public art component in the project.

 

The development would require the demolition of a former car wash at 152 Mill St., as well as a vacant, two-story office building to the north.

Okay the developer also including some kind of public art display along with this development is amazing. I would absolutely love if that became more of a normal thing or a condition the various different approval boards put on developers in order to get approval in the first place.

251 new apartments proposed on Morse Road east of Hamilton in Gahanna

 

"A project called Morse Road 14, consisting of 251 apartments, is being proposed on 13.96 acres at 5503 Morse Road by applicant Scott Harper of Harper Architectural Studio, LLC.

 

The plans would have to go through a string of approvals with the city first, though, and the Gahanna Planning Commission would be the first step in that regard. It'll meet at 7 p.m. Aug. 24 at City Hall, 200 S. Hamilton Road.

 

He said the zoning and density are consistent with the recommendations of the city’s land-use plan.

 

The commission is to make a recommendation to City Council regarding the rezoning and approve or reject the conditional-use and variance applications."

I guess the Stonehenge proposal is a decrease by about 80 units from a previous proposal d/t requests from Gahanna for less density, while Casto is trying to add 56 units to their new proposal.

Well I will be right across the street from that site tomorrow so I will take a look. That area always makes me think of the now dead Wonderland community that always flooded.

It is a Surgery Center and Medical Clinic-so a law firm for malpractice claims would fit right in!  A circle of life thing?

The $50 million residential project, called Morse Road 14, would cover 13.96 acres and is planned by the Stonehenge Co., which previously worked with the city of Gahanna to build Creekside, a public-private development in the downtown. 

 

During a public hearing on the plan held during the Oct. 17 City Council meeting, city planning director Michael Blackford said the ordinance before council focused solely on a proposed rezoning for the site – not the scope of the project itself.

 

After the public hearing, council approved rezoning the site from estate residential to multifamily residential.”

That new Gahanna High School is going to be massive. How many kids will be in that school...close to 4k students?  I am still surprised they just didn't split into two high schools....Gahanna Lincoln and Gahanna Jefferson

Enrollment is 2,316 according to this: https://nces.ed.gov/ccd/schoolsearch/school_detail.asp?Search=1&DistrictID=3904696&ID=390469602720

 

I believe it's the largest high school, by enrollment, in Central Ohio. Olentangy Orange is close though.

According to this it will be 3 stories tall and cover just over 485,000 sq ft.

It will have the capacity for over 2,800 students.

It also says it will have 130 more classroom spaces and three different dining areas throughout the building.

“The renovation of Gahanna Middle School East is on schedule, but updates to middle schools West and South will have to wait.

 

Citing supply-chain issues and labor shortages resulting in skyrocketing prices, Gahanna-Jefferson Public Schools officials have notified district residents that the projects that had been part of Phase 2 are on hold.

 

District leaders are waiting on guaranteed maximum prices this spring from contractor Turner Construction before setting a new schedule, said Erick Starkey, spokesperson for G-J schools.

 

Construction on West and South were to have started in April and January 2024, respectively, but those dates have been deferred indefinitely, according to a discussion at the finance and facilities committee meeting Aug. 16.”

Exclusive: Gahanna to acquire Creekside District properties for large mixed-use redevelopment project

 

The city of Gahanna has entered into an agreement to purchase more than 4 acres of property in support of a mixed-use redevelopment project in the Creekside District.

 

The Gahanna Community Improvement Corporation will acquire seven parcels from Gahanna-based Homestead Development Company and MJM Investment in a transaction expected to close by the end of the year. A separate agreement to purchase a property currently owned by local company Schneider Properties will close by mid-2023.

 

With the properties nearly in hand, the CIC will now work with a local development partner on what it is a calling a "large mixed-use development" for the Creekside District. The city did not reveal which developer it is working with, but stated plans for the district call for retail, restaurants, experiential and hospitality businesses, and housing.

Gahanna's Creekside project could be 'transformative' for the city, Mayor Laurie Jadwin says

 

The long-awaited redevelopment of a portion of Gahanna's Creekside District is starting to take shape, as the city's community improvement corporation is set to acquire more than 4 acres to support a mixed-use project officials say could be "transformative."

 

On Friday, Columbus Business First was the first to report on the CIC's impending purchase of seven parcels on North Mill and North High streets in the Creekside District, located in downtown Gahanna. The sale of most of these properties is expected to close by the end of the year, and another purchase will close by mid-2023.

 

After the properties are officially acquired, the CIC will identify a local development partner that will work with the city on a final design and land use plan. Although the plan has yet to be developed, the city has expressed interest in creating a large mixed-use development featuring retail, restaurant, experiential and hospitality businesses, as well as housing.

“A new building anchored by four healthcare tenants is joining a sprawling mixed-use development in Gahanna. 

 

Chattanooga, Tennessee-based Noon Development will build a 46,000-square-foot medical office and independent surgery center in Gahanna's 112-acre Crescent at Central Park complex. The facility will be constructed on 3.8 acres at 720 Buckles Court, which is located on lot two of the Crescent development.

 

The two-story building will feature multiple tenants, including Vive Vascular, Trillium Surgery Center, Foot and Ankle Specialists of Central Ohio and Optum. 
 

"These medical practices will have a major impact on the area, and add additional employees alongside their current ones," Noon Development Vice President Bob Elliott said. Crescent at Central Park receives blessing from Gahanna

 

“Crescent at Central Park, a mixed-use development with nearly 300 housing units, has been given the green light by Gahanna City Council.

 

On Nov. 21, City Council approved the development on more than 41 acres located to the southeast of and adjacent to the Interstate 270 and Hamilton Road interchange.

 

The revised agreement calls for 296 units of housing, compared to 240 in the original agreement, 10% of which is guaranteed to be at 80% of the area median income, and an additional 10% is guaranteed to be at 100% of the area median income.

 

With changes in marketplace-construction costs, the city is to contribute up to $4.4 million in future tax-increment financing contributions that are to be generated from the project that is to be earmarked for infrastructure needs on the site.“

Gahanna's Crescent at Central Park development gaining more housing, medical offices

 

More housing and medical offices are coming to Gahanna's Crescent at Central Park development after city council authorized a revised agreement with the development team.

 

At a meeting last week, Gahanna City Council voted to approve changes to an original agreement with CP Crescent LLC, which is tied to Casto, and Crescent at Central Park LLC, which is led by Andre Buckles. The agreement allows for expanded medical office and residential use, as well as reduced commercial space within the development site.

 

“The Crescent at Central Park is a significant economic project for our city," Gahanna Mayor Laurie Jadwin said. "Including modern housing within this growing modern medical campus ensures a balanced economic development approach that will add both quality job opportunities to the economy as well as needed housing solutions to address and support workforce needs.”

As much as I like to see infill within the outerbelt, I'm not sure how wise it is to put housing directly under the approach to Runway 28R into CMH. I can see a lot of complaints from residents coming in anytime it becomes the sole runway in use when 10R/28L needs maintenance or if increases in late evening/early morning operations happen.

Expansion of Gahanna’s Creekside District Moving Forward

“Gahanna’s Creekside District, which is slated for major redevelopment, will face the demolition phase in the second half of this year—so long as everything goes according to plan. 

 

There are a number of boxes to be checked first, including public engagement, finalizing plans and reaching agreements. Construction would then follow. 
 

Four acres of property within the Creekside District, along Mill Street and North High Street, have been purchased by the Gahanna Community Improvement Corporation (CIC), a 501c4 organization that helps to facilitate economic development and initiatives city officials wish to pursue, but is separate from the city itself.

 

Jadwin said that city leaders are still in negotiations with a potential developer. Once a deal is finalized, the company’s identity will be announced. The hope is that all parties will have signed on the dotted line by the end of February.”

Not just adjacent. If I remember the floorplans correctly, you'll be able to walk from inside the third floor of the school into the press box, and from the first floor into the locker rooms. That's pretty cool to me. I'm a fan of the uber compact school and/or athletic facilities. Like Cincinnati's vs Ohio State's. Although, Ohio State is starting to pack more in to the athletics district.

You would like Shaker Heights, St. Ignatius and St. Ed’s in Cleveland… I think Elder is like that too.

Capital University has a similar setup. Their rec center/field house/basketball gym is attached to their football stadium. Muskingum University just built something similar as well.

It's uncanny how similar Capital is to Marshall in some spots visually.

Gahanna and New Albany residents square off against proposed Sheetz near roundabout

 

“[R]esidents of Gahanna and New Albany were the latest to fire back against plans for the latest Sheetz at the southwest corner Morse and Johnstown roads, during a March 8 planning commission meeting, citing public safety, aesthetics, traffic issues and a litany of small details.
 

The 6,131-square-foot store would be on 4.2 acres owned by The New Albany Company. It would have 43 parking spaces, 16 fueling stations and 74 trees and shrubs surrounding it, according to planners.

 

It would walking distance to a Goddard School, The Barn At Rocky Fork restaurant and High Bank Distillery Gahanna, all desired amenities. Residents, however, say the Sheetz project simply doesn't fit here.

 

"We're going to have strangers in the neighborhood next door to a children's school," New Albany resident Carole Scherker said, referring to the Goddard School. "No matter how many fences they put in, no matter how many trees they put in, it's going to look like a circus tent," she said of the stations with their bright logos and canopies to keep motorists dry.”
