You pretty much have to build anything that way now to make sure in the slim chance you have a handicapped person on the 14th floor, the door swings wide enough to fit through the wheelchair. Bathrooms have further requirements and some are a bit nonsensical. There are many plaintiff law firms that go around the country using google earth and other basic internet tools to make sure that each building matches ADA standards to the letter and then finding a potential plaintiff to sue for large damages even though no actual harm was done.

Some context: They expanded the lobby out over the back of marketpoint, so it's a lot nicer than it was prior to renovation. I also think there may be some egress code problem with using the original entrance. I will say they kinda fumbled the site lighting for the original entrance plaza. There are way too short poles that don't really mesh well with the streetscape. They also stick out with the facade.

March 20, 20232 yr The students are correct in complaining that the rents near campus have jumped, as it appears that the going rate for a room in a shared house is now $600 or more. This is the cheapest option, as rooms in the new complexes are much more expensive, often pushing $1,000/mo. There is plenty of room on campus for more dorms, but the university is probably caught in a pickle since most students probably want to bring their cars, making site selection more difficult and construction much more expensive. The corner of MLK and Clifton is an obvious location, either in the unused grass arc between DAAP and the corner, or across the street on the new parking lot. There is also space on the hillside sloping down from Calhoun St. just west of Calhoun and Siddall.
March 20, 20232 yr Can the University Garage support extra floors above it? I doubt it was built for that but it is a lot of available air space. Does anyone know the rate of students who co-op in a given year is but still live on or near campus? That was a common criticism by the community of the low parking ratio for the last project along Calhoun but I don't know how valid it is.
March 20, 20232 yr Do students really want to bring their cars? When I was in college it was pretty uncommon to have a car on campus for freshman and sophomores who lived in dorms. Juniors and seniors usually lived off campus so they had cars. Kids today show much less interest in driving and fewer even have driver's licenses than "back in my day."
March 20, 20232 yr ^Part of the problem with rents spiking higher is that people can't afford to let their apartments sit empty while they do co-ops. If they can't find a subleaser then they're stuck paying for two (expensive) apartments at once. Even if they do find someone to sublease, it's unlikely that that other person's schedule is going to match up perfectly, meaning they're going to eat the rent for at least one month. I joined a UC student apartment facebook group since I own a rental near campus, and the number of people scrambling to sublease their units is massive. It's a big flaw in the co-op system.

UC students are definitely more value conscious than say Miami or Dayton students. We used to have rentals at UD and Miami years ago and were doing 9 month leases charging $7,200 per bed per student in our houses and then (especially in the case of UD students) re-renting them in the summer to those who were going to stick around for internships or Dayton Dragon players at an additional $500/month per person. Kids and their parents did not blink at paying those prices because they could all walk to class and they were with their friends. Mom and Dad were all about them having someplace nearby in a "safe" neighborhood. At UC you have students who actually pay attention to the price because many more of them pay their own way instead of relying on mom and dad.

I spoke to an employer the other day and he was telling me that he interviewed a new physical therapist recently and her mother accompanied her into the interview. Parents involved in their college kids housing issues are not going away. College kids, especially in off campus housing can be knuckleheads. Landlords need to price that into the product. What I still cant get over is the complete tone-deafness of parents where they easily default to what junior says about the place even though junior is the one who put holes in the wall or destroyed the wood floors of the house. As I tell the parents, if you did not want to be responsible for what your drunken college child does in his house, you should not have co-signed the lease. Parents somehow still see their kids through those rose colored glasses though. When I had landlord issues in college, my parents pretty much left me on my own to figure it out.

My tenants recently brought a vintage Hammond B-3 organ & leslie cabinet down into the basement. The thing probably weighs 400lbs. They got it out of the closed Old Timber Inn in Northside.

The façade you see goes around an existing building, but that existing building was largely stripped down to the studs when they built the current building. Last I heard, there are plans for Daniels hall but not sure when/what the entails, I'm assuming a rebuild. But I guess the District at Clifton Heights will help as well as the RFP across from Crossroads.

It was absolutely not the case 10 years ago that UC students were living close to the Reading Rd. end of Corryville or in Mt. Auburn on Helen and McCormick St., but we're now seeing that. Also, the lower section of Flora St. was pretty questionable 10 years ago but there are UC students there now.
March 20, 20232 yr Yeah as somebody who graduated from UC almost exactly 10 years ago, it's crazy how far it's progressed. I remember when I was kid when we had Men's Basketball tickets. Often times we would park on the other side of short vine and walk over, and that was not a fun walk.

I was held up at gunpoint on Euclid across from the old 5/3 bank. I heard nearby gunfire regularly and I personally saw muzzle flashes in two separate incidents in the 2700 block. I was on the phone with 911 during one of the incidents and the operator confirmed that she heard the gunshots but no police showed up for 15 minutes. The other time, I saw somebody shoot a handgun into the grass as a threat. I was walking and saw a police officer parked in his car on Short Vine and told him what I just saw but he ignored me and kept doing paperwork. The most ridiculous thing that happened was the time when a giant tree was struck by lightning and fell into the area behind our house. The owner of the tree was in foreclosure, so the tree laid there for 4-5 months. At some point, drug dealers started hiding drugs in the fallen tree. One time a guy was back there for 45 minutes trying to find drugs that fell into a notch somewhere in the tangle of branches. I didn't dare call the police on these guys.

Yeah some meathead comes home pissed off because he didn't get laid and punches some holes in the drywall it's "whatever". I can go in and cut out where he tried to patch it with beer cans and a piece of cardboard while crying the next day thinking his life is over with a drywall saw, cover it over with some tape, mud and a patch panel in like an hour. Ceilings with interlocking tiles straight up suck to repair since it's the hardest jigsaw puzzle you ever did, they never make them in the same texture for like more than four years and they get grimy fast so now the new tiles are too white which means you have to paint the whole ceiling. Dealing with college students, the worst damage was when they would go home for the Xmas break and turn off the heat in the house and then come back 3 weeks later to broken pipes and a flooded 1st floor and basement Although the dumbest college kid damage I had (although it was dumb on my end to install hardwood floors in the house) was a group of kids that had a party during a rain storm. They put the keg inside the house and kids were going in and out with wet shoes on and spilling beer all over the wood floors. The next day after the party, instead of cleaning the floors, they just let the puddles soak into the wood and it warped a bunch of floor boards. Instead of calling the landlord and letting us schedule floor people to re-sand the floors, they ripped the warped boards out of the floor necessitating the need to now replace the entire floor. Of course, when we called mom and dad about their damage, they said "well the floor was not brand new from the beginning so why should we pay for an entire new floor," not understanding that you could not fix the floor given the type of damage they did.

Due to the urgency of this project, we went in reverse order of our traditional fundraising model. I believe the design was just finalized this week (not public). It's always a delicate balance of letting folks enjoy the games vs. getting out and meeting folks. We have a suite we host folks in every week as well. John has been an incredible leader and the right person we need in my opinion leading us into the Big 12.

This is why a lot of the parties I recall were in houses with linoleum in the kitchen and sometimes other areas of the house. I had a party where someone found a wheel barrow somewhere in the neighborhood and started giving wheel barrow rides in the house (actually now that I remember it it morphed into wheel barrow limbo). It had been raining so tons of mud was brought into the house, but I recall that it was pretty easy to clean because of the linoleum.
