First stand-alone pedestrian bridge over I-270 to link Hilliard to other communities

 

"A stand-alone bridge, an $11.5 million project, is proposed just south of, and parallel to, the Hilliard Cemetery Road bridge. It would span the entire width of the outerbelt and median, connecting Hilliard's gateway on the west to the the Mill Run corridor to the east.

 

The bridge and multi-use trail would have one crossing with vehicle traffic at the northbound 270 ramp to Hilliard Cemetery Road. However, Hilliard officials are considering building a tunnel under the ramp.

 

A tunnel already is in the plans for the ramp on the east side of the interstate from Hilliard to southbound Interstate 270 that would guide walkers, runners and bikers to and from the bridge. Construction could begin in the fall of 2026.

 

The pedestrian bridge would connect to Trueman Boulevard east of the outerbelt. That would extend north to Tuttle Mall. On the Hilliard side, it would connect to Britton Parkway and north into Dublin."

Kind of a separate item, that has zero current plans and by no means am I a traffic engineer/designer, but more and more, the Cemetery/Fishinger exit and road into Hilliard is so congested as Hilliard has grown.  It sounds kind of crazy I suppose, but I really wish there was an interchange of on/off ramps at the Davidson Rd area.  Especially with how many homes are back there and the development along there now up against 270 (in green).  I think it really would alleviate so much congestion.

Hilliard Planning Pedestrian Bridge Across 270

 

Residents of Hilliard who lack either the access or desire for a vehicle will have a new pedestrian pathway to safely move across I-270.

 

This walkable, multi-use bridge over the highway will be located just south and parallel to the Cemetery Road bridge. The project will link to existing shared-use paths and sidewalks that run along Britton Parkway, Cemetery Road and Trueman Boulevard. 

 

“This has the potential to transform Cemetery Road and Mill Run from a development standpoint and greatly improve connectivity throughout Hilliard’s I-270 corridor,” said Nick Vandia, transportation project engineer.

Man it's so crazy what growth is doing to developments that I borderline wrote off 10 years ago such as the main Mill Run building. Sure the ancillary buildings were able to keep some tenants but even by 2006 or so when the Big Bear had been shuttered for a few years I was thinking the place was on its way to over with. I remember one time a peer of mine in the video game business came into my Grandview store all excited that he signed a lease at Mill Run in like 2012. I was like "Awesome!" Then I drove over there. Ugggggh. I had no idea that it was that bad then. I was reminded that while the movie theater was still popular at the time, the building was outward facing rather than inward facing which is far more preferable for retail. Also the vacancy or "part-timeness" was high. But now that Columbus is On Fire recent visits to Mill Run reveal that it is once again worth investment -- even with the recent closing of the movie theater. Well that's Hollywood's fault for making too many comic book movies. 

Also while that one friend's game store at Mill Run only made it a couple years another opened one on Cemetery that ended up being a banger an is still open. 

Are there really no other pedestrian crossings of 270 between Davidson road and Broad Street? Like 6 miles of just a moat 

Yes this was developed at a time when that was considered unimportant because "everyone drove".

A few parcels are being annexed to Columbus from Norwich Twp. Local residents oppose (of course they do) what may become affordable housing with commercial. At the twp. trustee hearing earlier this year Hilliard City Councilman Les Carrier referred to the project as “peasant housing.” Classic NIMBY.

I don't have photos, but the extent of site work currently underway for the 8-building Amazon data center complex off Scioto Darby at 270 in Hilliard is crazy. It looks like a majority of the 152-acre site is getting regraded, with the amount of equipment they have out there now. Maybe it's just me, but I hadn't realized how big this project was at the time of hearing about it.

Home2 Suites by Hilton hotel to join $200 million TruePointe development in Hilliard

 

A Hilton hotel will be constructed at TruePointe, joining Advanced Drainage Systems in the new Hilliard development.

 

Home2 Suites by Hilton, which is described in a press release as the company's fastest-growing concept, will be the eighth such location in Central Ohio when it is completed at TruePointe. Construction will begin in late spring 2024, and the hotel is expected to open in late 2025.

 

Home2 at TruePointe will measure four stories and contain 115 rooms. Amenities will include a fitness facility, an indoor pool, limited foodservice including breakfast, common areas, outdoor patio spaces and a grab-n-go station.

I'd guess we could see some vertical movement within 45-60 days.

This one is doing a decent job of not having a ton of asphalt, compared to many other projects like this. Still hate the parking along the road and think that is dumb, but this project should be good for Hilliard.

I haven't seen anything to date, but found a good site plan on Equity's website with an indication of which buildings are currently under construction:

Lots of surface lots. They’re in such a way that it’ll be hard to develop over.

A pedestrian/bike bridge over 270 tying into Hickory Chase and the CML Hilliard branch would do a lot to improve connectivity of the area. So would some type of mixed-use development on the empty lot north of Target; and once ADS moves into their new HQ hopefully we'll see a redevelopment of the current campus which is situated across the street

 

Obviously this area isn't great from an urban standpoint currently, but a few smart projects happening in addition to what's already underway is all that's needed to make it something a lot better than what we've got now

Hill Farm subdivision in Hilliard could more than double in size with proposed 300-home expansion

 

"A Hilliard subdivision could nearly double in size if M/I Homes lands approval for a proposed expansion.

 

The Columbus-based homebuilder wants to add 303 additional units to its Hill Farm neighborhood. The project needs approval not only from the city of Hilliard but also from the Big Darby Accord Advisory Panel because it is located in the Big Darby Watershed, an aquatic ecosystem that is protected by the multi-jurisdictional governing body.

 

If approved, M/I would build the single-family homes near the intersection of Elliott and Scioto Darby Creek roads on the west side of Hilliard. The new development would be divided into 184-lot and 121-lot sections.

 

The new phase would add to Hill Farm's 229-unit initial phase that includes 169 single-family homes and 60 empty-nester units.

 

Plans include 70% open space — a key component of the project, according to Barkan. He said that amount of open space, which totals 186 acres and includes public-owned parkland, is "unprecedented" for an M/I development."

Construction begins on 360-unit apartment complex at Hilliard's TruePointe development

 

Construction has commenced on hundreds of apartments at Hilliard's new TruePointe development.

 

Milhaus, an Indianapolis-based developer, in partnership with Harbor Group International, a real estate investment and management firm headquartered in Norfolk, Virginia, announced Monday that work on the ground-up development — to be known as Tempo — is slated for completion in spring 2026.

 

Milhaus will lead the project's development, with HGI providing 80% of the common equity. Architecture firm MA+ Design, SJL Design Group and The Kleingers Group will collaborate with Milhaus to develop the residential properties.

Coworking company Brick House Blue to open new location at Hilliard's TruePointe development

 

Brick House Blue is joining Hilliard's TruePointe development.

 

The local coworking company, which is also set to open a New Albany location in December, recently signed a lease for about 15,000 square feet at the Trueman Boulevard site.

 

It will join Advanced Drainage Systems, Home2 Suites by Hilton and Drunch, which have announced plans in recent months to open there. TruePointe, a $200 million mixed-use project that is being developed by Equity, also will have a 360-unit apartment complex.

Forsee Power opens North American headquarters, EV battery plant in Hilliard

 

"Forsee Power will inaugurate its new Hilliard facility on Thursday, marking the establishment of its North American headquarters.

 

The France-based company is holding a grand opening event for the new HQ and smart battery systems manufacturing plant at 4555 Lyman Dr. 

 

The $13 million investment will expand Forsee's production capacity to 3 GWh by 2027, according to the company. It plans to hire 150 employees for the nearly 140,000-square-foot building, which will be utilized for research and development and EV battery manufacturing. The space also will include offices."

TruePointe developer seeks $12M tax credit for massive Hilliard project

 

As Hilliard's TruePointe development continues to progress, the company behind the mixed-use project hopes to garner millions of dollars in state tax credits.

 

TruePointe developer Equity recently applied for $12 million in funding from the Ohio Transformational Mixed-Use Development Program. The incentive would help offset costs for the massive development, which represents a $282.5 million investment, according to state documents.

 

Located at 4457 Trueman Blvd. on Hilliard's east side, the 27-acre site will have multifamily residential, office, hospitality and retail/restaurant spaces. It also will establish new public gathering spaces, green space, trails and sidewalks.

Hilliard City Council rejects Noor Islamic Cultural Center's redevelopment project

 

Hilliard City Council has rejected Noor Islamic Cultural Center's redevelopment plans for the former BMW Financial Services building 


The city and the local religious group had spent months negotiating modifications to the planned unit development (PUD) agreement that would allow for additional uses beyond what is currently permitted for the site at 5550 Britton Pkwy.

 

Noor wants to repurpose the former office building for educational, religious, commercial and community uses. Here's a breakdown of what it has proposed:

 

45,000-square-foot private school.

20,000-square-foot worship center.

20,000-square-foot STEM business incubator.

15,000-square-foot daycare center.

15,000-square-foot event center. 

10,000 square feet of retail and personal services.

5,000-square-foot fitness center.

 

Prior to the city council meeting this week, Hilliard's planning and zoning commission recommended that schools and religious activities be permitted only as a conditional use instead of a permitted use under the PUD text outlined in the plan.

 

It also wanted to dictate the types of uses and percentage of space that could be utilized on a floor-by-floor basis.

 

Vorys attorney Joe Miller, who spoke at the council meeting on behalf of Noor, said he had never seen this type of floor-by-floor proposal from a city.

 

"I've been doing this for 20-some years, I have never seen the city ... playing developer, picking and choosing, floor by floor, what should be allowed," Miller said, adding the city is "insisting blindly upon office uses that are dead" in a post-pandemic market.
