They were the sites of a combined 425 crashes from 2014 to 2016. Some crashing is expected in roundabouts, but the rate is supposed to fall as drivers get used to them. That hasn’t been the case, though, at the three sites in Hilliard. Hence, the study to see how they can be made less accident-prone. The research included a survey inviting motorists to list roundabout flaws. Driver error, visual clutter and “too much going on to process” were on the list. I would have added performance anxiety: I’m always worried that an impatient driver is going to honk me into doing something stupid. However, it is still a double roundabout. And it's also clear that many real world concessions entered into the project - such as all those curb cuts and the Donato's located on an island next to the roundabouts(!) I know this is a development thread and not a street projects thread - but I posted about this double-roundabout area of Hilliard earlier in this thread (see above) so I thought I'd post an update about it here as well: https://www.thisweeknews.com/news/20200410/hilliard-reports-roundabout-modifications-have-reduced-accidents Hilliard has always had an odd three-way intersection between Cemetery Road, Scioto Darby Road and Main Street. The higher-traffic Cemetery and Scioto Darby intersected with Main Street in two separate areas that formed a sort of triangular tangle of odd angle street intersections. This area was always a bit of a traffic challenge even when Hilliard was a fairly small suburb. But as Hilliard and the traffic volumes grew this triangular tangle became more unmanagable. In 2011, the City of Hilliard replaced the conventional street intersections with two roundabouts. Which solved the problem of dangerous T-bone collisions. However, the number of less dangerous fender-bender collisions rose dramatically. Plus, many drivers had alot of near-misses. Unsurprisingly, this led to wide-spread complaints about this double roundabout solution (see the Joe Blundo article). So, Hilliard did a study and made some modifications to the two roundabouts, hoping to make them less confusing and less intimidating.

According to the article, a Scottsdale, Arizona developer got approval a few years ago to build an apartment development - but that deal fell through. Although I wonder if they did any site prep work - because the site is cleared off and two curb cuts were installed on Riggins Road to match another apartment development across the street (see the first aerial photo below). Now a Michigan developer has gained permission to finish the job with this 15-building, 470-unit development on these 29 acres. Interesting location in the northern part of Hilliard that abuts the southern part of Dublin. Also located pretty close to 270 and the Tuttle Mall (see the second aerial photo below):
May 19, 20205 yr UPDATED: Alton Place application scheduled for consideration May 28 A rezoning application for Alton Place, a proposed $275 million mixed-use development on Hilliard’s western boundaries, is scheduled to be considered May 28 by the Hilliard Planning and Zoning Commission. The commission tabled the application May 14, per the recommendation of city officials. Alton Place developer Dwight McCabe said May 13 the application was tabled because staff members had not finished reviewing it. According to the staff report submitted May 14, “staff is currently working with the applicant to have the proposed revisions to the development plan and development text reconciled with the updated traffic-impact study. Based on the current plans, staff is not able to make a recommendation concerning the proposed rezoning (and) recommends that the application be postponed to a special meeting (May 28).” The Alton Place application has been on hold since Dec. 9, when Hilliard City Council voted 6-0 to table the rezoning required for the development to advance and an accompanying developer’s agreement with Dublin-Cosgray LLC. Termed TruePointe, the project would be one of the largest efforts in Hilliard's recent history. The developer plans 205,000 square feet of Class A office space, 16,000 square feet of retail space, 4,000 square feet of restaurant space and 334 multi-family units on the site, with a goal to create a walkable urban environment that hasn't been built in this part of the city, said Austin Wathen, senior vice president of brokerage and business development. It is expected to lead to the construction of a data-center complex on the site, said Hilliard economic development director David Meadows. ( . . . ) Coinciding with the proposed sale is the city’s proposed purchase of 125 acres east of Alton Darby Creek Road and south of Scioto Darby Road, adjacent to Roger A. Reynolds Municipal Park and the Hilliard Ohio Soccer Association complex, for $4.41 million. The land is known as the Jerman property. “If City Council approves the (Amazon) purchase, then the city will buy the Jerman property,” Meadows said. December 11, 20204 yr New developer taking over plan for Hilliard residential development Epcon Communities is moving ahead with a plan for more housing on a Hilliard site long envisioned for homes. The homebuilder presented the city a new plan to build a 238 new single-family and patio homes east of Leppert Road. The development, Carr Farms, is on farmland surrounded by homes and the recently approved Amazon data center. Epcon is now under contract to buy the 79 acres from Homewood Corp. Its plan for 179 courtyard homes and 59 traditional single-family homes has already received approval from the Hilliard Planning and Zoning Commission. Reynolds Municipal Park that was purchased in November. The data centers will create roughly 100 jobs per site once they are built, Meadows said. This does not account for the construction jobs they will bring. The multifamily development, dubbed VC Meadows, will occupy about 14 acres north of I-70 and west of Alton Davey Creek Road, on the western edge of town. The site is currently farmland. This will bring Amazon up to three campuses in Hilliard: Amazon plans to begin construction of two new data center campuses in Hilliard by the fall “David Meadows, the city’s economic development director, told Columbus Business First the tech giant plans to begin construction on a new campus on 151 acres around 4120 Scioto Darby Road, near I-270, in addition to the previously announced data farm planned for a 104-acre site between Cosgray and Leppert roads. Construction at that 104-acre site was slated to begin last year, but Meadows said there was a delay because the city had to get the infrastructure right while Amazon established its fiber optic network. It will cost more than $200 million to construct and create about 100 jobs. Cost and employment figures for the Scioto Darby Road site are expected to be similar, Meadows said, although that's dependent on what Amazon submits to the city. The exact scope of the third data center campus is unknown, and since the site in question is larger, the campus could be larger than the one at Cosgray and Leppert roads. Yeah, multi-story buildings all served by seas of surface parking is obscene to me. I don't understand why we can't get more Bridge Park kind of developments. It's not like the few that have been built haven't been enormously successful.

I'm guessing it all stems from the fact that the powers that approve these projects are completely fine with surface parking and building a garage is a lot more expensive than making a big flat area. If they had to build garages they probably would, but nobody is making them.

Yeah, all these big developments projects—TruePointe, GVX, GVY, Quarry Trails, etc—are fine, but could be so much better if not surrounded by seas of parking. I went to see Quarry Trails during the Urban Living Tour this year, and man is that parking lot surrounded by apartment buildings an eyesore. I don’t know what can be done to change it at this point, though. There’s so much available land in the region, and such a love for cars. Even the big success of Bridge Park, like you mentioned, hasn’t convinced m/any developers to change 🤷🏼♂️

Yeah, I don't know why they just aren't doing typical parallel street parking, maybe the angled parking could be ok on streets with retail, but the perpendicular parking feels very out of place and suburban in a denser development
