Hilliard's TruePointe to offer white-tablecloth restaurants unique to central Ohio

“The Hilliard Planning and Zoning Commission on July 14 unanimously approved a modification to the existing planned unit development (PUD) zoning to allow for a mixed-use development that includes restaurants, hotels and residential uses.

Hilliard City Council on Aug. 22 is to consider the recommendation of the planning and zoning commission to approve the PUD modification.

“Mass excavation,” in the arrival of heavy equipment to begin moving earth would begin by the end of the year, he said. “We expect to start going vertical (with beginning the foundations of buildings) sometime in May (2023),” Wathen said.

TruePointe is not to be built in phases, so if there are no disruptions, the $100-million-plus, mixed-use development on 23.5 acres and encompassing more than 300,000 square feet of office space and hotels and more than 45,000 square feet of retail is to be complete in about two years from the start of construction, Wathen said.”

The article says it includes "359 multifamily dwelling units in five buildings".

It would be nice if this included a pedestrian/ bike overpass to connect with the Hilliard library area across 270

They’re going to build 1,300 parking spots for only 359 units? Am I missing something? That seems crazy.

City OKs proposal for $100 million mixed-use TruePointe development

“Construction of a $100 million mixed-use development on the west side of Trueman Boulevard, south of Davidson Road, can begin after the Hilliard Planning and Zoning Commission on Nov. 10 recommended approval of the final development plan for TruePointe.

“(TruePointe) is an impressive development and will be a unique development for Hilliard with many new businesses and upscale residential properties and retail spaces,” commission member Bill Uttley said after the commission’s 6-0 decision to recommend approval of the final development plan.

But one final step remains.

The project cannot advance without some mode of public funding, likely in the form of a tax increment financing district, or TIF, said Steve Wathen, CEO of Equity.”

City of Hilliard adds OSU Wexner Medical Center to $66 million recreation and wellness complex

"The city of Hilliard is leasing space in its planned $66 million recreation and wellness center to Ohio State University Wexner Medical Center.

Hilliard City Council approved the lease this week for the complex, which is part of a 125-acre community center campus planned on city-owned property west of Municipal Park, near the intersection of Scioto Darby and Alton Darby Creek roads. Current plans call for the center to open in early 2025.

The center will total 85,000 square feet and also will include non-traditional spaces such as a meditation room, cafe/juice bar, community garden, outdoor patio and a green room/technology space.

The facility was approved by residents as part of a ballot initiative in 2021."

Multiple cold storage warehouses are going in there.

That's also where another Sheetz is going.

Thanks.  That's a huge site for some cold storage warehouses but I guess those are...hot...these days.

I wonder if this is another sign of the increase in manufacturing in the area. From my experience, cold storage warehouses are mostly used to store food products but can also be used to store materials sensitive to heat like really thin plastics and what not. I even have a client that operates a huge cold storage facility where they store trees! Really good to have in the area, especially for anyone who needs to have an emergency secondary location to store things cold if they lose power for extended periods of time for example.

“A new industrial complex that could eventually grow to five buildings totaling nearly 1.8 million square feet is under construction in far west Columbus. The complex, called West70 Logistics Center, is being built off Hilliard Rome Road East. The developer is TPA Group, a private real estate investment, acquisition and development firm headquartered in Atlanta. The local leasing agent for the project is Jeff Lyons of CBRE.

Two buildings are currently under construction. One will measure 550,000 square feet, and the other will stand at just over 248,000 square feet. Those buildings are expected to be delivered in the third quarter of 2023, according to CBRE marketing materials.

Another facility, Building 1, also has been proposed. The 462,000-square-foot property would have 40-foot clear height, 86 dock doors, 275 parking spots and 87 trailer spaces. This building is not currently under construction.

In addition, the CBRE brochure shows proposals for Buildings 4 and 5. Building 4 would measure nearly 207,000 square feet and have 112 parking spots and 54 trailer spaces. Building 5 would measure almost 300,000 square feet with 349 parking spots and 63 trailer spaces.”

Get the latest on the 4,500 square-foot “urban winery” and kitchen coming to Old Hilliard

IMG_4483.jpeg.25f593cae9d7fdbc10f2a9fa948edb5a.jpeg

“While we learned last October that a pair of locals are planning a massive new “urban winery” for Old Hilliard, the city of Hilliard released an update on the concept yesterday, and now we know a whole lot more about it.

According to the city of Hilliard’s post, the concept will be called Firefly Winery. When 614Now spoke to owners Jenny and Joe Hollabaugh last year, the winery did not yet have a name.

The Hollabaughs are partnering with the Westwood Collective, a developer behind a number of recent Hilliard concepts, including the city’s Sexton’s Pizza location.

According to the story, Firefly is slated to open “as soon as” the spring of 2024, which is pushed back from its original estimated opening date of this fall.“

Equity's $200M mixed-use 'destination' development in Hilliard to begin construction

“Equity will begin construction this week on a $200 million mixed-use development that aims to be a destination location for the city of Hilliard.

TruePointe, a massive project the Hilliard-based developer has been working on for more than three years, will move from planning to construction with a groundbreaking ceremony Wednesday. The groundbreaking will be held at the project site, 4457 Trueman Blvd., near the Interstate 270 Outerbelt on Hilliard's east side. The development is expected to be complete in the first or second quarter of 2025.

Wathen added that Equity is two or three weeks away from announcing the names of the office users, and two to three months from disclosing the retail/restaurant tenants.

However, he said one of the office users will be a "large regional provider" that will operate a 20,000-square-foot orthopedic center located in the former Battelle for Kids nonprofit building, which will undergo a complete renovation. He said the orthopedic center and two other large end users will take up most of the office space, along with a coworking company that will occupy 15,000 square feet.

On the retail/restaurant side, TruePointe will have a craft brewery that also includes a restaurant, a "high-end" Mexican concept, a fast-casual breakfast-lunch spot Wathen said will be the company's first location in Central Ohio, and a fitness operator he says is the "first of its kind in the U.S."’

It's nice to see that this is being built all at once, instead of in phases...

"Equity is building TruePointe all at once instead of in phases. Wathen said he expects the first buildings to open in early 2025. The Indianapolis firm Milhaus is a partner in the apartment portion of the project. The Columbus company M+A is the lead architect on the project and MKSK, also of Columbus, is designing the landscape.

When completed, the project will contain 15 buildings including 300,000 square feet of offices, 359 apartments, a 108-room hotel, 42,000 square feet of restaurants and shops and two parking garages. The campus will also feature walking trails, a six-acre lake and a dog park."

I forget where I saw this, but someone who works at Advanced Drainage Systems commented on a story about TruePointe with something like, "Wait until you see what's coming down the street :classic_wink:"

Are they going to be building a new HQ over there?

Yes, ADS has a new facility going in nearby. Which, coincidentally, the Dispatch ran a story about today:

Hilliard company's expansion reaches milestone

IMG_4707.jpeg.282537a148925e84da53e62145f2bbed.jpeg

“The steel is up on Advanced Drainage System's $65 million Engineering and Technology Center under construction on the corner Davidson Road and Lyman Drive in Hilliard.

The company, often called simply ADS, calls the project "the world's most advanced stormwater engineering center dedicated to product engineering, recycled plastics and materials science."

When it opens early next year, the center is expected to add 200 workers to the company's staff of 5,500, more than 450 of them in central Ohio.

ADS broke ground on the 110,000-square-foot center in October and erected the first steel beams on the building last week.”

I sometimes feel like doing it all at once makes it less interesting than it could be though. Building phases allows for changes if the demand is higher than thought.

I believe it was originally planned as an extended stay hotel, but it looks like the plan has changed to 249 apartment units.

If you think about it, rental apartments are basically extended stay hotels without any of the amenities.
