They need to surround the work site with renderings of the final project.  I think that would be a powerful tool to those, from out of town, that are going to Reds games and see a giant hole.  They have no clue...hell I'm sure some local people still have no clue.

    Walked through the Black Music Hall of Fame. It's overall a nice addition to the banks. I just hope they can properly maintain all the cool interactive features. Each stand plays music from the artist

Agreed. I was thinking that last time I was down there. The renderings look great thus far and I think people would be really impressed

Yea I would also like to see a timeline of everything.  Just for curiosity sake.  Looks like construction is cookin' so that's good.

Yeah, at least now there is obvious work being done.  As opposed to before, when I would walk by there with guests and they'd always comment about how depressing that hole was.  I like the idea to post the renderings, but I'm just glad that the construction has finally commenced.

Yea and the crazy thing is you don't really see the gigantic scope of this project until you walk there.  Seeing pics only shows so much.  Crazy thing is the western side is even larger than the eastern.  That park is going to be gigantic.

Has anyone noticed the huge trench they've built? What in God's name is that?!

That was part of the edge of the old riverfront stadium.  There was a MASSIVE amount of brick and cement they had to remove from that spot.

I was driving down there after this weekend and I'm concerned that the street widths will be bigger than those in downtown proper.  I think that would be a mistake, part of the insipient suburbanizing of the City.

Most of the streets downtown are 4 lanes wide (although the two outside lanes typically double as parking), the renderings of the Banks also show 4 lanes. 

After the Reds games this weekend (btw - the Reds swept the Indians) the mass of humanity that leaves all at once got me thinking about the roads that will be connected to Main in front of GABP.

 

I know Theodore Berry Way will connect, but will Freedom Way? Everyone spills out onto Main which for the most part is closed, during game days, to cars, except taxis, etc. I can envision everyone heading straight to the bars, clubs etc. Will the streetcars be waiting to pick people up? They could get overwhelmed.

 

Just the idea of all these 1,000s heading right into The Banks after games . . .

That first phase, once complete, will be ridiculously crowded...and I mean that in a good way.  I bet people who opposed the stadiums being built on the riverfront have shut their traps by now;) boooyyaaaaaaahh.

^^ not to start an argument, but I still think the Reds stadium not going into Broadway Commons was a huge mistake.  I, however, don't know the details of what went into the decision to put it on the river vs. BC.

 

Edit: I guess I should add that I can't wait for the Banks, streetcar and the riverfront parks!!

Well, it would be on bottom level of the garages unless you set up some sort of a lock system.  Just stock it with cave fish and pretend it was always there.

Does anyone know how tall that hotel will be in phase 1? it's a hotel right?  Some kind of highrise they said.

By the way, did Atherton really say that on your signature? I mean It's Fox 19... but really.

Has anybody heard anything about the low-income housing in the Banks again? I'm not sure what made me think of it today but IMO it would drastically hurt the whole project if they allowed low-income to move into the Banks.

^It was a theoretical proposition more than anything.  Ultimately it will be up the developers to decide as to whether or not include affordable housing (not gonna happen).  The only way that would change is if there was some sort of government regulation for inclusionary zoning (which is what Witte was proposing).

 

In a nutshell, it is a non-issue.

Liberty Township is planning a major new development that is being called “The Banks 2“. It’s been proposed as a pedestrian-friendly mix of urban park, retail, residential, entertainment, hotel, conference, and office space. It’s also being compared to two, upscale modern shopping malls in the region: Easton Town Center in Columbus and The Green in Dayton.

 

The plan is not set in stone, so there is still a chance that feedback will be considered. Have a better idea for that 100 or so acres of Butler County land?

I happened to run into a construction worker for the banks at graeters and he said its dang near ready for the garage to start.  They'll be taping the area off very soon;) saweeeeeeeeeet.

Cincinnati City Council’s economic development committee gets briefed at 11 a.m. Monday in council chambers at City Hall.

 

Tuesday, the city’s Urban Design Review Board meets at 2 p.m. in City Hall, room 115, to discuss the project.

 

Bring a camera: Schematic designs will be shown at the meeting of the development’s first phase

Anybody have photos from the meeting this morning?

I wonder what the total public cost will be on the project.

This would really help to move the residential units.

First look at Banks

 

Cincinnati got its first look today at what the first phase of The Banks riverfront development might look like as planners showed off two buildings for parking, apartments and a grocery store. Developers presented their designs to the city's Urban Design Review Board, a group of architects and planners which will make recommendations about the project's appearance to the city manager. The design board can weigh in as each phase is proposed.

Pleasant though uninspiring. Could be much worse, that lighting gives it a bit of an art deco vibe. I'll take it.

Weak, but better than nothing.  Very institutional feeling, in the sense that all big developers build stuff like this.

I like it!      WCPO just showed a rendering of a taller structure in the northwest portion of this phase.  Any insight of tenants or height?      The rendering showed an approx 20 story block with no facade on it.  They said they will report to the Urban Design Board in a few more weeks with details of the building (I guess).     

 

The grocery store is a great addition!!!!!!!!!!!!!!!  25,000 SF

Yeah, what matters more are the tenants and the specific build outs that will occur for the buildings because as they're actually building this thing I'm sure there'll be specific tenants with plans in mind that will create specific design elements.  Overall, it still looks bland but doing a row of signature Hadid architecture would result in 0 leases.  Mayb, I'm being too harsh but it's really about what's down there to begin with.  One thing I do like is the row of street life they're looking at creating but one thing that was bothersome is that I don't really want any of the buildings to have their back to the river. I hope that these are built in a way that makes a statement at first sight.
