Completely agree to that.  I'm terrified to post on some other development discussion boards.  UO also has very active moderators compared to other sites.  If you're having a problem, you should shoot them a Private Message.

Is there any _official_ word on wether drive thru windows will be allowed for stores or restaurants in The Banks area.

It doesn't seem to make much sense, just wondering if any policy was in place one way or the other.

Obviously there won't be drive thru's in the Banks [please don't prove me wrong on this one Carter Dawson]

 

I haven't looked but I would guess the zoning for the Banks would be a PD which is a planned developnent.  Basically you start with an existing zoning designation (here probably DD downtown development) and then you tailor it to fit your project and the PD is put in place for your project.  They generally only use PDs for large projects like these.

I thought so about Pullman Square in Huntington, and they put in a drive-through bank instead of the street-level retail that they were promising.

Haven't seen anywhere to even put a drive-through in the site plans...

DOWNTOWN - A pig rib bone, a partial wine glass and an 1880 penny are just a few the findings that have been uncovered as part of an archaeological dig under way at The Banks riverfront site.

 

Archaeologists from Gray & Pape Inc. have been excavating a 45-square-foot area at The Banks construction site near the northeastern corner of what once was Race and Water streets.

Leave it to the Enquirer to spell "Archaeological" incorrectly (both in the title and in the link). Cool article either way. Went and visited this just as they were starting. You can just imagine the structures that sat there...

A new report by an advisory panel to the Banks riverfront development project says 73 percent of those working on the project are from the Cincinnati metropolitan area. But only 8.7 percent are from the city of Cincinnati and 22 percent are from Hamilton County.

Cincinnati and Hamilton County have decided not to delay the bidding process for a $30 million package of contracts at the Banks riverfront development downtown, which means bids will be taken May 11.

There are people that love to see things fail and they do ANYTHING to keep things from happening because they don't want to be proven wrong about it actually being finished.  So damn lame.

^This is less about someone with an end-game of stalling the project, than it is someone with another agenda (forcing local and/or union and/or minority, etc. workers) who just doesn't care what the cost of their actions are to the city and the region.

The city of Cincinnati will move about 50 police officers to a new welcome center at the Banks riverfront development in a move that signals the first step in a new policing model for downtown.

 

The officers are those assigned to the Downtown Services and Special Events units and are responsible for policing downtown and the many special events that take place in the city. Plans call for a 4,100 square-foot space with a glass facade that is staffed around the clock, said City Manager Milton Dohoney.

It's not about whether the board is well-behaved.  That's not what I mean....sorry.  I just have a problem recognizing sarcasm sometimes.  If I read something that sounds serious and then respond to it, only to find out it wasn't meant to be taken seriously, it makes ME look like an ass.  So from now on, I've decided to observe.  I do appreciate what I read here, though. :)

“We’re in the business of welcoming people to the city,” Dohoney said in an interview explaining the move. “This puts us in a stronger position to build a rapport with the community.”

That has changed with the revitalization of Fountain Square and the growing number of residents living downtown and in Over-the-Rhine, he said.

 

“Now we really are looking at a downtown that’s busy six or seven days a week, 20 or 22 hours a day,” Ginsburg said. “As downtown evolves, it is important, and it’s forward-looking, and it’s the right thing to do to look at how the police will handle it.”

I don't think i've posted much since moving form Cincinnati to Bermuda.  The progress in Cincinnati as a whole is very nice to see.  I must admit that I can't wait to see Cincinnati in 3-4 years from now, which is when we plan on moving back.

Capping Fort Washington Way would be a huge bonus!

 

 

Parking garage, streets ok'ed for Banks

 

Hamilton County Commissioners on Wednesday approved a $52.2 million construction budget for the next phase of The Banks riverfront project - a parking garage and some new streets. They also got an update on the apparent rosy financial picture of the project so far.

 

Things have been going so well financially that the more than $800 million mixed-use project appears to be tracking more than $10 million under budget so far, according to commissioners and John Deatrick, the project manager.

They're just finishing up the pour for the last of the elevated portion of the Central Riverfront Park....the Schmidlap Events lawn (maybe we could call it the Jacob?).  That essentially completes the street-level platform...including the slight stepdown for Ale house and event lawn.

Yep and they just awarded the contract to a cement company for the western portion of the parking garage.  It'll be starting June 1st.  It's starting faster than I thought.

By western portion do you mean the portion west of the Freedom Center, that is used as Bengals parking?

Anyone know of if this will be extended to the west side of PBS?

No, the arking garage won't.

Kind of interesting...they have taken down the construction walls in the two levels of parking below GABP.  Although there is a plastic fence type of barrier up now, you can see all the way west in the garage now.  That is one mammoth parking space.

A couple weeks ago they laid asphalt that connects the south side of the garage to Merhing Way. Now there are two attendant booths at this temporary entrance. I am assuming they'll open this once they close the Lot C/Freedom Center garage entrance when the June 1st construction begins.

Does anyone know what or when they'll be building on the strip of land south of the Freedom Center? All of the renderings show two smaller retail buildings as a part of Phase I, but they still have those trailers and whatnot on the apparent building sites. Anything about that part of the project I've missed?

The renderings show restaurants, I believe, I don't know when they are planned though

Next phase of The Banks gets green light

Hamilton County commissioners gave the green light Wednesday for the second phase of The Banks project by approving a $22.3 million construction contract with Monroe-based Baker Concrete and Construction Inc.

Great video, I like the idea of showing off the old foundations.

^ Agreed!  That will really be an interesting amenity that im glad they arent just bulldozing them.

Does anyone know the total amount of parking spaces there will be in these garages?  It seems like there will be a boatload of spaces.  Can't wait to find out how much they will cost to for monthly parkers.

Also, will these garages be separate or one mammoth parking structure with multiple entrances and exits?

You guys have got my curiosity up on how The Banks is progressing.  I think I'll walk down there during lunch and check out the progress myself first hand  :lol:.

His explanation that they needed to relocate Merhing Way "as far North as possible" in order to make room for the park is interesting.  He makes it sound like this was a big, expensive process.  But, I don't understand why they didnt just get rid of Mehring Way between Walnut and Race altogether.  Why do we need a road through the park?

 

I am not criticizing (there is probably a good explanation), I'm just wondering.

I believe he also referenced it being part of a state route and a hazardous materials route.  I'm not sure what all of the implications of that are, but I'd imagine that's why.

Well Mehring Way is the only east-west through street besides the 2nd/3rd Street distributors in that areas.  I suspect it's in some way necessary to handle stadium traffic, but also it's the only decent bike route across downtown as well. 

^ Yeah I caught that and that may be the explanation, it just doesnt seem like a good reason to undergo the arduous process of relocating a street that you may not even want.  Its not like Merhing Way will be used as a State Route or for the transportation of haz/mat.  If they are required by the State to maintain it as a State Route then why not work with the department of transportation to lift that designation?  It just seems silly to invest so much time and money into relocating the street, when it doesnt seem to serve a purpose within the Park.

The undergrounds will be. You should be able to enter from Pete Rose Way East and exit on Pete Rose Way West, etc. Or at least that's what I've seen.
