The addition of General Electric and its at least 1,400 employees will provide a massive boost to retail and restaurant business in downtown Cincinnati, especially at the Banks.

 

Mark Fallon, vice president at Jeffrey R. Anderson Real Estate Inc. and the retail listing agent for the Banks, said the addition of GE’s office workers is just as, if not more important, than additional residential development at the Banks.

Guys, let's be a little realistic here. I dislike Cranley's policies & style as much as the next guy, but he's always been a huge champion of the Banks. In fact, one of his biggest criticisms of the streetcar was that all of it's TIF financing from downtown would hurt the city's ability to fund future phases of The Banks (and pave streets in other neighborhoods). Also, officially saying I haven't been told doesn't mean he hasn't been a part of it. I've even heard he strongly preferred the Banks over Oakley because of the ability to have impacts in neighboring developments.  Remember, he's very close with 3CDC, Castellini, the Bortz's, Tom Williams, etc. Those are all pro downtown development people. He's just also pro development he's been a part of (ie not 4th & Race) and he's pro developer incentives over things like investments in transit so developers may need less direct incentive. The guy hangs out at Zula & Kaze nearly weekly. He's pro downtown & OTR, just in a very different way than we are, and in a way where he prefers to be heavily involved in the details, and if he's not he's not a big fan of the plan.

You have to admit it's a bit humorous to have all these articles flying about saying it's a done deal and amidst them there's one with Cranley saying he's out of the (bleeding-edge) loop. People went to Fox19 before Cranley.

Channel 5 news at 6:00 was showing renderings of a building tonight, with a GE logo on it. Not sure if it was the actual building or another GE building. They also stated it will be placed in the open space next to the freedom center.

That is definitely a rendering not an actual building.  It is on the empty lot across from where the new hotel is going (sycamore between 7th and 8th).  Interesting

Interesting. It appears that at some point a site Downtown was in the running. I'd imagine that rendering was just a general concept of what they could do with that site and may or may not have any relation to what we end up seeing in The Banks.

 

Also, looking at that rendering again, I'm loving that they put a streetcar in it. I have to wonder if that played a large part in choosing their site.

The rendering is on the parking lot across the street from where the proposed hotel, parking garage/apartment tower are planned to be on 8th and sycamore. Overall, I like the look of the building. Even though site wasn't selected it is good to know they are activity marketing that piece of land. 

Can we have this tower too!?

I know it is just a placeholder rendering for a different location, but it would be cool to have those wind turbine looking things on the roof too. Joint city/county meeting to announce GE location

 

City of Cincinnati and Hamilton County leaders are merging meetings Monday morning to announce General Electric's decision to bring up to 2,000 jobs to Cincinnati.

 

GE has declined comment, but multiple sources confirmed to the Enquirer Wednesday that GE's months-long evaluation of possible sites ended this week with a decision to build the coveted office complex at The Banks.

 

Officials announced the joint meeting Sunday morning, saying it was "in furtherance of the redevelopment of Ohio's Southern Gateway."

 

In other words, the meeting is about The Banks.

GE incentive deal among richest in Cincinnati history

In an incentive deal that could be the richest in Cincinnati history, General Electric will receive 85 percent of the city income taxes its employees pay for the next 15 years in order to locate its U.S. global operations center and its $142 million annual payroll at the Banks downtown, according to those familiar with the agreement.

 

The Cincinnati City Council and the Hamilton County Commission are expected to be asked to vote on the deal at a special joint meeting at 10 a.m. Monday at Great American Ballpark. The total monetary value was unclear.

 

The deal calls for:

 

A 100 percent property tax abatement for developer Carter and The Dawson Company for the office building it will build to house the expected 1,800 jobs.

 

A 15-year lease on the 10-story, 340,000 square foot, $90 million, LEED-certified building. The lease will have five, five-year renewal options.

 

1,500 discounted parking spaces at the Banks for GE employees.

Why yikes? Is it a massive incentive? Absolutely. But we're going to have 80 percent of the employees coming from other regions and with $142,000,000 annually to spend in Cincinnati! That's gigantic. And we have, guaranteed, five full years after the incentives are up of these jobs being in The Banks. 1,800 people working in The Banks will more than likely also greatly accelerate future phases of the project and could have immeasurable effects on Downtown. I'm happy with everything.

Damn straight about that.

I'm so glad about this whole thing.  The momentum we're seeing is having such a positive snowball effect.  The other thing I was thinking about is since so many people hate driving to work and that downtown is seeing a resurgence in living, A lot of the new GE employees could quickly gobble up new apartments, especially at the Banks.  Not only that, since the streetcar is being built, a lot of them would feel more comfortable living downtown and riding that straight to The Banks.

And to think that people were disappointed with dunnhumby, if this is a final product it looks very suburban office park. I love the move and the density and everything that comes with it, but for a company oozing money they could get something much more interesting and unique to help them stand out in the front row of the skyline.

It looks like Carter-Dawson hasn't updated the renderings for The Banks in awhile. It's still showing the townhomes facing Smale Riverfront Park even though those were removed from the plans.

Does this project include the other two blocks by Paul Brown Stadium as well, essentially finishing off The Banks, or are they just part of the rendering to show what it will look like when totally complete?

No. The tower will be located on the Phase 2 block between Race and Vine on 2nd. The other blocks are not proposed to start construction yet.

 

However I have a feeling this deal may finally push the county to begin building the parking garage for Phase 3 of the project sooner rather than later.

I can't tell for sure from the renderings, but it looks like there might not be a logo facing the river?  Seems like this would be a low key approach?

Why GE chose the Banks

Making an impact on the city, parking, the ability to draw young talent and the streetcar were among the factors that led General Electric to choose the Banks over other potential sites in Mason and Oakley for its U.S. global operations center, company and government officials said Monday.

 

“We had four very competitive bids,” said Joe Allen, general manager of GE’s new shared services center. “The Banks was not the cheapest when it came down to it, but it was attractive for what we’re trying to develop, which is to bring 2,000 world-class folks to a great facility.”

 

 

Best quote (luckily Cranley and his minions were sent packing on the streetcar vote): 

“I can tell you that unequivocally in one of our first meetings with General Electric, the access in terms of transit was very critical. The fact that the city had committed to doing the streetcar was one of the items that they cited as important for them to move forward in looking at the Banks as a potential location.”

Cincinnati Mayor John Cranley, who has been strongly against the Cincinnati streetcar project, said he was skeptical that the streetcar was an important factor in GE's decision.

 

“That was a comment made in passing. But no one has mentioned that to me from GE. We’ll take it if that’s what happened, but Im skeptical,” Cranley told 700 WLW-AM's Bill Cunningham.

 

Well, GE kept Cranley in the dark when they made their final decision as well.  The mayor would be well served by taking a long look in the mirror and asking himself why he's the last to hear about such things.

City, county approve $112 M in GE incentives

 

An Enquirer analysis of the GE deal to bring 1,800 jobs to The Banks shows that over the 15-year-term of the lease taxpayers will contribute $112.4 million.

 

The breakdown of incentives:

 

For city taxpayers: $36.4 million.

 

For state taxpayers: $70 million.

 

For county taxpayers: $6 million.

 

It's the most lucrative job incentive package the city has ever offered, but it's a much-needed infusion of daytime workers for The Banks, which was always intended as a "live work play" neighborhood.
