Posted June 12, 200718 yr Big apartment owner buys suites near CSU By STAN BULLARD 6:00 am, June 11, 2007 Niederst Management Inc. has paid $1.3 million for the 35%-vacant, 150-suite InTown Place Apartments, 2901 Euclid Ave. Calling the building “kind of junky looking,” company president David Niederst said he plans to change the former hotel’s 1960s-vintage exterior and to spruce up 55 empty suites. A low price per suite drew the apartment company to the building, as did its proximity to downtown and Cleveland State University. http://www.crainscleveland.com/article/20070611/FREE/70608029/1005/SUB
June 12, 200718 yr Good news. That is a trashy building as it currently stands, but with its proximity to CSU, it would make great student housing. Also in that neck of the woods, did anyone notice that the building next to Bros Printing, across Euclid from CSU, has the bottom floor windows taken out and replaced with boards and a big "Marous Bros" sign on it? I wonder what is going on there.

June 12, 200718 yr Their webpage says nothing about it, unless it is in their newsletter, which my computer sucks too much to download. Musky, where are you?
June 13, 200718 yr Their webpage says nothing about it, unless it is in their newsletter, which my computer sucks too much to download. Musky, where are you? Here I am! Still playing catch-up from the down time. Where did you try to download it from? I can try to do it. The building the thread is referring has nothing to do with CSU. And good luck to them with it - they art going to need it (see bottom photo) The other building (2020 Euclid) is likely part of College Town. For more information on that, go to: http://www.urbanohio.com/forum2/index.php?topic=13086.msg190311#msg190311 Got to keep things on topic, you know.
June 13, 200718 yr Hmmm, its not your crappy computer. It's their crappy website. Everyone reading this thread is trying to get to there site and it is now not loading. Sort of like our version of the Digg effect.
June 15, 200718 yr This will be an awesome project! This is a very cool part of Euclid that needs to be re-tapped. I wouldn't be surprised if a residential boom happens along the low 30's of Euclid and Prospect. Some very nice buildings just waiting for rehab.

I wouldn't be surprised if a residential boom happens along the low 30's of Euclid and Prospect. Some very nice buildings just waiting for rehab. I totally agree. Those brownstones on prospect and a few of the remaing apartment homes on Euclid are HUGE and goregeous on the inside.
October 24, 200816 yr Shocking what you see when on the Healthline... this building is very much in the process of being redone. Which is good because just about every building between East 30th and the innerbelt is ass ugly.
October 25, 200816 yr I hate to date myself, yet I remember back in the Cleveland Arena days, there were motels on that section of Euclid like the Sahara (later converted to a YWCA) and IIRC, what is now the Intown was called the Versailles. I think it had a top floor bar. I vaguely remember something Motownish through the haze of 40 years. That section of Euclid does have potential!
October 25, 200816 yr http://niederstmanagement.com/detail.php?property_id=26 Pretty cool old picture. Good memory on the name Urb-a-saurus!
October 25, 200816 yr Found the same pic on Cleveland Memory: http://images.ulib.csuohio.edu/u?/postcards,3802 The description is "The Versaille Motor Inn. 2901 Euclid Ave. Cleveland 15, Ohio. Phone 861-7500, 160 air-conditioned rooms -- cocktail lounge, and 24 hour coffee shop. Free parking. Swimming pool"- -card verso
October 25, 200816 yr It was apparently also once the Piccadilly Inn and they had some pretty big rock shows there back in the 70s. I think this little stretch of Euclid could be fantastic with a little love... but not too much love. Don't got getting crazy and tearing up those kitschy facades!
October 25, 200816 yr Urb-a-saurus -- good memory again on the name of the Sahara. Here are a few shots that I found on Cleveland memory (link below). It was at 3201 Euclid (now part of the parking lot and lawns of the Applied Industrial building it appears). http://images.ulib.csuohio.edu/u?/postcards,2079 3. Who knew that such swanky resorts were once on lower Euclid?!?!
October 25, 200816 yr ^ Thanks FrqntFlyr! I was on that pool deck for a high school swim party in the mid to late 1960's. Thanks for the memory! WOW
October 25, 200816 yr Where on Euclid was this Sahara? Just west of E. 36th, on the north side of the road. EDIT- Or I could just quote FrqntFlyr: It was at 3201 Euclid (now part of the parking lot and lawns of the Applied Industrial building it appears).
October 25, 200816 yr I'm a little bit confused as to exactly which building this InTown Place Apartments at 2901 Euclid ave is. When I was in college at CSU in the seventies I remember that their was this approximately 8-10 story hotel or inn on the north side of Euclid ave on the very first parcel east of the innerbelt. Today on that first parcel is a parking lot. OR is this that building ( Inn ) that i remember from the seventies?
October 25, 200816 yr "Who knew that such swanky resorts were once on lower Euclid?!?!" Yes, and there was bonafide night life on that "strip". There was also the tall Sheraton at E36th (now I think Days Inn). You know, Downtown could use a 24 hour coffee shop/diner/deli type place now. Something with an awesome menu from pancakes to prime rib and everything in between, as well as great coffee.
December 2, 200816 yr This was in an email I received from Midtown Cleveland Inc., at the bottom is a link to the project's website. Renovation begins on Intown Place Apartments Niederst Management Company recently began a $3.2 million renovation of the Intown Place Apartments, located at 2901 Euclid Ave. Scheduled to be complete in spring 2009, the renovations include the creation of an all-glass exterior façade, a state-of-the-art exercise facility and a game room. Residents will also be able to take advantage of free Wi-Fi internet access, a street-level coffee shop and a full-service Laundromat that will be also be available to the general public. The work is being completed by Stephen Ciciretto Architects. http://niederstmanagement.com/detail?property_id=26&city_search=Search
December 2, 200816 yr ^Isn't that the same firm that owns Lake Park Tower in East Cleveland - the one that had the fire recently? clevelandskyscrapers.com Cleveland Skyscrapers on Instagram
December 2, 200816 yr If you mean, Lake Park Tower... than yes. However this is a substantial improvement over what was rotting on this section of Euclid previously.
May 14, 200916 yr No problem... if you have any questions let me know I can answer pretty much anything about this project.
May 14, 200916 yr No problem... if you have any questions let me know I can answer pretty much anything about this project. Welcome to the board! What is your involvement with this project?
May 14, 200916 yr First sentence question, second one statement? It's too early in the morning to confuse us MTS! :-P
May 14, 200916 yr First sentence question, second one statement? It's too early in the morning to confuse us MTS! :-P Oh lawd. That is a grammatical hot mess!! Let me edit that.
May 14, 200916 yr My company manages the property (Niederst Management), I am the one who headed up the project design and have been overseeing the contruction aspect along with working on the lease up.
May 14, 200916 yr The building looks great! A very nice frontal exterior! Is the building mixed-use, or just apartments? Any interior shots available?

Fabulous!! Thanks for coming here and sharing. Can't wait to see more pictures. We love pictures! Lots, and lots and lots of pictures.
May 14, 200916 yr af, welcome to the board. I've always liked this project and think it has a lot of potential given it's proximity to CSU. Quick question. Is that glass front just a decorative facade or will those be actual windows? I'm also curious what the range of rents is going to be.
May 14, 200916 yr Thanks again for posting and WELCOME! From the news release: Scheduled to be complete in spring 2009, the renovations include the creation of an all-glass exterior façade, a state-of-the-art exercise facility and a game room. Residents will also be able to take advantage of free Wi-Fi internet access, a street-level coffee shop and a full-service Laundromat that will be also be available to the general public. The work is being completed by Stephen Ciciretto Architects. Is all this still true? Could you give us anymore breakdown of the project? # of units, price range, timeline, facade details (very interesting!), future plans, etc. Sorry for some many questions, but so good to see the apparent progress.

All great questions. Too piggyback on this, is there a functional website that lists all this information?
May 14, 200916 yr I should get some interior pictures up this evening, the project is on schedule for the major construction to be done before summer, the units should be ready by July. The front exterior is cosmetic only, the front of the building is actually the back wall of two apartments and we were unable to do anything to make them functional. The state of the art fitness center is built and the equipment is scheduled for delivery in June along with the Game Room. We are working with Time Warner to do Free Wifi & Cable access through out the building, we are signing the contract next week to finalize the installation. The first floor areas are both leased (ownership is a partner in the business occupying the space) a Coffee Shop & Laundromat. Also in this mixed use building is 8500 square feet of office space, we have two tenants that are currently in discussion with us on leasing this space. This is a 150 unit building with prices from $525 - $575 (all units are studios & all units include all utilities). This is being pushed as a student housing project and we have been getting alot of great feedback. The pictures show mainly what is going on with the exterior, I have also posted some renderings of the front & first floor. Let me know if you guys have anymore questions most of the leasing details can be found at http://niederstmanagement.com/detail.php?property_id=26
May 14, 200916 yr Oh lawd, those are the tiniest apartments! Those are NYC tiny. LOL Having an apartment that small, will make you want to get out and be social.
May 14, 200916 yr Oh lawd, those are the tiniest apartments! Those are NYC tiny. LOL Having an apartment that small, will make you want to get out and be social. They're bigger than the 8x10 single dorm rooms at Case!!!

May 14, 200916 yr Am I looking at the renderings correctly...there is no street access to the coffee shop? You have to go through the main lobby? Just checking..
May 14, 200916 yr No there is street access... Its the door all the way on the right side of the rendering.
May 14, 200916 yr These units are perfect for students. Gives you your own space, affordable... particuarly with utilities and internet included. Close enough to campus and downtown to be social.
