November 14, 20222 yr 3D mapping to show how development affects Franklin County neighborhoods "The Mid-Ohio Regional Planning Commission (MORPC) is creating 3D maps of Franklin County, a digital representation of communities, so officials and residents can determine which buildings would fit and which wouldn't. The maps could also help officials understand the impact on initiatives such as the LinkUS effort by the Central Ohio Transit Authority aimed at creating bus rapid transit lines and resulting development in the county, as well as the Rapid 5 effort to develop a regional park system along five major waterways and potential projects linked to that. It's a work in progress, but so far, MORPC has created a half-million structures in 3D, using data and building footprints. "It would help with public engagement and NIMBYism," Carr said, referring to "Not In My Back Yard" sentiments often expressed by neighbors to many projects. Columbus is comprehensively revamping its zoning code for the first time in 70 years, examining ways to create more dense neighborhoods to handle anticipated population growth. The city wants to reduce the number of variances needed for developers, who often end up fighting with residents and neighborhoods that don't want proposed projects, such as the two-year battle waged by residents of Schumacher Place near German Village to the redevelopment of a former Giant Eagle store into a 4-story building with 262 residential units." https://www.dispatch.com/story/news/local/2022/11/14/3d-mapping-can-show-how-a-new-building-impacts-your-neighborhood/69626014007/

November 23, 20222 yr Near Hilliard, Dublin address, technically city of Columbus…I’ll just put it in the random thread for now lol Columbus developers Robert Weiler Co., DC Building Co. plan 1,200 apartments in far west Columbus “The third phase of the project is going through the rezoning process and will be considered by Columbus City Council by early next year. The two prior phases are in various stages of construction. The three-story first phase called The Charles at Riggins Run opened in 2018 with 318 units, a rock climbing tower and golf simulator. The second phase, The Kensington at Riggins Run, is under construction now, with 324 units. A luxury indoor pool is the main amenity in the second building. Weiler Co. and DC Building Co. plan to eventually start a fourth phases of apartments, with each building having access to the amenities in the other buildings, Ruma said. Now, the developers plan to build a third mixed-use building, with 42,000 square feet of retail space on the ground floor and 364 apartments on the upper three floors. The site is behind the UDF. Ruma said restaurants likely will fill the retail space in the building. The final phase of apartments will be a building with 273 units. The developers hope to start construction on the mixed-use building next summer.” https://www.bizjournals.com/columbus/news/2022/11/23/weiler-co-building.html

McDonald added that the area has recorded major investments over the course of the year. Intel, he said, has committed over $20 billion in capital investment. The retooling of these facilities, three across our region, and the production of a new battery facility and a partnership with LG will create as many as 2,500 new jobs, retain over 8,000 jobs that exist today, and help move our automotive operations into the next generation of electric vehicles, making this one of the largest automotive centers in the world." “We’re working with over – well over a hundred companies that are actively looking for new facilities and places to create jobs and investment somewhere in the country, so we’re competing for over 137 active projects. December 7, 20222 yr Totally agree! There is plenty of room Downtown for all sorts of redevelopment. Opinion: Downtown Parking Lots Are Empty, It’s Time to Get Rid of Them Quote Pre-pandemic, parking lots in Downtown Columbus were fairly full during the 9-to-5 work week and prices were at a premium for both daily rates and monthly passes. Those same lots were a lot less full during nights and weekends, but companies were reluctant to change that dynamic to ensure their work commuters had enough spaces ready for them to easily store their vehicle during the day. Today, your average workday looks a lot like a pre-pandemic Saturday in many of the surface parking lots in Downtown Columbus. Dedicated office parking owned by larger companies like State Auto or Encova are less than half full most work days. These primarily white-collar office jobs are the easiest to shift to remote work, and even if those workers have dedicated parking spots they don’t have to pay for, they’d still rather stay home. https://columbusunderground.com/opinion-downtown-parking-lots-are-empty-its-time-to-get-rid-of-them-we1/

Most of those, 70 percent of those, are new to our region, and so the world is discovering the Midwest, discovering Ohio, and it’s discovering the Columbus market. Very interestingly for this group, over 50 percent of those projects are foreign-owned companies considering the U.S. for either their first investment or for additional investment in the United States, speaking well of the business environment we have here in Ohio, in Columbus, but also in North America and the U.S. market. Crazy how much expansion activity is still going on, despite so many with fears over inflation and possible recession. Here’s to hoping we’ll be successful in landing a good chunk of those expansions.

But surface parking lots can be valuable, so what do you do? Coleman wants the city to look at incentives, both positive and negative. “How do you incentivize someone who’s holding on to a 100-space surface parking lot to change its use?” Coleman asked. “And how do you use the hammer as well? I feel like with less workers downtown a lot of those lots are going to start losing money, and will be more willing to sell. If the city really wanted to get rid of parking lots, they could invest in a pretty big parking garage downtown and charge next to nothing to park in it for a few years and drive all the lots out. I’m sure that would never happen though.

The Columbus Underground article talks a bit about this. There’s a concern that increasing taxes on parking lot owners, the owners will just pass the increase onto the people parking there. But with nobody parking there in the first place, there’s no one to pass it off to. As a side note, I watched pieces of the panel on YouTube and frankly it was a lot of nothing (just the usual identification of issues without a tangible solution proposed), but one thing I thought really interesting was that all three panelists mentioned how the Boathouse was owned by the city and was a wildly underutilized location and that we should expect there to be major changes there in a few years (I assume when the boat house lease is up).

The Rapid 5 renderings look awesome (I particularly like the circular bridge they designed with it). My frustration with Rapid 5 is that they showcased a ton of awesome ideas but they just feel like hypotheticals rather than something legitimately in motion. It was just encouraging to hear that they are genuinely intending to at least do something at least at the junction.

Eh, I’m happy the casino isn’t downtown, they don’t add anything to the surrounding area, as people aren’t really meant to leave them. I think having the boathouse area be housing and mixed use, will be a lot better. I get what you’re saying about rapid 5 and I think a lot of what they presented was meant to be hypothetical, to get people interested and showing what could be done. Even if they only bring about parts of the overall plan, it will be a lot better than what is currently in place.

December 14, 20222 yr Any guesses for where this might get built? Glytch Inc. plans to open the more than 100,000-square-foot venue within three years, following its first location in Los Angeles. Overall it plans 32 locations over the next seven years, each home to a pro gaming team. Besides the 2,000-seat competition arena (which can double as a theater for things like Ted Talks), the stadium will feature entertainment including arcade games and multi-level laser tag, an esports team training studio and tournament center, a broadcast studio, and several dining and beverage options, according to a promotional video on the Glytch website. LA will have a neon-filled nightclub and very analog-looking old-school Irish pub. Each location will cost about $54 million to build, according to the website. Columbus was not on the list of the first four locations the company announced in April. The company said it will specify the precise Central Ohio location when construction starts in the spring.
