Metro Parks had planned to open 60 to 100 acres of the 220-acre park by mid-October. But it’s taken a bit more time than officials thought, including figuring out a safe route for visitors to walk between the north and south ends of the park as work continues at the site. But Peck said that on Nov. 30, close to 200 acres will be open." I can not wait to go check this out!
November 10, 20213 yr City to consider tax breaks for development near Ohio State, downtown and the West Side “Columbus City Council will vote on several tax increment financing, or TIFs, for huge developments near Ohio State, downtown and on the western side of town. There are seven TIFs on the Dec. 6 council agenda for approval. Four are new and three are amended existing TIFs. Ohio State is seeking a TIF for its Innovation District, the area southwest of Lane Avenue and Kenny Road. When completed, the Innovation District will accommodate more than 10,000 jobs with an average salary of more than $75,000 a year, said Amanda Hoffsis, Ohio State's assistant vice president of planning, architecture and real estate. Hoffsis said most of the jobs will be STEM-related. Ohio State estimates there will be more than $1.7 billion of new taxable value in improvements on the site. The plan for the Innovation District is about 270 acres. Hoffsis said once fully developed, it could be as dense as the Arena District. A PNC Tower/Gilbert/Madison's White Haines TIF also would be considered on Dec. 6. This amends an existing agreement that was created a year ago, Stevens said. The proposed Sugar Farms and Renner South TIF is projected to generate $54 million in revenue. The TIF will cover two projects: Sugar Farms by Pulte Homes and Vision Development, and Renner South by land developer Harmony and home builders DR Horton and Schottenstein Homes. It's basically earmarking tax dollars for the areas around a pet project. "I'm going to redo my driveway so I can start a business from home...can I request my tax dollars go to fix the sidewalk too? I created a job, so that should suffice." My objection isn't to TIFs in general, but rather the areas in which they are granted. All of Easton is basically a TIF (which, btw, set the tax base on the land before it ever really got developed), which is absurd. In areas where some development is needed, sure. But to keep handing these TIF requests out like they're candy is ridiculous. Very Stable Genius

I would argue that the reasoning behind Ohio having a below average job growth has little to do with Columbus and Central Ohio, and much more to do with other parts of the state. Maybe at this point more of the state should be aggressive with TIF's as Columbus (and arguably Cincinnati) is. Further more, Columbus is MASSIVE! To think that one part of the city might need a different amount of tax revenue earmarked for its well being isn't far fetched.

A three-building, 180-unit apartment complex is planned for the 7.5-acre site. The apartments will range from one to four bedrooms in size and be priced for families earning between 30 and 70 percent of the area median income (for a three-bedroom apartment that translates to an income of just over $22,000 and a monthly rent of $566 at the 30 percent level). The NRP Group is developing the $45 million project, which will be called the Sinclair Apartments and is scheduled to be completed in 2023. Coming up from the south side you just stare at the back of that thing and it's just so damn bland, it's really a lame introduction to the city from that direction since it takes up such a prominent portion of the view.

November 29, 20213 yr CSX unveiled a new set of 'business cars' this year. There was an inaugural trip to unveil them and the new 'classic paint scheme' with matching locomotives. They appear to be specialty cars that can be added to a full train for business executives, mobile offices, crew quarters etc. From what I can tell, they aren't necessarily designed for general passengers. They seem like the rail version of a Gulfstream jet or tour bus. You wouldn't see so many at once otherwise. Maybe one or two. It's a lot more expensive to deal with a site like this as opposed to raw land so they must have gotten the price down. Oh and if you want to see out-of-town developers around Columbus look at warehouse.

With access to both 70 (which goes from about Washington D.C. to Salt Lake City) and 71 it's just such a perfect place to build them. The organization plans to relocate with several complementary nonprofit organizations and offer its current site at 360 S. Third St. for sale, according to a news release. The United Way put out a request for proposals that include a future program for the site focusing on, but not limited to, affordable multifamily housing. According to the release, the United Way will give special consideration to projects incorporating affordable housing, but will also consider other projects. Preliminary proposals are due Feb. 28. Top applicants will be invited to submit comprehensive plans in April. The United Way anticipates being out of the building by the end of 2022. I don't think anyone has considered a potential station being that far south, especially so far away from the convention center and site of the former Union Station. Only thing I can think of with that site is that there's plenty of parking!
