January 28, 20232 yr This rural area near Canal Winchester is seeing quite a bit of interest here recently. I guess it’s not too far of a drive from where Intel and all the other action will be. “Tamarack Land” wants to annex nearly 100 acres of Bachman Farm in Madison Township into the City of Columbus in order to construct ~820 residential units at 5600 Winchester Pike. It would include a mix of townhomes, cottages, and apartment buildings, and it would feature 10 acres of dedicated park space.
February 13, 20232 yr Pulte Homes plans new subdivision in Blacklick “Pulte Homes was approved for 38 single-family lots at North Waggoner Road and McOwen Road in 2021, and now the housing developer is looking to start on the first phase of the project, called Jefferson Manor. Phase one would result in the construction of 22 single-family homes on just over 60 acres. Pulte describes the homes as "oversized" on its website, and notes that each site averages 0.8 acres. Six reserve areas measure nearly 40 acres, and the same amount of property will be kept as open space. The entire development spans more than 102 acres — more than 65% of which will be open space. Nearly 50 acres will be dedicated to parkland, to be owned and maintained by Jefferson Township. Sixteen acres of woodlands also are included in the project, as is a trail that will provide walkable connectivity between the community's two cul-de-sacs. The Franklin County Planning Commission approved the final plat for phase one of the Jefferson Manor project at a meeting Wednesday.” https://www.bizjournals.com/columbus/news/2023/02/10/jefferson-manor-housing-development-blacklick.html
February 13, 20232 yr I hope they build them as wooded lots otherwise it's a huge desecration of Central Ohio's tree Canopy. I think these suburbs need to adopt some more protections of wooded areas. Leaving 16 acres isn't quite a consolation when it seems you're wiping out almost 60 in phase one. Edited February 13, 20232 yr by DTCL11

Yes, the layout seems to intentionally destroy the forested area. All for only 22 homes, no less. It's a terrible waste of space even without that part.

It's so bizarre why developers want to mow down trees - fun fact, most of us don't want to see our neighbors! We like the shade and sound barrier they provide - and the wildlife and clean air. And not the crappy sugar maples you plant in the islands that rip up the sidewalks after ten years. Mature trees help a neighborhood age well.
February 13, 20232 yr And how expensive it is to dig up all the stumps and roots plus get rid of the wyes. Even if you get good money for the timber.

A lot of trees on your property means a lot of money spent paying someone to prune them, cut them down, or pay for damage to your property when giant limbs or entire trees fall. At least that’s probably what developers have calculated their customers tend to believe. I want them to keep the trees, but unfortunately the probably believe they can make more money by cutting down 95% of the trees than keeping 80% of them around.
February 14, 20232 yr I jotted down a list the other day of projects around the city that appear they should (or could) start vertical construction within the next 30 days, assuming there's no "supply chain issues"... • new Gahanna High School • apartment building at Quarry Trails (x2) • The Orchards • site next to Mt. Carmel • The Peer on 7th • Bojangles on Hilliard Rome Rd • Warehouse development across the street from Bojangles • The Rambler • Jaeger Square • former Rice Paddy site • Retreat at Scioto Creek (on Hall Rd near Georgesville and 270) • Zora's House (maybe closer to 45 days) These were also on my list when I compiled it, but have since already went vertical: • Columbus Castings (vertical last wk) • Office Park at Astor Park (vertical last wk) • The Ethan (vertical today) Anyone have any to add to the list?

February 16, 20232 yr Late in 2021 the former Lucent Technologies campus across from Mount Carmel East was approved for a single, 260-unit apartment building along Taylor Station Rd. That doesn't appear to have gone anywhere. In 2018 a senior living facility was built at the SE corner of the property behind Starbucks and Chick-fil-A. Behind that senior living facility a skilled nursing facility was approved and was supposed to start construction last year. Building permits were issued, but I've not been over there to see if it actually started. The yellow is the under construction nursing facility. The 2018 senior living facility is right below it. The red outlined property is the rest of the former Lucent property. Now, the property owner is proposing a ten building apartment community: Not sure of the extent, but that may take up the remaining land there. Edited February 16, 20232 yr by aderwent
February 16, 20232 yr From my understanding these apartments will take up roughly the middle third of the site, in line with a proposed extension of mcnaughten road There are several other large commercial/industrial parcels also demarcated for the remainder of the site I know I've seen a site plan floating around, I'll look for it again today and post if I can find it Edited February 16, 20232 yr by NW24HX

February 21, 20232 yr A recent Columbus Metropolitan Club podcast has some more details about Starlab for those interested- Starlab Is A Cosmic Win for Ohio "Ohio State University will soon be home to a ground-based copy of a space laboratory planned for a new commercial space station. The Ohio-based lab will be a replica of the George Washington Carver Science Park, a key science component of the “Starlab” next-generation space station. The replica laboratory, or “analog,” will allow researchers to test experiments on the ground while identical experiments are conducted aboard Starlab in Earth orbit. The Carver Science Park, established by space tech leaders Voyager Space and Nanoracks, will be a core element of Starlab, the companies’ planned future commercial space station. The project is now underway with a facility at OSU’s College of Food, Agricultural and Environmental Sciences, and this year, the partners will break ground on a stand-alone facility on the Ohio State Air Transportation & Aerospace Campus." February 25, 20232 yr So, on the topic of the Greyhound redevelopment, here's a few other thoughts about properties I'd like to see redone around the commons. 1.) I love the buildings on this side of the commons. Another large, geometric glass monolith would be extremely cool here. Something with 1-3rd floor retail/restaurants and the next 5-8+ floors being office/co-working. 2.) This garage is almost as bad as a surface lot. It can easily be consolidated and let's be frank, it's not fully utilized anyways. I'd love to see some sort of large indoor mixed-use development here. Kinda like "The Wall" out in Saudi Arabia. I really like "The Shops at Columbus Circle" on Google. Showcasing small businesses, restaurants, and retail in an indoor/Easton like setting with a residential component mixed in would be unique and attractive year-round. I think the 3rd street side would make a good, taller parking structure, which could be surrounding on the Rich and 3rd sides by residential or retail, leaving only the Main Street side open for ventilation. 3.) No explanation needed here :) 4.) The building before this on 3rd with the Subway is actually really cool architecturally and compliments the office building across the street. However, behind it is a large surface lot and a rather drab building. I'd like to see an 8-10 story mixed use (first floor dining and a retail or entertainment establishment) building here. I'd also like to see an L shaped park around the preserved structure, which could definitely use some updated landscaping as well. Keeping some larger trees would be nice though and make the area feel more inviting. 5.) Surface lot - similar case as above. Like to see an 8-10 story building here too. I really like the building where Code Fitness or The Goat is in - something like that here would be cool and look great. 6.) I'd like to see another large, indoor mixed-use concept here. It'd compliment the Casto building down the street and provide some great night views along the river! 7.) I can't count apparently - ignore. 8.) I hate these buildings so much. They are the most terrible design, and the first-floor retail has virtually no windows and looks like a cinder block mass. I'd like to see a reclad or some sort of refresh to these buildings to make the facade less "flat" and provide a better ground floor experience with outdoor dining, colorful signage, and interesting window displays. This is all me just playing Sim City, but I'd love to hear your thoughts on this!
February 25, 20232 yr The Development Commission’s March agenda came out today. Some of the agenda items: 1. A three story, 20 unit building in Northland at 2600 Lauffer Ravines Dr. on vacant land. 2. A revised plan to develop nearly 800k sqft of warehouse space on the huge vacant lot at 6500 Tussing Rd, off of Brice. 3. Two more Sheetz: one at 7480 Sawmill and one at 2480 Walcutt. 4. 552 units and commercial space on mostly vacant land developed by Metro Dev that would include land annexed into the City of Columbus from Prairie Township at 795 Galloway Rd.

If we had to keep any of the low-mid density office buildings downtown, that would probably be one I’d vote to keep. Really, the one at the other end of the block isn’t terrible looking either, it just needs some sprucing up and opened up at the street level, maybe with a cafe with a patio or something. It’ll be great if the Greyhound redev includes structured parking that can be shared with nearby properties. That could really free up more room for residential and amenity space to be built on top of the big parking lot between the two offices.
