That's to funny! When I was in school one of our study areas was Berliner park. My project included a curved suspension pedestrian bridge over 71, modeled after this one in Kelheim Germany!

I’ve been watching the Instagram and website for their new exhibit Gamegrounds and they’ve said this is going to be on the same site as the Otherworld building, and the address for Gamegrounds is the same as the Otherworld address.

It seems really stupid to not just say, build it with the same material and same design it already has, and then approve the damn thing. Hopefully Char bar can old on and open back up. This should have been approved the first time it came through.

Lulz. Imagine being this pressed over the repair to this building being identical... while allowing developers to tear down the city block by block with no plans for the sites. If it were a developer coming back saying they needed to tear it down and will come back with a plan for a new building st a later date, they would rubber stamp it all day

Demand for apartments in downtown Columbus soft with more units expected

 

Demand for apartments in downtown Columbus is soft and the problem may be exacerbated by more coming onto the market.


Downtown Columbus has too many units, said Rob Vogt, managing partner at Vogt Strategic Insights. The market research firm found that as of late last year, there are 1,581 units under construction in downtown Columbus.

 

"Demand has leveled off, but supply continues to increase," Vogt said.

 

Vacancy in the downtown apartment market is about 11.6%, according to CoStar data prepared for Newmark. The overall apartment vacancy rate in Columbus is 8.1%, CoStar data show.
 

 

The thing missing from this is that most of the downtown apartments are at a very high price point. I don’t think demand died off I think it’s just the price point doesn’t work for most people. 

That explains like stuff like Kroger Bakery and such are crawling. Basically means that 22 story tower, Estrella, etc. aren't moving forward. Astor Park and Library Park are the only two I see moving. Given how little we've heard about Riewald's project on Spring, I'd say that's on hold as well.

This rent-seeking is landlords trying to get Tier 1 city prices in Columbus. A reminder that Columbus has more amenities than where a lot of people are moving from but not all of the ones of a Tier 1 city.

With the federal back-to-work mandate, downtown retail should pick up with more people working in the city again. Hoping for the best on that front!

I think that’s a good point. I believe it was the article from CBF reporting the 2023 occupancy results that mentioned that it was the market rates that were struggling and the tax credit units were full. 
 

Also wonder what all they’re considering downtown, since the report mentions Jaeger Square in SP, and past reports have included Gravity in East Franklinton. 
 

Considering the vacancy rate was little changed from last year’s report despite hundreds more units coming online, I’d say it’s a good sign downtown population is still growing, although it may be slow.

Yeah, I don’t think it showed what they consider downtown, but I’m sure it isn’t the actual downtown outline. 
 

In fairness to the article the guy doing the research did say he thinks it is temporary and that once more amenities and stuff open up downtown, the area will pick up.

Nice newer units in The Loop in Chicago are going for the same price as a lot of units in Downtown Columbus. That..... makes no sense. Downtown Columbus does not have enough to offer to justify that (like $2500+) being the baseline for rental prices in the neighborhood.

I-670, North Fourth Street Exit Redesign

 

This isn’t new info, but I was wondering if there have been any updates on what they plan to here? It seems a few of the options would be off the table because of the development on the site now. The plan that cuts through the parking lot would suck, as that lot would be great for another building. 

^I wasn't aware of this project. It's definitely an issue - 670 traffic flies up 4th. This is similar to the 315 ramp at Broadway that was removed when OH built their HQ. Traffic off or 315 would hit 60MPH on Broadway.

I think the best option is to put a stoplight at the end of the ramp. It’s the option that doesn’t require a ton of money or more awful highway construction. If it gets too backed up, people will use a different way. 

I believe the latest info on Jeffrey Park Phase 10 has been showing the current ramp being maintained in the same location, so I would assume the more impactful relocation options (1 & 2) in that study are not on the table anymore.

The link VintageLife posted indicates option 3 is preferred - a traffic signal at the end of the ramp. 

That's all 2016 though. A lot has changed -- even if not at this site, just the field of design and engineering.

That's a senior capstone project. It's not a project ODOT is pursuing (to my knowledge).

100%, that’s why I was wondering if there has been any new info on it. With Jeffrey park being there, I don’t think they could even do some of these now, which is a good thing. Again, a stop light at the end of the ramp is the best option.

I found it after I saw someone on reddit say they heard there are plans for separated bike paths along 3rd and 4th over 670. I didn’t find anything on that but this page popped up. 

I realized today that Bing maps has 3D imagery, similar to Google, except it's about 10-12 years outdated. Since Google's 3D imagery was updated for Columbus just a few months ago, I decided to do some side-by-side comparisons of various areas around town to really get a sense of how much has changed in a relatively short amount of time.

^Technically, this site is in Columbus. Originally it was built by Duke Realty for a company called Sterling Software.

It's a project I worked on 30 years ago. 😬

 Curious to see the site plan for this one, it’s a prime location.

 

Going to be very interesting over the next decade to see what happens in that area. A lot of land at Tuttle and the redevelopment north of there is going to completely transform that whole area.

Depends on who you ask. RTW is picking up steam and to be honest the suburbs haven’t felt the pressure as much as the core of cities, at least here in Columbus/Ohio.

In retrospect what’s the difference in living or working there? You’re spending 8-10 hours working and 8-10 hours living in the same spots. Pollution is going to happen regardless in my opinion.

It’s crazy that they could easily plant a few rows of trees that would help with air pollution and sound pollution, but won’t do that.

If you work 40 hours a week, that's only 24% of your time. Then there's kids who won't be working at all

I thought Columbus in general does a pretty good job from shielding development from interstates. We have a lot of trees and soundwalls in most areas.

Compared to other cities, it seems like it. If you drive down interstate 71 through the Kenwood/Norwood area of Cincinnati the apartment buildings/hotels literally almost hang over the highway.
