Condo project proposed for Mariemont Square

MARIEMONT - Mariemont Square, an embodiment of the village's quaintness and charm, will be undergoing some changes this year.

 

A sitting wall will be built around the square's fountain, and outdoor dining tables will be placed on the Wooster Pike side of the National Exemplar restaurant in the Mariemont Inn.

 

Also, the Mariemont Inn continues its interior renovation that will enlarge and modernize its guest rooms, and Spinnenweber Builders Inc., which owns some of the buildings on Mariemont Square, hopes to place a pub in the vacant space next to the Mariemont Theatre.

 

But the biggest change could occur just northeast of the square on Miami Road....

Hopefully, the waiving of the height exemption will not change the fabric of what Mariemont what it is.

 

However, the sitting wall around the fountain will be a much welcomed addition--there's never a bench available to eat Graeters on a saturday night.

Mariemont condos on fast track

MARIEMONT – A proposed 30-unit condominium building near Mariemont Square appears much more likely to be built now that Mariemont Village Council has all but assured the developer that the project would receive a 50 percent tax abatement for 15 years.

 

The condos, which would sell for $390,000 and up, would replace seven small apartment buildings on Miami Avenue, just northeast of Mariemont Square.

 

“This is an important project to the village,” Mayor Dan Policastro said. “This project is going to be worth so much more in tax revenue to the village than the 1950s apartment buildings that are there now.”

 

The project’s developer, the Greiwe Development Group, had asked Village Council for a preliminary vote of support for a tax abatement before the option to purchase the seven apartment buildings between the square and East Street expires on Tuesday.....

haven't seen an updates here on this, so i figured i'd post that work has already started on this project. the 7 apartment buildings are gone at this point and site prep has started.

 

i recently moved to mariemont so i will try and keep an eye on this project, maybe grab some pics as it moves forward.

 

there was apparently a lot of concern about the tenants in those apartments, a good portion were elderly and had been there for many many years. my neighbor (who is quite involved in the city affairs) said they got pretty much everyone re-located and settled.

 

one thing the developer will have to contend with is the ancient infrastructure around here. they will have to do a lot of utilities work to get this project moving along. overall though, the project seems pretty welcomed by everyone here, and there's now some talk of a 2nd phase taking another series of apartments nearby.

 

if anyone has any pic's of this project, could you post them? i've yet to see any renderings, although i was told my neighbor a couple doors down is the actual architect (just moved in though, haven't met them yet)

Do you have a camera?  I've been meaning to get over there to get pics, but it's kind of out of my way and my time's been taken by projects happening closer to where I live.

yeah, I will try to get over there and snap some pic's this week/weekend. I live a couple blocks off the square, so its really close.

 

I just wish I could find more info about the building and what it looks like, maybe there's some signage at the site that I missed. I can't even find a website for Greiwe. I know they did park place @ lytle, you'd think they'd have a website or more info about this somewhere

the rendering is hard to make out, but you can get the idea. cole + russell are the architects, seems like they're slowly rebuilding the city with the # of projects they've headed.

I don't believe that Cole + Russell is responsible for the funding or development of any of these projects.  I thought they were just the guys hired to do the renderings, site plans, building plans, etc.

yeah, cole+russell are the architects, griewe is the developer on this. I meant that cole is the architect on a ton of stuff around town, not the ones funding stuff

I've not been able to find one, ad haven't seen anything mentioned in any articles

Cole + Russell do DAMN good work. I can't find a website for that development; I was hoping there would be renderings or something on Cole/Russell's website. I guess not, but if you go to http://www.colerussell.com/portfolio/housing.htm you can see they do some good infill development around Cincinnati. I'm sure the Mariemont project will fit in very well with the context of the neighborhood :)

more info at last - first of all, the project itself is named 'Jordan Park'. I'm not sure if its actually been called in that in any of the articles we have here, but that's whats plastered all over the site off Miami Rd.

 

Sibcy Cline is the real estate rep for the project, more info @ http://www.sibcycline.com/jordanpark, so far there's not really much there. A tiny rendering and the logo for the project is up. Hopefully more will come along soon.

 

And last but not least, I finally got over to the site and shot some photos. These aren't the best though b/c as I snapped the first shot, my battery started to die, so forgive the poor quality. I was trying to get as many shots in as I could before the battery died. Didn't have time to fuss with settings

Right now its pretty much a hole in the ground. Mostly footers being poured and some foundation forms are in place. By the dept of it, it seems like there will be only 1 level of parking, thats assuming all parking will be below street grade.

 

I'll keep an eye on it and try to update photos when there is something more to look at

I really like Dilly Deli and these would be in walking distane to it.

not to mention, they're right next door to graeters. which could be dangerous..

 

i live on the other end of the square, off beech st and we've found we're too close to graeters for our own good, i can't imagine living right next to it :)

Jordan Park photo update, 10/29/07

Foundations are being poured for Jordan Park in Mariemont.

 

Griewe Development Group is building the 29 condominiums on Miami Avenue, just off of Mariemont Square.

 

The buildings will be designed to complement the architecture of the square and units will start at $440,000.

MARIEMONT - A developer who already has sold more than half the condominiums he's building northeast of Mariemont Square wants to build more condos northwest of the square.

 

Rick Greiwe, the principal of Greiwe Development Group, held a "topping out" ceremony Wednesday at the 26-unit Jordan Park on Miami Avenue to thank workers for completing the framework.

 

That building, which replaced seven small apartment buildings, will be ready for occupancy by Oct. 1. Those condos range from $430,000 to $900,000.

 

Greiwe recently informed Mariemont officials that he would like to demolish four apartment buildings on Madisonville Road between the square and West Street and replace them with condos....

would be nice if some of these new projects included more affordable condos, like in the 200k range so people can actually afford something without hemorrhaging their bank accounts. after all the fallout with this mortgage stuff you'd think developers would realize they're just encouraging this pattern of living in debt. i think condos 200-400k would work out well in mariemont and stay somewhat in line with existing housing prices. doesn't make sense to me that they're building condos that cost quite a bit more than most of the houses in mariemont.

 

some more street level retail would be nice around the square as well, what we already have is nice, but some new stuff would be great as well.

 

pricing aside, the new griewe stuff does look nice and i'm glad they're trying to blend stuff with the old. i do feel bad for the houses around jordan park though, that thing towers over everything on miami & east st.

To him, the $10 million, 29-unit Jordan Park condominium project under way on Miami Avenue, just off Mariemont Square, fits both requirements: It’s sensitive to the Tudor Revival architecture style of Mariemont’s environs, yet still serves the needs of residents who want to downsize their living space and upsize amenities and convenience. Proof is in the sales: Only six of the 29 units – which have a price tag starting at $425,000 – remain unsold, even though the project won’t be done until October. Many buyers are empty-nesters seeking single-story residences and safe parking.

 

“He definitely hit the right button relative to the product type and location and understanding what that buyer wants,” Arends said of Rick Greiwe, whose Greiwe Development Group is the project’s developer.....

Residents and community members recently got an inside look at Jordan Park, a $10 million, 26-unit condominium development on Miami Avenue in Mariemont.
