They have the heavy equipment out to tear down the building.  The current owners did absolutely nothing to try and save this building.  More than anything, now that we know the building will be coming down, I want to know what the future plans are for the site whether that be hearing from the owners or the city making sure some of use comes of this parcel.

I hate to spread more bad news, but wow... Youngstown really is cursed! We just lost an old commercial building on the West Side, which used to be an iconic music venue, to a fire - It used to house the famous Club Merry Go Round & Torch Club, which hosted artists such as Nat King Cole and Ella Fitzgerald. I know they're at least demolishing part of it, but I hope the more ornate 2 story building its attached to doesn't get demolished or isn't too damaged. But I don't have high hopes, especially since there's not much incentive to reinvest in old buildings in this neighborhood.

So, demolition of the Realty Building began yesterday.  If you search, I believe most of the news stations had live feeds, but I don't think there's much to see.  I don't plan to watch any of it, if I can; it sickens me.  But, of course, many of my friends posted photos and commentary on Facebook.  The demolition company is using a wrecking ball, and all they managed to do was damage the terracotta cornice, on the NW corner.

Some good news, hopefully....

Artist Group Eyes Purchase of Building for Studio Space

A group of local artists, including some who formerly had studios in the Ward Bakery Building in Youngstown, is moving closer to acquiring a space where they can create, show and sell their work.

Loop Youngstown was founded a year ago for this purpose, but its efforts have taken on new urgency in the wake of the sale of the Ward Bakery Building.

UHaul Purchases Ward Bakery Building

https://www.wfmj.com/story/51124536/uhaul-purchases-historic-ward-bakery-building-to-construct-storage-units-on-property

Speaking of the Ward Bakery Building, it looks like UHaul has purchased it and plans to convert the building into a 800-unit climate controlled storage facility. Luckily, they are going to renovate the building rather than tear it down and rebuild it - Hopefully they do a decent job. They also did an adaptive re-use in the old Isaly's Building across the street, so it's really cool to see them commit to saving another endangered landmark of Youngstown's industrial past! It's a shame for the artists living in there, but honestly the building looked to be on its last legs anyways, so I see this as a win.

It is good to look at this positively.  I hope U-Haul refreshes the building a bit, and helps extend the building's life.

But, I'm sad to see the artists displaced.  They were a major anchor in the quirky, artsy nature of the Mahoning Commons corridor.  I think there was a lot more potential for the development of this corridor if something more creative could have been done with the U-Haul/Isaly's building across the street.

Developer Has High Hopes for Boardman Townhouses

BOARDMAN, Ohio – The developer behind a complex of newly completed townhouses along South Avenue is optimistic the concept will take hold in the Mahoning Valley, as it has in other metropolitan areas.

Insomnia Cookies & New Restaurant Coming to YSU's Lincoln Avenue

https://www.wfmj.com/story/51179293/insomnia-cookies-latenight-bakery-coming-to-youngstown

Not a huge amount of news here, but Insomnia Cookies is opening up a store on Lincoln Avenue, and another new restaurant (Bull and Bear Neighborhood Grill) will be moving in on the corner of Lincoln and Elm where Inner Circle Pizza used to be. I'm pleasantly surprised that a national chain is opening a store in Downtown Youngstown given how bad our post-COVID recovery has been. This is great news for Lincoln Ave/YSU in my opinion!

I certainly think there's a market for millennial-oriented condos/townhomes in Boardman. Most of the condo options in Mahoning County feel like senior living communities currently. But this is a huge miss to me. The developer mentions they haven't seen any interest yet... yeah, maybe because no one wants to pay $250k to live next to a 5 lane road with a car wash literally in your backyard!

It's not a bad location and if the township put in some sidewalks along South Ave, you could easily walk to grocery stores, bars, restaurants, etc. from here. But the site layout is just perplexing to me. It's part of a trend I've noticed where developers try to emulate urban living but end up creating a development with all the drawbacks of both urban and suburban living with none of the benefits of either

6412-south-ave-youngstown-oh-unit-8-3.jpg.69575c7ea25f652a04fdc13ce70f6f6b.jpg

^Exactly.  I was just going to say, this area has absolutely no sidewalks to get to other areas.  The only sidewalks are the ones that were put in when they built the new townhomes.  That is the problem with the entire South Avenue corridor - no sidewalks.  The same thing goes for 224 east of the Southern Park Mall and west of Market Street along the same corridor.  I believe a lot of that will change when ODOT comes in to make some safety improvements in a few years.  Right now any time a new business or new construction goes in they put a new sidewalk out front, but it's just a bunch of sporadic sidewalks along heavily traveled corridors.

Youngstown Council to Consider Downtown DORA

https://businessjournaldaily.com/youngstown-council-will-consider-downtown-dora/

City Council has agreed to apply for DORA status for much of Downtown Youngstown, encompassing West Federal between Wick and Hazel, Phelps Street, and the Youngstown Foundation Amphitheater. I think this would be a great way to try to jumpstart a new revitalization of downtown and might give some businesspeople more confidence to reopen bars/nightlife downtown. An issue though seems to be that business owners aren't super happy about it, which I don't really understand. I think it comes from a lack of understanding of what a DORA entails and a general apathy towards the city's downtown improvement efforts. To my knowledge, this would be the only DORA in the Mahoning Valley besides Main Street in Columbiana.

It probably will stay one for a very long time.  The owners of the building have completely destroyed a section of downtown.  What a disgrace.

"All told, Moderalli believes the demolition project moved fairly quickly, but the 100-year-old building didn’t go down easily.

“The building was a lot tougher to take down than we thought,” he said. “Everyone just thought it was going to fall down, and I didn’t think it would be as hard as it was."

It's almost like the building could/should have been saved....

JobsOhio has awarded a $50,000 planning grant, and the Youngstown-Warren Regional Chamber is matching the money.

Defense and Aerospace Hub Eyed for Former Vindicator Building

YOUNGSTOWN, Ohio – The Youngstown Business Incubator has plans to lease the former Vindicator printing building at 107 Vindicator Square and convert it into a center for defense and aerospace manufacturing, research and development, a YBI executive said Tuesday.

The new center, tentatively named the Youngstown Innovation Hub for Defense and Aerospace, hinges on a $26 million grant from the Ohio Department of Development toward the development of an Ohio Innovation Hub, Ewing said. That grant would be augmented by $11 million in local matching funds, she said.

Downtown Youngstown Building Project Moves Forward

by George NelsonThursday, December 19, 2024

YOUNGSTOWN, Ohio – The city formally entered into a partnership Thursday morning with a Dallas-based developer to help redevelop the 20 Federal Place building and an adjacent parking lot on West Champion Street.

During their regular meeting, members of the city’s Board of Control voted to enter into a nonbinding memorandum of understanding with Bluelofts Inc., the sole respondent to the city’s request for proposals for the city-owned property. The plan submitted to the city calls for a $57 million redevelopment project that includes 100 student, multifamily and penthouse units, ground-floor retail, e-commerce and mini-warehouse space, medical suites and a wellness hub.

While this is good news, and something is better than nothing, I'm not optimistic about what the the rendering will look like.

Assuming something happens at all, the best I'd expect is cookie-cutter modern, like the Campus Lofts further up Wick Ave. (https://www.google.com/maps/@41.1030512,-80.6470725,3a,75y,178.33h,98.99t/data=!3m7!1e1!3m5!1sdrRQgjwsNik_PgZHHQ6eNw!2e0!6shttps:%2F%2Fstreetviewpixels-pa.googleapis.com%2Fv1%2Fthumbnail%3Fcb_client%3Dmaps_sv.tactile%26w%3D900%26h%3D600%26pitch%3D-8.985635496558373%26panoid%3DdrRQgjwsNik_PgZHHQ6eNw%26yaw%3D178.3284217681266!7i16384!8i8192?entry=ttu&g_ep=EgoyMDI1MDExMC4wIKXMDSoJLDEwMjExMjM0SAFQAw%3D%3D)  The worst would be some faux "historical" EIFS monstrosity.

I don't expect anything of quality, because I assume they are going to spend significantly less than what they received from the insurance company.  And, the powers that be will be so desperate for anything, that they will approve virtually anything that's submitted.

I agree.  Did not want to say anything with the chance of sounding too negative, but Marchionda just isn't doing good for downtown like he once was (which I know has always been questionable).  Anything they do put up on this property will most likely use terrible materials and be only a few stories.  I would rather serious thought go into making this be something special versus being a new Enclave 2.0.  There are some great projects happening nearby like the Huntington building restoration and 20 Federal Place.  I hope the building materials and land use fit into the overall Federal Plaza when submitting renderings and plans.

I don't expect anything of quality, because I assume they are going to spend significantly less than what they received from the insurance company.  And, the powers that be will be so desperate for anything, that they will approve virtually anything that's submitted.

Am I too jaded? ;)

I don't think they will spend less than they got from insurance. I think the issue is that what they get will not be enough to build back something similar.

I should have worded my statement better, because you're right.

It was my understanding that the Reeves building would be torn down according to reports from late last summer.  Maybe that is still a part of the plan, and the new hotel will go in its place.  The new hotel seems to be taller than the Reeves building.
