YOUNGSTOWN, Ohio – NYO Property Group has submitted a proposal to purchase 20 Federal Place and a parking lot on Commerce Street from the city for $1.7 million plus interest, according to a bid document opened this afternoon at City Hall.

 

NYO was the sole entity to present a bid proposal to the city, which were due at noon today. Another party, VXI Global Solutions Inc. and the largest tenant at 20 Federal, submitted a letter of interest stating that it would prefer the city retain ownership of the building.

That noted, VXI is not wanting NYO to acquire the building because they are afraid of it being run profitably? I wasn't aware the city was taking a loss for running the building. If it's not full and a drain on the city - sell it to a developer who can at least turn the building's finances around and hopefully reuse it to a higher use than a call center.

Strollo Architects to Close on Loan for Wells Building

YOUNGSTOWN, Ohio -- As the Nov. 21 deadline to exercise historic-tax credits approaches, Strollo Architects seems certain to secure the funding it needs to take possession of the Wells Building, 201-205 W. Federal St., renovate the four-story structure and move in next summer.

Stambaugh to Become Doubletree by Hilton

YOUNGSTOWN, Ohio -- The hotel that will occupy the Stambaugh Building downtown will have the Doubletree by Hilton brand, the NYO Property Group announced Wednesday. Conversion of the landmark building to a hotel is scheduled to begin in June and take about 16 months with the opening in late 2016, NYO Property Group LLC principal Dominic J. Marchionda said.

Since the Wick-Pollock Inn closed in 1998, no hotel has operated within Youngstown city limits.

 

That just boggles my mind. I've said it before and I'll say it again, if you had at a suburban highway interchange multiple office buildings, numerous restaurants, a 15,000-student state university campus and a 6,000-seat general purpose arena, you would certainly see at least one hotel at that interchange! But the fact that this is downtown Youngstown, that connotation somehow makes it a bad place to have a hotel.

 

Glad to see that's FINALLY being rectified after what will be 18 years when the hotel finally opens!!  :clap: :clap:

Gatta Group receives more than $1.3M to renovate downtown Youngstown building

YOUNGSTOWN Renovations for the Gallagher Building, 23 N. Hazel St., in downtown are moving a step forward toward completion. The Gatta Co. of Niles, a property development company, received a $1.32 million Ohio Historic Preservation tax credit from the Ohio Development Services Agency to update the building. The project is among 35 historic buildings throughout the state that received the tax credit.

LORDSTOWN, Ohio -- Six months ago, a group of residents here fought against a proposal to rezone land in the village to accommodate the construction of an $800 million energy plant.

 

But now that plans have moved the project to another parcel that is zoned industrial, opposition appears to have evaporated and there's general consensus that the plant would serve as an economic shot in the arm for the community.

 

"From Day One, we were against rezoning the property on Salt Springs Road," says Lordstown resident Martin Jones, referring to the first site that Massachusetts-based Clean Energy Future LLC selected to build its plant. "A lot of the neighbors there were not happy about it. Our big beef was the zoning."

$5.9M Renovation of Gallagher Building Set for Spring

YOUNGSTOWN, Ohio -- Dominic L. Gatta III, president of the Gatta Co., says the $5.9 million renovation of the Gallagher Building downtown will begin “in the next couple of months” and include 18 apartments on the upper floors. A restaurant-brewery will occupy the first floor.

A lot has been happening in downtown Youngstown in recent months. 

 

There are proposals to put an Ampitheater and add a 15-acre riverfront park between the South Avenue bridge and west of the Market Street bridge.  The Amiptheater talk seems to be pushing this riverfront park proposal forward and the Ampitheater itself would be located on the southeast section of the Covelli Centre which has seen a very successful 2014.

According to NYO's site, the Wick Tower has an August opening date when residents can start moving in.  The Wells Building is also undergoing renovation where Strollo Architects will have their offices on the ground floor, and 12 apartments on the building's upper floors.  The Wells Building is expected to wrap up construction in September.

 

I am in the Phelps Building on Youngstown State's campus and I always catch articles of interest from the school's Jambar.  It looks like they plan to resurface Wick Avenue from the Madison Avenue Expressway down to the Wick Avenue bridge.  They also plan to resurface Lincoln Avenue through YSU's campus and redo the sidewalks along both streets while burying the utility lines.  Looks like this work will not start until Spring 2016.

 

I need to get updated on the Stambaugh Building's conversion to a DoubleTree hotel from Dominic Marchionda. 

 

I also enjoyed this article from Huntington, West Virginia which praised former Youngstown mayor Jay Williams for his work in helping Youngstown diversify its economy and helped build the foundations for the success that Youngstown is currently seeing.

Also of note is the Legal Arts Building rehab. Work started earlier this year.

The Wick Ave. project should be more than just repaving.  That corridor should see significant infrastructure improvements.  In addition to burying utility lines, driving lanes, traffic lights, and sidewalks will also be reconfigured to increase pedestrian friendliness/safety.

 

Also of note is the Legal Arts Building rehab. Work started earlier this year.

 

From what I've heard/read, a pipe burst last winter, which forced them to start the interior demolition process early.  It would be great if they continue work beyond demolition, though!

The three branches of city government have come to an agreement to relocate the municipal court facility to the city hall annex by late 2017.City council authorized the board of control Wednesday to enter into an agreement with the court to spend up to $7,750,000, including $7.1 million on improving the annex and making it the city courthouse. The rest of the money is going toward architectural designs and retaining a project manager.

A proposal for a Columbus company to lease Youngstown State University land to build a $7.8 million student-apartment complex prompted questions from university trustees. The Trustees Finance and Facilities Committee tabled the resolution at a meeting Tuesday. The resolution was to authorize leasing of 3.4 acres on Fifth Avenue to Hallmark Campus Communities of Columbus, for development of student housing. The proposal calls for a $7.8 million, 162-bed, four-story apartment-style complex financed by the developer.

Columbus Company Plans $7.8M Student Apartment Complex

YOUNGSTOWN, Ohio – A private developer, Hallmark Campus Communities of Columbus, plans to build a $7.8 million, 162-bed student apartment complex on land along Fifth Avenue between Lincoln and Rayen avenues.

 

The land is owned by Youngstown State University and at its meeting Wednesday, YSU’s board of trustees authorized leasing 3.4 acres to the company for 40 years. The lease, financial terms of which were not disclosed, must be approved Ohio Department of Administrative Services.

The city’s board of control signed a $141,000 contract to have a Columbus architectural firm design plans for an amphitheater at the Covelli Centre, for a park along the Mahoning River, and for ways to tie downtown and Mill Creek MetroParks to Youngstown State University.

Ground will be broken today for a privately-owned 162-bed student apartment complex on Youngstown State University-owned land along Rayen Avenue.The $7.8 million, four-story building is being developed by Hallmark Campus Communities of Columbus. YSU trustees earlier this year authorized the company to develop the complex.

Prodigal Son Returns, Again, with Plans for Apartments

WARREN, Ohio — A long-awaited development piece for downtown is on the horizon with the announcement Wednesday afternoon that several luxury apartments will be developed.

 

Mark D. Marvin, a Warren native and president of the Marvin Group Inc., says plans are underway to build the apartments in two of the four buildings he recently purchased. Once work is complete, the investment will total up to $2 million, he announced.

The view from Matt Papan-tonakis’ window inside his 11th-floor Wick Tower apartment shows a city in transition.

 

The roots of the Rust Belt still are here, but now there’s a burgeoning tech scene.

 

It’s a mix of old and new – just like Wick Tower.

 

“They are meshing technology with classical and making it work well,” Papantonakis said.

 

“They” are the NYO Property Group developers who took a building at 34 W. Federal St. in downtown and instead of demolishing it, brought it to life.

 

Young professionals, such as Papantonakis, and others have taken notice and taken the step toward city living.

Also, an update photo of the Wells Building.  They took down the plywood from the storefront, today.  I don't know if they're keeping the 50s/60s stuff, or not.

So I heard that Wick Tower is going to have a ribbon-cutting ceremony on Monday, and I read last week that Strollo plans to open up their offices in the Wells building before the end of the year.  The parking lot has been tore up and heavy equipment has been working on site prep at YSU's newest student housing between 5th Avenue and Charlie Staples

The late Attilio Marchionda told his son, Dominic J. Marchionda, to have patience.

 

Attilio’s son had plans to leave Youngstown, where he was born and raised.

 

But Attilio, an Italian immigrant steelworker, convinced his son otherwise in 1984.

 

“It was all about family and community,” Dominic Marchionda, CEO of NYO Property Group, said Monday at the ribbon cutting for the multimillion-dollar project to turn the 100-year-old structure at 34 W. Federal St. into the Wick Tower apartment complex with extended-stay housing units. “He truly believed in the long run this was the place. He believed in Youngstown. I wish he could be here.”

A Youngstown State University trustees committee authorized the lease of nearly 2 acres between Lincoln and Wick avenues to an Akron company for a $10 million retail/student housing complex.

“We’re proposing a five-story building – the top four stories will be student housing, and the first floor will be retail,” said Kevin Fallon, LRC’s executive vice president for development.

The complex between Lincoln, Wick and Rayen avenues and North Phelps Street would include 15,000 square feet of retail space. Is this new student housing planned to be on the other side of the book store on Lincoln Avenue across from Jones Hall?  There was a beautiful old church that sat there, and they tore that down and planted grass.  I would be happy to see this go in that location which will be improved greatly once they start doing the streetscaping on Wick and Lincoln avenues.

I believe that is the proposed location.  But, one of the justifications for demolishing the church (it was the Pilgrim Collegiate Church, BTW) was that it blocked the view of Jones Hall when driving up Wick Ave..  So, I hope they don't do something stupid, like setting this new building far back from Wick Ave. and put parking in front, or something like that.

I'll have to get a new photo.  I think they kept the 1950s/60s storefront.  The architecture firm moved in a couple weeks ago, and it's nice to see this building lit up and in use again.  It'll be even better when the apartments are completed and occupied, too.

The terra cotta exterior on the Wells Building gleams in the sunlight.

 

The edges, fine details and beauty of the clay facade built in 1917 come to life.

 

There is life, too, inside the building at 201 W. Federal St. downtown.

 

Employees at Strollo Architects work on computers, sift through papers and discuss projects while surrounded by the energy that envelops downtown Youngstown.

 

This is the new Wells Building: A place where buildings come to life and where people can call home.

YOUNGSTOWN - As a young man, Dominic J. Marchionda was told by his parents to stay away from a troubled downtown when he came home on the weekends.

 

It’s a good thing he didn’t listen.

 

He has both embraced the former ramshackle downtown and helped to develop it for residents, workers and visitors.

 

“It’s just one thing after another that’s happening,” Marchionda said of the city.

 

The chief executive of NYO Property Group and his team already have brought the city rejuvenated rental spaces at The Wick Tower, Erie Terminal Place and Realty Tower.

 

Soon they will bring a hotel.

City Hall Annex Renovation Moves Forward

YOUNGSTOWN, Ohio – The renovation of what is now the City Hall Annex to house Youngstown Municipal Court and related offices should be completed in about a year, an architect associated with the project said today.

 

Bids were to be opened at noon today for the bulk of the $7 million project, and the city’s Design Review Committee this morning approved the design of a new garage area and landscaping for the building.

Gas-fired power plant going up in Lordstown, $890 million project will use Ohio and PA shale gas

LORDSTOWN, OHIO -- Developers of a very large gas-fired power plant have finalized an $890 million financing package and are expected to begin construction immediately.

 

The Lordstown Energy Center will generate 949-megawatts of electricity --  more than the Davis-Besse nuclear power plant near Toledo -- and enough power to supply 750,000 to 800,000 homes.

 

The electricity will flow into high-voltage transmission lines operated by the American Transmission System, a FirstEnergy company, and be available both locally and regionally in wholesale markets overseen by grid manager PJM Interconnection.

Wow. That's massive. I always like comparing these new plants to the old coal-fired ones. The AEP Big Sandy Plant, for instance, was one of the earliest supercritical coal plants in the US, and the first with a natural draft cooling tower. Unit 1 is now being converted from coal to natural gas while Unit 2 is being retired. The total MW is dropping from 1,078 to 268. It's still using the supercritical components - it's just replacing coal for natural gas, but that's a huge loss of electric.

 

The ancient Picway plant south of Columbus and has just over 100 MW. Units 1 through 4, from 1926, had a capacity of 100 MW total (all retired by 1981). Unit 5, brought on in 1955, was retired around 2015, and had a capacity of a little over 100 MW. It's last unit could run on either gas or coal, but it's just far too antiquated to use.

 

By the end of the year, AEP will have retired 6,000 MW - all coal. While we are saving electric with each passing year, the deficit will have to come from somewhere.
