Port Authority OKs Bond Financing for Hotel Project

VIENNA TOWNSHIP, Ohio – The Western Reserve Port Authority voted to move forward Wednesday with assisting NYO Property Group’s redevelopment of the Stambaugh Building in downtown Youngstown as a hotel.

 

The port authority’s board of directors voted to enter into a capital lease structure with the developer and to issue property-assessed clean energy – or PACE – bonds to finance energy efficiency improvements to the building.

Former Grocery Store Could Become Health Clinic

CARROLLTON, Ohio – Were it a year ago, the vantage point where Michael Murphy stands would be a panoramic view of a lush soybean field nestled into the quiet heart of Carroll County.

 

Today, as Murphy surveys the view from atop a hillside just off state Route 9, that soybean field is long gone. In its place is a giant worksite filled with more than 200 tradesmen clad in fluorescent green vests, scores of earth-moving equipment, mountains of dirt and gravel, and the foundation of what by the fall of 2017 will be an $899 million electricity generation plant.

Toyota, Volvo of Warren Building $4.5M Showroom

NILES, Ohio – Even with trees standing on the future home of Toyota and Volvo of Warren, co-owner Jim Whetstone envisions a building that serves as more than just a car dealership for Niles.

Mercy Health to Break Ground for Howland Medical Center

May 13, 2016

 

YOUNGSTOWN, Ohio – Mercy Health-Youngstown will break ground Tuesday on a $14.5 million construction project that will bring an outpatient ambulatory facility to Howland Township.

 

The 50,000-square-foot building, to be called Howland Medical Center, will be constructed at 1934 Niles Cortland Road. The project, first announced in March, will take shape adjacent to Mercy Health’s existing Howland Surgery Center “and will bring together physician offices, rehabilitation services, diagnostic imaging and lab services into one convenient location,” a press advisory states.

Meijer Seeks Zone Change for Austintown Site

AUSTINTOWN, Ohio – The Austintown Township Zoning Commission will hold a public hearing Thursday to consider a zoning change to accommodate construction of a Meijer store on Mahoning Avenue at the site of the former Austintown Middle School .

 

Woolpert Inc., an architectural and engineering firm in Dayton, submitted the zoning request to Darren Crivelli, township zoning inspector. The firm is requesting to amend the existing R-1 buffer area on two properties along Mahoning Avenue east of Fitch boulevard totaling just over half an acre to be rezoned to B-2 Business from R-1 Residential.

Youngstown committee approves first phase of exterior work to downtown hotel project

The city’s Design Review Committee approved the first phase of exterior work to the proposed downtown DoubleTree by Hilton hotel being built at the Stambaugh Building.That work includes replacing windows at the building at 44 E. Federal St. as well as work to the terra cotta, including cleaning, replacing those missing and re-pointing them, said Paul Hagman, the project’s historic-preservation architect.

Wick Avenue project will be a model for others, city officials say

The $4.4 million improvement project on Wick Avenue will be the model for future work on Youngstown’s main corridors, city officials say.

 

“It’s a look we can try to duplicate in other areas,” said Mayor John A. McNally.

 

The project along Wick Avenue from Wood Street to McGuffey Road will take a year to complete. The work will start about Sept. 26, said Charles Shasho, deputy director of the city’s public-works department.

City Buys East Side Properties for Renewal Plan

YOUNGSTOWN, Ohio – The Youngstown Board of Control approved paying $115,465 plus moving expenses for 11 lots Thursday as part of the Near East side Urban Renewal Plan.

 

All the properties were purchased under consensual agreements, said David Bozanich, city finance director and a board of control member.

 

The sites constitute a “significant” amount of the property the city plans to acquire in the area as part of the urban renewal initiative, Bozanich said. “There will be others,” he added.

Just for clarification, this has nothing to do with the other east side project to abandon unused streets.  I've heard from city council members that the city already has someone lined up to create some light-industrial jobs on this site.

Phantom Fireworks Buys Former Cafaro Headquarters

YOUNGSTOWN, Ohio – The Cafaro Company and Phantom Fireworks finalized an agreement Tuesday for the sale of Cafaro’s former corporate offices at 2445 Belmont Ave.

 

Terms were not disclosed and the transaction is not yet posted in public records. An online auction conducted in July drew a final bid of $1,345,000, which did not meet the buyer’s reserve of $1.5 million. The property was valued at $2.6 million.

Library Awards Contracts for Kusalaba Branch

BOARDMAN, Ohio – Contracts must be signed first, but the Public Library of Youngstown & Mahoning County expects the new Michael Kusalaba Branch to be completed in about a year.

 

The library’s building and sites committee met at the Boardman Branch Thursday morning to open bids and award contracts for the branch, which will be built on the site of the former West Branch on Mahoning Avenue.

Downtown convenience store owner converting to full-service grocery

A convenience store is being converted into downtown’s only full-service grocery store and will be ready to open in a month, its owner said.

 

Al Adi, owner of the Downtown Circle Convenience and Deli, received approval Tuesday from the city’s Design Review Committee to move his business’s front door to the middle of his storefront and put a walk-up window on the east side of the business.

 

It’s part of Adi’s plan to transform his convenience store and deli into a grocery store that will include fresh produce, meats, more deli products and hot foods that it already sells “and a lot more grocery items. The existing space will be transformed into grocery aisles.”

Rotary Raises $350K for Wick Pavilion Upgrades

YOUNGSTOWN, Ohio – The Rotary Club of Youngstown announced Thursday it has reached its goal of $350,000 in pledges to support renovation of the pavilion at Wick Park on the North Side.

 

The Rotary Club reported it has about two-thirds of the cash pledged on hand already, allowing the renovation project to move forward. It announced the update in conjunction with the second annual Wedding Soup in Wick Park event presented by Youngstown CityScape.

City Approves Buying Parcels for Chill Can Project

YOUNGSTOWN, Ohio – The Youngstown Board of Control approved buying four parcels on North Lane Avenue Thursday in accordance with the East Side Urban Renewal Plan and the Joseph Co. International’s proposed $20 million chill-can complex.

Wick Park Project Advances with City’s Help

YOUNGSTOWN, Ohio — The city Board of Control has approved entering into a memorandum of understanding with Youngstown CityScape and the Youngstown Rotary Foundation for the second of five $20,000 installments it is making toward modernizing the pavilion in Wick Park on the North Side.

What excites me about the Pavilion project, as a Wick Park Neighborhood resident, is that the funds were raised so quickly.  I know someone from the Youngstown Rotary, and he said that they expected the fundraising process to last three years.  But, they raised much of the funding they needed in less than one.

Mayor Wants Fast Action from Gallagher’s New Owner

YOUNGSTOWN, Ohio – The new owner of the Gallagher Building downtown needs to make something happen with it soon, Mayor John McNally said.

 

“It can’t just be something where we transfer ownership and then we transfer ownership. That’s not going to be sufficient. Something needs to happen,” he tells The Business Journal.

Amphitheater Advances with $800K Design Contract

Partners Look to Redo Site for Boys & Girls Club

YOUNGSTOWN, Ohio – More than a year ago, Community Corrections Association identified the vacant building at 2126 Market St. – the former Red and White Market – as a prime target for redevelopment.

City Pays $205K for Amphitheater Project Land

YOUNGSTOWN, Ohio – The city will pay $205,587 to an affiliate of the Vindicator Printing Co. for just under an acre of land to be used for the amphitheater and riverfront park project.

 

The city’s Board of Control approved the contract with Youngstown Downtown Properties Inc. for the property, at West Front and South Phelps streets, at its meeting Thursday morning. The board also approved a pair of easements related to the site.

Developer Plans 2 More Buildings at Chill-Can Project

YOUNGSTOWN, Ohio – Construction on a $20 million “chill-can” manufacturing plant planned for the city’s East Side is on pace to begin this spring and the first two buildings will be in place by the end of the summer, says Mitchell Joseph, chairman and CEO of Joseph Company International.

 

“We’ll start clearing in the next 10 days to two weeks,” he said, while demolition of vacant houses in the neighborhood should start in about 30 days. Once the last structures are removed, crews will start grading the site.

Tax Abatement for Gasser Chair on Council Agenda

YOUNGSTOWN, Ohio – City Council is expected to consider a 10-year, 75% property tax abatement to support a project at Gasser Chair Co. when it meets next week.

 

The company, on the East Side, plans to expand its manufacturing capacity by converting about half of a 70,000-square-foot structure dedicated to warehousing to additional manufacturing space, said its president, Mark Gasser.

The city’s Design Review Committee approved two projects meant to improve the look of downtown.

 

One project, approved Tuesday, lights an unused concrete railway arch that crosses Mahoning Avenue, near the Western Reserve Transit Authority headquarters.

 

The other project creates a green space at the hillside area on Hazel Street where Youngstown State University and downtown meet. The project features a rain garden and a small performance stage.

New Retail Building Slated for Westford Development

CANFIELD, Ohio – Work on a new retail building is set to begin this summer at the Westford Lifestyle Community, says its developer.

Marchionda’s $32.1M Stambaugh Renovation Proceeds on Schedule

YOUNGSTOWN, Ohio — What look like drinking fountains near the staircases in the Stambaugh Building are anything but. They’re spittoons, relics of the 19th and early 20th centuries, and they’ll remain as the building is transformed into a Hilton DoubleTree Hotel.

 

The historic aspects of the common spaces in the building will be fully rehabilitated. “The marble that you see around the walls is going to be taken off,” developer Dominic Marchionda says. “It’ll be restored and polished.”

June Start Date for $13M ‘Enclave’ Housing Project

YOUNGSTOWN, Ohio – Construction of a $13 million student housing project to serve Youngstown State University should get underway in mid-to late June, a representative of the developer said Wednesday.

 

The Western Reserve Port Authority Board of Directors heard an update on the Enclave,  being developed by LRC Realty, Akron. During their meeting, directors also authorized a lawsuit that accuses Aerodynamics Inc., the company that briefly operated passenger service at the regional airport, with fraud (READ STORY).

YOUNGSTOWN, Ohio – Businessman Ryan Sheridan says he will move forward with plans to renovate the Gallagher Building downtown, whether or not the state of Ohio approves extending historic preservation tax credits associated with the project.

Sheridan also said he would start taking bids from contractors next week for a restaurant he plans to open on the first floor of the Wick Building.

 

Bids will be due June 5 for The Cove, a restaurant with what he described as an “industrial coastal” theme. The restaurant will open in September, he said.

Smarts Celebrates Transition into New Home

YOUNGSTOWN, Ohio – Reporters had just been handed the press release that Students Motivated by the Arts had reached its goal set a year ago of raising $750,000 when Becky Keck informed them she had something to add.

 

They were gathered on the first floor of the Ohio One Building to view Smarts’ new downtown home.

 

A few minutes earlier, Jan Strasfeld, executive director of the Youngstown Foundation, had asked Keck, “Did I tell you yet?”

 

Then she told Keck, executive director of Smarts, that the foundation’s Monday Musical Fund had contributed $17,000 to support the Yamaha Piano Lab in its new home, adding that sum to the total donated.

Mahoning Valley begins slow climb back

Since hitting 'bottom,' region has diversified its business bases

What comes to mind when someone says the Mahoning Valley?

 

The region's post-industrial downfall? Its shifting political alliances? The rampant opioid epidemic?

 

Those are all valid stories about the region. But, despite what national media coverage might lead you to believe, they're not the only stories.

 

The region still faces plenty of challenges, but in both Youngstown and Warren, efforts to revitalize the cities at the heart of the Mahoning Valley are underway, led by entrepreneurs opening new businesses and renovating buildings, and by neighborhood development corporations cleaning up blight.

 

It's taken a long time for the region to even consider rebuilding after its major manufacturing base left. After "Black Monday" in 1977, when Youngstown Sheet and Tube Co. announced thousands of layoffs, the city of Warren didn't fall into a depression overnight. It was more "gradual," said Michael D. Keys, community development director for Warren.

Restored statues returning to Mahoning Courthouse roof

The restored copper statues are tentatively scheduled to be returned to the Mahoning County Courthouse roof June 27, James Fortunato, county purchasing director, told the county commissioners Thursday.

 

Plans call for the statues to be on public display in front of the courthouse from 9 a.m. to 2 p.m. that day before they are hoisted to their pedestal atop the 106-year-old building, which is now under a $6 million restoration, he said.

Barnes & Noble, Starbucks open at YSU Monday

High above the ground floor of Youngstown State University’s new Barnes & Noble bookstore – which opens Monday at 8 a.m. – construction workers meticulously installed a 10-foot graphic depicting former YSU track runner Nina Grambling mid-stride.

The bookstore, which broke ground last October, is part of a major expansion of YSU’s properties west of the campus, which includes a 220-bed university apartment complex.

LRC Realty of Akron will break ground Friday on its Youngstown State University student-housing and retail complex.

 

The Enclave is a more than $13 million project that will bring 65 student-housing units with 194 beds in 105,511 square feet and 11,020 square feet of leasable retail space to the YSU campus at the corner of Lincoln and Wick avenues.

New ‘Flex’ Building Debuts at LindenPointe

HERMITAGE, Pa. – The new $2.5 million CHIP building is the latest addition to the LindenPointe Innovative Business Campus. The facility, now available for sale or lease, opened to members of the public on Wednesday.

 

The 12,700-square-foot facility is a “flex building” that can readily be divided and is designed for multiple potential uses, said John Mastrian, of the Community Hope Investment Partners — or CHIP — board of directors. “It can be ideal for engineering groups, high-tech, manufacturing.”

ISLE Prepares Building to Move there in February

YOUNGSTOWN, Ohio – Iron and String Life Enhancement expects to be in its new offices on Fifth Avenue in February 2018.

 

Space is being renovated at 28-32 Fifth Ave., which will house ISLE’s administrative offices, including payroll and human resources, said James Sutman, ISLE president. ISLE provides services to individuals with developmental disabilities.

I put this here because this is a finished project.  These buildings were boarded up when I moved here, 17 years ago.  So, I assume they needed a lot more work than just replacing storefronts and windows, when they started work, about 2 years ago.
