I have heard and read that these probably won't even be union jobs and the wages will be 2/3 of what it would be with GM. It'd enable them to distance themselves from what people expect if they held onto the plant in terms of wages/union jobs. Also, don't have much knowledge on this but I think the electric battery plant would be and look completely different than what the Cruze plant is/was.

It seems to be a commercial project and considering how much they're building it up, I'm going to guess it's not just a Dollar General or something. I hope it really is something big. That part of Mahoning Ave. could be a nice walkable area if people began investing in it. The neighborhood isn't bad, it's close to Downtown and Mill Creek, and there's plenty of old commercial buildings that could be made into new businesses. February 12, 20205 yr I don't know any details, but according to this article, CommonWealth plans to build a mixed use development of "four rowhouses with retail space on the first floor" on Elm Street in the Wick Park neighborhood. This sounds like an awesome development, but I'm not sure where they plan on doing it. If anyone has any info on this, that would be great! February 13, 20205 yr The Kitchen Post Closes in Downtown In a major an unexpected setback for Downtown and Youngstown's food scene, the owners of the Kitchen Post announced it will be closing down. I'm not sure why as it seemed like they did great business and were a very popular restaurant around town - the owner basically says he was burnt out and didnt enjoy it anymore. It was one of the few "hip" and unique restaurants in the city, something which Youngstown lacks compared to other cities. It's a shame to see this news for sure... I hope someone fills in the void this leaves. I am a bit confused though - it kind of looks like they are planning on reopening but only focusing on their pizza. Not sure if they're staying in the same spot or even staying Downtown, but their pizza is pretty good and unlike most pizza joints in town, so it will still be good. However, Downtown really needs some more "hip" places. February 23, 20205 yr Eastern Gateway Plans to "Recharge" East End of Downtown: https://businessjournaldaily.com/egcc-to-recharge-east-side-federal-street/ Eastern Gateway Community College is planning on purchasing the three buildings they currently lease, most notably "Thomas Humphries Hall." They plan to make a lot of upgrades in order to make it feel more like a campus. On improvement they're planning is to close Boardman Street between Champion and Walnut and make it into a pedestrian area. I'm not completely sure how I feel about this, and I think the design looks reminiscent of some failed urban renewal projects of past decades. But then again, it's not necessarily a vital street to keep opened to traffic. EGCC has already opened up a lunch place on this block (Mocha House) very recently and to my knowledge, they want to bring businesses to East Federal Street as well. Currently, East Federal is all offices and has no restaurants or retail spaces - this is because almost all of the East End of Downtown was torn down in 1960s urban renewal projects. It's hard to believe, but East Federal used to look a lot like West Federal back in the day.

As someone who loves urbanism, it's a shame to see one of the only real neighborhood main streets left in the area crumble. As the article said... the corner of Indianola and Market will look very bizarre now! If I feel ambitious this weekend, I'll try to go get a couple pics of it before its gone.

We sure don't have a fully walkable area, but we have some that could pass or would be walkable with a few additions. Wick Park is pretty walkable now due to the new business district on Elm Street and the proximity to Downtown and YSU. A coffee shop, a couple restaurants, and some small boutiques. However, it's a very small neighborhood business district so it lacks essentials like grocery stores - even the CVS in the neighborhood shut down this year sadly. Most of the businesses in the neighborhood are all pretty "hipster" places as well. The Mahoning Avenue corridor on the West Side is pretty walkable too. The "Rocky Ridge" neighborhood (around corner of Mahoning & Schenley) is pretty walkable. Sure, it's a tiny bit sketchy at times, but there's some good restaurants, entertainment (Westside Bowl), a brand new library, and some stores for essentials like Wallgreens all within a few block radius. Sadly the Sparkle grocery store in this area shut down so now I can't say it's fully walkable. However, if some minor streetscaping, more new businesses, and a rebranding campaign came to the Mahoning Ave. corridor, it would become a walkable area. Apparently, there's a new development coming to the old business district on Mahoning closer to Downtown in the "Garden District" but the city's being cryptic on what that development is, but are hyping it up. That area could be walkable and has a few good businesses left, but it's in worse shape than Rocky Ridge's business district. As for the rest of the city... it's too far gone. As much as I'd love to see Uptown revitalized, it just isn't happening, and every time a building goes down, it loses what would make it a good walkable area anyways. There's still like two blocks on Market with a good streetwall left, but most of the buildings are probably in very bad shape. There's also no reason to revitalize an area so deep into "the ghetto." I still envision an "Uptown Arts District" centered around a re-opened Uptown Theater, but that's never going to happen. March 25, 20205 yr So I can't find any news about it, but the Uptown Theater is definitely getting more work done to it. I drove past it today and got a bit concerned due to the fact that it looks a bit rugged, but I've concluded it's due to renovations, not arson or something. They ripped off some of the crappy old siding (most likely replacing it) and putting in new windows on the second floor where they were previously boarded up (including the back side of the building) Interestingly, they also made the decision to take down the weird silver mid-century facade to the main theater (maybe temporarily) which means the original 1920s facade is partially visible currently! I'll try to get pictures of it. However, oddly enough, I'm not sure if I like that or not - the later addition to the facade seems pretty iconic to the building. Here's the original facade, which will likely be seen again soon:

March 27, 20205 yr So I have some more details about the Uptown Theater restoration project. The new owner is planning to turn it into a brew pub and concert venue but is not 100% positive about this yet. Much to my dismay, the iconic "UPTOWN" neon letters which have been there for the entire history of the building will be sold. They are very damaged and the owner won't have a place to put them anyways because the marquee will also be torn off - Apparently it is all rotted out. He does plan on replacing the marquee with video boards, but I really wish they couldve saved the marquee and the neon signs. It's what gives the building its character. Nonetheless, I wish him success and hope he can get a business opened up in there. It would both save the theater and possibly lead to a slow revitalization of the largely vacant Uptown district, which was once a bustling retail, dining, and nightlife center.
April 22, 20205 yr City Project Seeks "Full Potential" of 20 Federal Place https://businessjournaldaily.com/program-to-help-realize-full-potential-of-20-federal-place/ 20 Federal Place is currently a large mid-rise building used as office space. However, the first floor has sort of a mini shopping-mall with some restauarants and retail. However, it's heavily dated. The city is using a grant to get a study done on what could be done to maximize the potential of this building. One potential change to the building could be residential units, which I think is needed. Downtown hasn't added new apartments in several years and the market does not have enough supply to keep up with demand. They also hope to open up new facades along North Phelps's new pedestrian-street. Considering there's already a few restaurants inside, those could easily become additions to the new pedestrian street area. It appears the plan is basically to scrap the indoor shopping mall space in favor of having the stores from Phelps and maybe even Commerce, which is also receiving streetscape improvements in the coming years. I'm pretty excited to hear that this is happening! Not only will it help add even more vibrancy to Phelps Street, it will also begin the process of reusing a huge and underutilized building on the most active corner of Downtown. 20 Federal Place Currently:

But hey, most buildings Downtown that have been renovated involved some type of corruption or fraud lawsuit within a few years of being constructed, so I guess it's just how Youngstown works! The plans for the Gallagher Building seem to include a sunroom in the courtyard area on the street corner as well as a new elevator outside the building for the apartment tenants. May 12, 20205 yr It's not a great picture, but I was driving down Fifth Avenue today, and Phase 3 of the University Edge project is nearing completion. The project turned a block that was just parking lots into 3 large apartment buildings and the university's new bookstore. It's awesome to have a solid streetwall down Fifth on that block, especially as Fifth will be getting a gigantic facelift starting this summer. Rayen, the other road on this intersection, will also be receiving a road diet in the coming years which will reduce it to two lanes with new bikelanes. Trilogy Lofts, on the other end of campus on the corner of Wick & Rayen, is also coming along nicely. Though it is in an amazing location, the architecture of it is... well horrible in my opinion. It looks very dated and it will likely look even worse unless they decided to change the material they plan to use as it looks quite terrible in the renderings. It also couldve had a couple more floors in my opinion, as it's shorter than the Masonic Temple Building next to it. But hey, it'll add a lot of density to Wick and as it's close to Downtown, I suspect it might help encourage student residents to venture into Downtown itself more often. May 28, 20205 yr More progress on Trilogy Lofts on Wick Avenue. Sadly it appears they're using the originally planned materials which I think look terrible and incredibly dated. It's disappointing in comparison to University Edge, The Enclave, and the other projects done by Strollo Architects which were much better than this one. I just hate the huge wall with no windows and just plain siding that will be facing the main intersection (as seen in the rendering) and that weird black trim they have in the rendering won't do them any favors either. But hey, it's some new density so I can't complain! It appears they're building a tiny surface lot behind the building which is accessible from the side street behind it.

June 4, 20205 yr YNDC Progresses on Fundraising for new Neighborhood Center at former Carmelite Monastery https://businessjournaldaily.com/yndc-professes-on-fundraising-for-monastery-building/ The YNDC has met a significant goal of raising $20,000 online for the restoration of the former Carmelite Monastery on Volney Road in the Idora neighborhood. The building will be restored into a community center of sorts in which Youngstown neighborhood groups can meet and organize. It's good to see this old mansion be saved. It was built in 1927 by William McKelvey, founder of McKelvey's Department Store. Interestingly, the article also talks about the YNDC having plans to build new houses in this part of Idora. I hope that come to fruition as it would be amazing to see this area make a slight comeback - there's some beautiful houses there, and it has unparalleled access to Mill Creek Park and the East Cohasset Bike Trail. However I suspect these houses would not be market-rate as they seemed to have trouble selling the last market-rate homes they built. I wonder if they plan on building along Mineral Springs Avenue - the entire road has been vacated except one house. This makes it a perfect spot for redevelopment efforts. I do wish Youngstown had an area along the park that could be developed into new market rate housing - I know Akron did this with a secluded road close to Downtown and it's been working well. Sadly though, other than maybe the old Idora Park site, the land around the park is already pretty developed. I think the best bet would be to do some new infill housing in the southern part of Idora near Lanterman's Mill as that area is still relatively nice, close to the mill, and has seen tons of home rehabs in recent years. June 23, 20204 yr Efforts Being Made to Preserve Former West Federal YMCA Building: https://www.wfmj.com/story/42275717/effort-being-made-to-preserve-former-ymca-youngstown-building The fact that this building might get torn down is insane to me. It's such a beautiful building, and hasn't been vacant at all, yet the current occupants, the "Rescue Mission" plan on demolishing it when they move locations. The building is in good shape, a good location, great architecture, ect. It makes no sense why anyone would even consider demolishing it. Luckily, this article points out efforts being made to preserve it, and it seems likely that it will be saved. But if it gets demolished, that will be a catastrophe.... Especially since it is one of, if not the only, remaining historic building on this parts of West Federal, which was once a bustling business district.
June 27, 20204 yr Prima Cucina Italiana to Open Next Week in Downtown: https://businessjournaldaily.com/prima-cucina-italiana-will-open-next-week-downtown/ Not huge news, but a new restaurant is opening up in Downtown on the corner of Phelps and Federal. I'm happy to see this project wasn't cancelled amongst COVID and I hope to see the other planned new restaurants open as well. The article claims that two of them at least are still coming. Currently, Downtown is a total ghost town, and it reminds me of what it looked like 5-10 years ago.... I really hope this helps bring some traffic back down there. The only businesses that seem to be doing okay down there are Whistle & Keg and maybe pickup at Avalon Pizza Also, my new article/blog post about the history of Youngstown's Uptown area has been released. It covers everything from fine dining, the area's 1960s garage rock scene, neighborhood movie theaters, crime, and the mafia presence of this once thriving but now abandoned entertainment district.
