Looks like the city will be getting a new Airport Terminal.  This is low key a big deal.  Boeing execs have flown into that Airport on occasion. That area is PRIME for development with the Port Authority having plans for a new Industrial Park off of Thornwood Dr.  That airport getting a much bigger space in a fresh new modern terminal could sway some business related to Intel to locate here.  Not saying it will, just that it can’t hurt.  Growth!

You’ll most certainly see their numbers go up as a result of this and the companies moving into the county.

I've flown out of that airport a number of times and the biggest issue there are morning flights. And it's real technical stuff - there are too many deer and when it is foggy out, which it usually is on summer mornings, you can't see the deer in the runway so flights are delayed. A company I worked for in the past had a hangar there for their private jets and that was a frequent, yet humorous, problem. Hopefully they invest in some fencing!

I took a trip up to the north end of Newark to see the progress on one of the newest housing developments named "Conor's Pass"....holy smokes!!!  I am pretty sure that phase I is completely built out already. It feels like there is literally 50 homes under construction.  Phase II is currently under construction on the other side of the site.  There are at least 5 more housing projects in Newark that are currently going through approvals.  Newark is growing!!

I've been driving right past this development for months now to go visit my parents. Sometimes there was only a 2 week gap between visits and there would be 10 more houses framed up in that time. I think it does make them a lot quicker since these are slab homes and don't have any basements.

Yes, you are correct in that many are slabs, but not all, there are some with basements.  These are still really nice homes though.

Oh that wasn't a knock on the quality of the builds, just an observation as to why they are popping up so fast!

Pretty cool video of Downtown Newark this past weekend for the "Lite the Night" Car show. Videos like this show just how incredible the revitalization effort has been.  Total transformation.  In a couple of instances, you can see the next phase of the revitalization process finishing up with the Round-a-bouts at W Main St and 4th St.  Downtown Newark is THE perfect place for events like this.

Work Starting on Newark Development

 

Work is scheduled to start soon on the Landing at Newark Station, a three-building, 108-unit apartment development near downtown Newark.

 

The apartments will fill in about two acres of the former White-Westinghouse factory site at 325 W. Main St., a property that is being redeveloped by Columbus-based Horus and Ra Development in partnership with Zero Percent. The new buildings will sit next to the Yard, an outdoor events center with volleyball courts that opened last year.

This is super exciting for the city of Newark!  The Newark Station development is a fantastic redevelopment of a property that has literally sat vacant for my whole life.  Beyond happy that this major project is moving forward and continuing the momentum that the city of Newark is experiencing.

I'm really hoping this sets the stage for more developments like this in Newark. Has been a good amount of renovations and conversions of old buildings into units in the area, but we haven't really seen a new modern multi-family development like this in at least my years of keeping track of what's going on in Newark.

 

This could be the first domino to really trigger more of these. There are still those huge pieces of land where there have been rumors of huge developments for years behind/near both the Heath and Newark Walmarts. Would love to see some action on both of those sites.

This is great news! I haven't been over there in a while, I take it the building that burned is finally down?

 

Though I was always glad to finally see something happening with the site, I have to confess I was a little concerned the proposal was maybe a bit optimistic when it was announced. Which is a little ironic - when we lived in Rhode Island a decade or so ago, we lived in a giant, five story brick and timber factory (mill building in the local vernacular) that had sat semi-abandoned for years before being turned into 100+ high-end loft apartments. It was in gritty Pawtucket, several blocks from downtown but convenient to I-95, surrounded by older dense SF/Duplex/Triplex housing where workers lived back in the day. In other words, a LOT like this site and neighborhood in Newark.

 

New Englanders had much of the same "why would you want to live there?" reaction to Pawtucket that I've often heard about Newark, but those of use coming from out of town without preconceived notions could to take things at face value -and see it as a cool apartment, in an interesting neighborhood, convenient to everything. These sorts of developments were very common and successful in that region, sometimes offering a mix of repurposed mill and new construction depending on the site. I haven't been up that way in a while, but I suspect Pawtucket is on the mend probably thanks in part to multiple projects like this - they are even restoring commuter rail to Boston/Providence this year!

 

New England has a pretty steady supply of young professional transplants (as we then were) not yet ready to settle down, but wanting to live somewhere that's actually cool and interesting instead of a generic modern suburban apartment or condo complex. I didn't have the impression there was a lot of that demographic (at least enough would be willing to live this far from Columbus) when this project was first announced - thus, some skepticism. With Intel coming, demand for this kind of development will be unending!

From everything i have heard and seen...the numbers and participation for the volleyball courts through the first phase of development has been a major success.  So as of now, the plan seems to be doing very well.  Adding a few hundred people right next door and eventually on the Newark Station property itself....could really kick start all the planned development like you mentioned.  A healthy and growing Exurb like Newark isn't just good for Newark, its good for Columbus and all of Central Ohio.

As far as i know, this is all still planned.  The first phase of the Central Parkway extension was just completed.  The portion on the left/west side of the map was completed with the building of the new Owens Corning facility.  The portion on Thornwood Dr.  This is a HUGE piece of land that i am sure is gaining a lot of interests.  

 

As you can see in the yellow highlighted area, the far west end of the Central Parkway Extension is complete.

This is excellent but actually isn't what I was referring to! There are parcels of land basically visible from both Walmart parking lots that there were a ton of rumors about being developed into if not mixed use, at least high density residential. Haven't heard anything about them in years, but I don't work for the county anymore which is where I heard all these secrets haha.

Ohhhh got ya...interesting you bring that up...speaking for the Newark part, i know that the Newark Planning Commission just approved the revised plan for the Log Pond Plaza apartment complex to be built.  It is now moving forward.

Yes, I think that would be start of it! There were rumors of a massive development essentially taking over all the vacant land around the soccer fields between Walmart and King Road basically, and possible even taking over the entire soccer complex. Similar thing for the area right behind the Heath Walmart as well.

Let’s hope!! Listen, I’m all for youth sports and fully support kids being active, but that land is PRIME real estate and should be treated as such. Simply put, a big soccer complex in the heart of the city is a waste of valuable land.  Let’s hope there is a much better plan for that prime piece of  land!

The circa-1833 Showman Arch Bridge (Cherry Valley Road crossing Raccoon Creek, between Newark and Granville) "will be closed indefinitely due to safety concerns with the integrity of the bridge". I know there was a 20-ton weight limit imposed last year, but local gossip says there was basically no enforcement and the surprising amount of truck traffic was the same as it always has been.

 

The official detour is 16 > 79 > W Main, which of course anyone who knows the area (and probably many of the trucks) will ignore in favor of 37/James or River Rd in Granville, Church/30th - roads that aren't well equipped for a big increase in traffic. My understanding is this is particularly painful for Park Trails residents, since this is how they usually get to the highway. Several of the Granville school buses had to shift pickup/dropoff times by as much as 20 minutes to compensate. Sounds like a real chance there will just not be a crossing in that area until the new Thornwood bridge gets built next to it, currently scheduled for 2024-2025. Maybe that will get bumped up now that it's kind of urgent.

 

I'm wondering if the closure will have any impact, or push back the timelines on any of the new Granville-district residential developments proposed for down that way? Poor highway access, detouring via busy country roads, being cutoff from where the kids school activities are, and the prospect of a VERY long bus ride until the new bridge is in place are not strong selling points to prospective buyers.

 

Here is some previous discussion about the bridge, its replacement, and photos from last year. I'm going to try riding my bike down at lunch today to see if there is anything interesting I can see.
 

 

I would bet almost anything that the Thornwood Crossing Bridge and Round-A-Bout will be pushed up immediately.  It was scheduled to begin in early 23'...so this would be just a few months early.  This is taken right off of the City of Newark official website.  The yellow X is the bridge location that is closed forever.

I couldn't get to the left (south/west) side, too much heavy brush in the way.

 

First, here are how things looked from up top. I (think) the roadway is actually built on an earthen berm on top the stone/concrete arch structure, and from the pavement repairs that looks to have been slipping on the right (north/east) side for some time. If the issue that closed the bridge is related to slippage, I'm guessing maybe the curve in the guardrail could be indicating that problem.

And here are some images from the creek, on the north/east side of the bridge. The relatively modern concrete facing is looking bad, but it's looked bad since the first time I checked this out circa-2015. This does seem to be showing a good bit of slippage and maybe a good chunk of concrete missing on the right side of the middle arch. The bulging stone on the right arch sort of stood out, but I don't have a good comparison. The other photo I have it from a slightly different camera, and being from 2015 it's a few phones ago - but that area looks less than perfect even then. Since I really love this bridge and hope to see it preserved or even restored, I'm hoping the issue is roadway slippage and not the structural integrity of the bridge.

I suspect that is correct. Could have been previously scheduled, but when I rode through on the trail there were a lot of fresh survey markers and machinery clearing out trees and brush right where the road is going. This photo is pointed right at the curve on Reddington. It definitely didn't look like this last time I rode through here.

Now this is something completely out of left field!!! The Port Authority recently purchased the old Coughlin/Chesrown site on the North end of the city.  This is far away from where they typically do business...completely out of their footprint.  Anybody know about what the PA is doing with this site??? Could be something big as this piece of property is much bigger than one would think.

Construction has begun on another new housing division in the west end of the city off of Cherry Valley Rd.  This housing division will be unique in that it is an INCREDIBLE piece of land with rolling hills.  This housing division will be a GREAT addition to the city of Newark.

The natural beauty and rolling hills should be something stressed to get people moving there with the incoming boom and all. You just don't have that topography much around Central Ohio. Lancaster as well.

Both Licking and Fairfield county have some serious terrain, it's just not in the obvious spots. I use to live out on Blue Jay Road a little Southeast of the Newark/Heath area and that seems to be where the super hilly terrain of SE Ohio really starts. It's like driving on a rollercoaster out there. First time my mom came to visit she got sick haha. 

 

If you're ever looking for some scenic country driving not too far from Columbus, I'd highly recommend driving around that area and probably also stopping at Blackhand Gorge. If you connect to Blue Jay Road near 79 and take it all the way out to Brownsville Road, it'll take you on a nice 20 minute scenic rolling hills drive (you'll get to see buffalo to!) and then pop you out right near Blackhand Gorge. The rolling hills and the beautiful views are probably the only thing I miss about living out in that area though. I don't miss 45 minute round trips to the grocery store, taking 12 hours to download a video game and having to stand in very specific spots to get good audio on phone calls.

Oh and don't forget about Mt. Lithopolis

Well there is a little bit of "terrain" by me since I live right by one of the Darby Creeks. There is a nice slope right behind me. And there are Bison in the Darby Creek stretch of parks as well. Though once you get away from the creeks it is pretty much flat corn and soybean fields with some woods and scattered about.

 

Also don't forget the Dawes Arboretum. Buckeye Lake...all kinds of good things out east.  West of here is ...  Springfield!  :(

 

Anyway those more scenic areas should look good to people who may not mind a commute or better yet can work from home.

Yeah the internet was horrible out there. It was technically Franklin Township. I could put Heath or Newark on my mail and it would show up to the same place. I think it was something like two miles of cable connecting us to the nearest internet connection. No water and sewer out that way, all wells and septics. I literally would not be able to do my job from home if I still lived in that house, I need reliable internet and phone coverage.

I've used up all of my free article views for the month so can't get back in there to pull out quotes, but the Newark Arcade renovation project in Downtown Newark seems to be fully underway now. Appears they had an official groundbreaking of some sorts for the start of the renovations.

 

What I do remember from reading the article is that they intend to move very quickly and plan to have a variety of subcontractors in there doing work (article said 20-35 people) on any given day. I think the projected completion was sometime in 2023 as well which sounds quite ambitious. I imagine with renovating a facility over 100 years old that had been neglected for so long, they'll encounter some unforeseen issues during the renovation.

This is going to be absolutely game changing for Downtown Newark.  With everything that has already been renovated and redeveloped, this will be something that sets Newark apart.  Cant wait to see the finished product. Lastly, what an absolute trash depiction of Newark by 10tv...exactly the kind of elitist mentality we have been subjected to our whole lives. 

 

You'd think 10tv would have taken some actual footage of the actual entrances to the Arcade...not some side alley view. This is the before of the inside of the Arcade.  It has a very "Short North" vibe to it with the Arches...

What I do remember from reading the article is that they intend to move very quickly and plan to have a variety of subcontractors in there doing work (article said 20-35 people) on any given day. I think the projected completion was sometime in 2023 as well which sounds quite ambitious. I imagine with renovating a facility over 100 years old that had been neglected for so long, they'll encounter some unforeseen issues during the renovation.

It has been very interesting to say the least. No part of the building had any kind of sprinkler system in it.  But i will say this...the floors and ceilings were built like Fort Knox, so it gives them a blank slate so to speak.  They hope to open early 24' from the reporting...so about a year of construction. 

Cleveland has had a lot of success with redoing their arcades… this is a true hidden gem, especially for a city the size of Newark

There is going to be so much work to do. I've actually been in the basement of The Arcade when I was inspecting the now thankfully closed Center Pub. The owner of the pub at the time also owned the arcade so he gave me the green light to go explore down there. I've never seen so much rat droppings in my entire life. You could have filled up buckets and buckets of rat turds it was horrific. I can only imagine all the damage the rats have done to the things you can't see just from looking around.

Construction on another new housing development has broken ground off of King Rd in Newark, in the NW part of the city.  This piece of land is absolutely beautiful and will have plenty of demand.  This is the 5th active housing development currently under construction in the city of Newark. The growth and progress of Newark is incredible!!

 

I believe this will be called "Deer Run Village"...don't quote me on that though...

I have always thought this was one of the best pieces of land for development.  I also believe this will be just the 1st phase of a MUCH larger development that will eventually extend westward into the hills and into Granville.

I drove past this lot twice a day for 3 years and I always dreamed of buying this lot and keeping it for myself. Such a cool piece of property. Great to have more housing, but now my dream has died :'(

Sheetz and Ultimate Shine Car Wash have announced they are coming to Heath.  The locations will be right off of 79.  Sheetz will demolish two current sites and redevelop that lot, while Ultimate Shine will build on the site of the former Motel that was torn down a few years ago (Finally!).  I am actually shocked this is where Sheetz decided to build.  I thought for sure it would be on the site of the former Stacey's Buffet.  Still, nice to see two vacant sites being redeveloped.

Good riddance to the Rock & Roll car wash (the blue building where Sheets is going), their equipment left some very noticeable swirl marks on my wife's car. Maybe the new one going in will hit that balance between not destroying the paint, and actually getting the car clean (something MooMoo falls short on).

Super disappointing use of the old motel site there. There are already multiple other car washes on 79 and this parcel of land could be used for so much more. Sheetz is a great addition though. Heath is so weird because it doesn't have an actual downtown or anything, 79 is it and it's full of crappy old businesses. Good to see a few of the old junkers finally see their end and get replaced by something new at least.

The new 330K sq ft BEHR Paint facility under construction in the Newark Industrial Park.  This is going to be a nice addition to the local economy. Around 100 new jobs.
