Maybe in the near future? The west side of 16 there is not in the village and the senior housing owns the other side that is in the village. And the biggest factor is it is flood plain. The active flood plain stretches from Granville west and consumes a lot of land preventing it from any real development. Raccoon Creek is a nightmare (I spend a small fortune on flood insurance because of it).

Maybe in the near future? We've been fans of Mai Chau/Three Tigers since it was just the food truck, they've worked hard and definitely earned the success. They should have no problem filling that huge space, which looks fantastic (roll up doors!). Ugh Brew's only has themselves to blame. It was our favorite place to eat when we first moved to Granville, but the decline was noticeable after the owner decided he didn't want to pay for a head chef. Then the tragedy happened - and when it did, they posted on Facebook about not blaming the poor, innocent business for overserving him. They took it down quickly but enough people saw it (including my wife), and word travels fast in a small town. Not long after they had the infamous health inspection with the bat in the freezer, and closed not long after. We all thought Donato's was here to stay, and apparently business was actually good even during COVID. The owner posted online the closing really was because of the absurd rent increase and requirement for a long-term lease, and he just wasn't comfortable with that financial commitment. The 16 entrance has been crummy since we moved here. I think part of the issue is that its township (I think it might have been annexed since), and I don't think utilities were available until recently. Creno's Pizza was aways pretty crummy in that space, so we were thrilled when Ray Ray's took it over. The assisted living facility actually looks pretty nice and did improve the area quite a bit. The abandoned gas station though...see below about that. Around Thornwood does have some potential, but clearly has some access issues now that there is a proper interchange (which is still a huge improvement). Maybe we'll see something after the new bridge is in place which will probably bring more cars to the area. There is a common theme among any sub-optimal or vacant spaces you see around town. I'm not sure how accurate it is, but I always think of it as "Old Granville", or maybe "the Granville Elite". I moved here right after the highway opened, and you could tell a lot of restaurants and businesses still took the "where else are you going to go" approach, and didn't try to compete with offerings in Columbus. Brews was one of the worst for it, as well as the terrible Italian restaurant (now Hashi) under the same ownership. There are a number of property owners in the area who can afford to sit on vacant property indefinitely (even though most of us here in town want to see development), and they want absurd amounts of money for these spaces. They are happy to exploit the limited locations around town, and there aren't a lot of businesses who can make the numbers work. Some examples (taken from www.shai-hess.com), which were about as bad before the Intel announcement: • Donato's/Brews - 9600 sq ft (admitted big, though split across three non-contiguous floors) for just $2.5M or $13k/month • Abandoned gas station on 16 is $750k - less than 1 acre • Vacant house at 661/Weaver is $550k - .75 acre • Lot next to Arby's (2.1 acres) is $250/acre • Empty lot by fire station has a development plan to lease a new building for $20 sq ft/yr. I don't have a great sense of commercial prices, but these all seem absurd. Not sure what the answer is. The village annexing more spaces and taking a more pro-delvelopment stance might help, simply by increasing competition - but there is only so much space close to downtown. Increased population might increase volume of customers, so larger businesses can make the numbers work. I'd personally love to see the county assess all these spaces at the full asking price (instead of the pittance its all valued at now) - make it really expensive to sit on indefinitely, motivate owners to be a little more reasonable. Heath and Newark are so cohesive they're basically the same place. Hell, some people just call it South Newark. This is all excellent news though, I know my New England transplant mother is pumped about the Dunks coming to the area so she doesn't have to go on Saturday morning Dunks runs up to Mt. Vernon (it's an addiction). The Heath-Newark-Licking County Port Authority is so damn good at attracting businesses to their properties it's crazy. The guy who handles all that stuff is just so damn personable he talks businesses right into opening up there with ease.

I often wonder when the city of Newark had the opportunity to annex Heath waaaaay back in the early 50s when it was a township i believe, into the city of Newark....why they decided not to? I mean, its fine the way it is, but imagine if everything you know as Heath today, was Newark City??? That would take Newark's population to close to 63,000 people. Big lot and prime location. Its actually the only place i can think of thats big enough and prime enough in Heath. I know that lot where Stacy's buffet building in was intended to turn into a new little shopping center anchored by a Bibibop or a Chic Fil A. This was years ago though and nothing has happened with the parcel in ages. The lot where thee old motel/Indian restaurant were would be a solid location, but I don't know if you can even turn left out of that lot onto 79.

The immediate downtown Newark area is doing excellent, but the residential neighborhoods just outside downtown are probably the least desirable neighborhoods to live in in Newark. All the nice ones are in North Newark or on the west side closer to Granville which is about as far away as you can get from downtown while still living in the city limits.

There are plans to build an entire new block of living east of 4th street, south of W Main St and west of 3rd st. It looks incredible!! I do think it is stalled as of right now, due to all the construction and a few other issues that popped up, but i do believe it is still on the agenda. 5 Years ago, there were 5 livable units downtown. As of today, there are 100 livable units with many more condo/apartments being refurbished. Complete and total 180. The areas that immediately surround downtown Newark are obviously the oldest and need the most work...BUT...these are the houses that have the old style architecture that are ripe for flipping. In fact, i am surprised that the powers that be in Columbus haven't caught on yet...i'm sure they will soon enough. Great opportunity for return on investment!! I don't think they want this to be manufacturing though. There was a previous proposal for this lot to tie into the World Heritage Site status for the Hopewell Indian Mounds across the street. The proposal was a fairly significant development. It called for a tunnel going under 79 to connect it to the Earthworks and a museum that would be dedicated to the Earthworks and the history of the Hopewell Indians. The development would also include, higher density residential, office space, retail space and a hotel or two with the interning of attracting World Heritage Site visitors to the area. As far as I know this was all just a concept proposal and nothing would happen until the World Heritage status of the collective Indian mounds in Ohio was determined, which is all contingent on Moundbuilders Country Club getting kicked off their property.

April 26, 20223 yr I don’t have any proof of where the Sheetz in Heath is going, but I think my guess of the Staceys Location was right, as they tore the building down today. I would bet my money that’s where Sheetz will be building.
April 27, 20223 yr From my sources, this company is locating here because of Intel. It will be built on the COATC right next to Boeing. Both companies utilize Clean Room space and technology. This could be one of the first companies to announce its locating here as a direct result of Intel locating here. What is interesting, is on the day of the announcement at Ohio State-Newark...John Husted said there were 30-35 companies at that time that were already in contact with the state of Ohio about moving here. That day, i believe he said Airgas, Air Products and Chemicals and Fischer Scientific were some of the early contacts...ALL three are also suppliers of Boeing. I have a feeling that the Licking County Port Authority could land a bunch of these suppliers looking to locate here. Keep an eye on this.

May 24, 20223 yr A little birdie has been singing...my sources have told me that this entire building has been bought out and will be converted into a "Pins" type of establishment. It wont be called that, but the idea is the exact same. The last tenants were PNB, Arensberg Pharmacy and Athletico Therapy. Its most famous tenant used to be Papa Joe's and Bunky's....those were both great bars!! This place has tons of parking and if this turns out like i think it will...its going to be a tremendous success. In a GREAT part of Newark. It should attract tons of students from Denison as well.

I agree...what pains me...is there is an old bowling alley in downtown Newark that is just begging for somebody to renovate it. In fact, a local architecture firm "Northpoint Ohio Architecture" has a concept of it on their website, fully renovated. This is the current building...just sitting there right next to all of the new development going on. Here are the concept renderings...This would have been a GREAT place for a "Pins" style establishment.

The size of it, the kind of awkward split, and parking lot make me think it originally was a grocery store built to serve the surrounding neighborhoods. That would have been a really busy corner before the highway was built. (And now that I bothered looking... Licking County Recorder shows a lease recorded 3/1/1974 between BRUMBAUGH, L LLOYD / TWIN RIVERS REALTY CO - Twin Rivers shows as the current owner - and CASES CARDINAL FOODSTORE INC. I can't see details or verify the address, but that seems plausible give how large grocery stores were in the early 60's when that was built. A quick search of the owner name above shows someone who passed away a month or so ago - which would fit with selling the building off that's had the same owner for at least 40 years.) (This goes even deeper 🤪 - searching for Twin Rivers Realty lists company in Columbus with George Hadler as president. Searching for George Handler of Columbus show a LinkedIN page that lists him as President of Hadler Companies, and CEO of Columbus Square Bowling Palace. This all makes sense!) June 10, 20223 yr Station is now open for breakfast and lunch in Granville! Made the two-block trek down there today for an early lunch, great cafe food, great coffee, and excellent baked goods (provided by Granville Baking Company [formerly Lucky Cat], also owned by Chris Crader). Great use of the circa-1880 train station, which looks better than it has in years both inside and out. Along with sister-restaurant Harvest Pizza opening sometime soon-ish across the street, this really helps bridge the gap between downtown Granville and the spread-out businesses along Main Street (and even River Road). Hoping that this area becoming a true part of Granville's business district will help serve as a realty check for the rather-greedy landlords downtown pushing otherwise viable businesses out with crazy high rents. Testify! Countless missed and lost opportunities along Broadway. The increased development out this way is going to force that change one way or another. I'm waiting for the little business section on Main St/37 in old Alexandria to fire up.

It would be really cool to see some new things come into Alexandria. I go out that way to Lobdell Reserve frequently and it just seems like such a missed opportunity to not have a few fast casual type places with at least a bit of parking right there. Right now Alexandria is just something on the way to where I want to go. Even a little corner store type shop would be great.
June 10, 20223 yr I would love to see more things happening in downtown Alexandria. It's an easy bike ride from my house, but just far enough that going there for dinner would seem like an adventure. I had high hopes for Village Taco, but I don't think Alexandria was quite ready yet to sustain a vegan taco place with erratic operating hours (and neither were we, or Columbus once they moved).
June 15, 20222 yr Progress continues on the broader Downtown Newark Revitalization project that called for 3 Round-a-bouts on 4th street. Work is finishing up on the 1st round-a-bout at 4th and Church St. This is going to be absolutely incredible when finished. This is going to add to the already transformative and charming look of Downtown Newark. Once this wraps up, multiple other projects are slated for work. I have to give the city a TON of credit for absorbing the headaches and looking at the bigger and longer picture. This is positioning Newark for great success in the upcoming Intel era.

They have a nice looking product and will be a nice addition to the area.

July 11, 20222 yr "Drip Dreams" recently opened its doors in Downtown Newark, adding a much needed Ice Cream establishment to the Square. Glad to see another addition to the core of the city and continue the Revitalization.

They worked so hard to upgrade into this space after working in a shoebox in Granville for years.

Hopefully the 4th street construction wraps up soon, allows traffic to flow again and give businesses exposure. Its been tough getting around downtown, but once its done, its going to be awesome!!

I was the health inspector for Newark for about 3 years and this was one of those places I licensed that went from a non-food business to a food business. Just sucks to see someone put all the work into making a place licensable as a food facility and then have things outside their control force them to close.

It was the second of three bakeries to occupy that tiny space. The first was more or less by-order only so nobody ever got to try it or remembered it existed. The second were very nice but had odd hours and (at least the couple of times we went) the stuff felt very homemade - but not in the good sense. I'm not even sure it was baked in the store. They didn't seem fully committed to the venture, perhaps that changed once they moved. The current (third) bakery is very good, definitely bakes in store, and seems to be doing well. We do our best to support them, possibly more than we should.

I know when they had the tiny space in Granville basically their entire purpose was to make dozens and dozens of cookies for the Granville schools to sell in their cafeterias. Might be why they had odd hours. Not that this matters, but there's actually a door behind the counter in the photo here that leads upstairs to some amazing living spaces that were not renovated when I was up there (probably 2018-2019) but were absolutely amazing with probably like 18ft high ceilings. It's like a time capsule in the upstairs in a lot of these downtown Newark buildings, and I mean that in the best way possible. So much potential.

The current effort to renovate and restore all the downtown lofts and apartments is remarkable. Its "big city" living in a mid sized city. Some of those lofts are absolutely incredible spaces!! I am so glad that there are people putting in the effort to bring that unique style of living back to downtown Newark. It's noticeable too...there are hundreds more people downtown on any given night...which is a good thing!! It has become vibrant and fun!! I cant wait until this 4th street project is completed and we can officially move on from the road construction that has been going on for the last 5 years and enjoy the new streets and streetscaping!

It's far enough away from the rest of the action on 21st that you always forget about them. I literally worked right around the corner for 3 years and stepped foot in Ollies one time and honestly almost never drove down this specific 0.25 - 0.5 miles of 21st. This seems like a perfect use of the space as it is not an eye catching piece of property that draws people off the street.

We cut down this section of 21st from 13 a few weeks ago on the way back from picking blueberries in Mansfield, and realized it's been a few years since we were last on that stretch of road. I was always hopeful this strip would one day become Menards or the return of Meijer to Newark, but I'm sure both realize its just too out of the way. This use for the property is enough of a destination that I think it will do well.
