After the District Park debacle it is really good to see some of these projects coming to fruitition. As stated above "20 here and 40 there will start adding up". That is a great way to look at it. Also, I am sure that most of those apartments/condo's will have 2 people living in them. Although there are no really big projects going on, these smaller projects are starting to link neighborhoods together, and that is how you develop a good neighborhood. The thing that impressed me most was that the one condo building was going to rent its units for $1 per sq.ft. That seems like a lot of money, so there must be some demand if they can charge that much for rent.

Very good news indeed!

Sweet, this is great news.  Again, I agree that this little projects are the foundation to rebuilding the urban core of this area.

hat's off to the city for managing these projects so well, to key bank for loaning the money, to tesco for the modern renovation and especially to frango for pausing, looking around the nabe and listening to reason and not tearing down a perfectly fine structure for a parking lot!

 

whew, dodged a bullet with that one!

Those are both really nice buildings, as well.  The Prospect Ave building has a really nice facade of pilasters and Chicago style windows, and the Meuller building looks like it was born to be a residential conversion.  The red brick architecture along with just enough of a setback for a garden and a tree lined street help it to create a very nice, restive, but urban streetscape.

Great news!  I saw the abbreviated article in Crain's this morning and was hoping somebody would hook us up!

 

I'm wondering if I know these buildings...since I did my little walking tour less than a month ago, I might recognize them if somebody was to post pictures...hmmm???

 

I'm remembering one particular building on Prospect on the south side of the street that had an old tavern in it...could this be the one?

Looking at the Lesco site, some of those inner city projects involve the dreaded attached garage.  Hmm. 

Tesco.  Lesco makes fertilizer and lawncare products.  Tesco builds houses.  They build the most urban housing that their partners, the developers, think the market will absorb.

From what I've seen, their projects fit their context quite well.  The ones with the attached garages are in neighborhoods that have less density, less access to amenities and would more likely attract families with children.  With children, car(s) become more of a necessity...or so I've heard.  Wimwar, maybe you can tell me about this in a few months?

 

Many of their sites look to have either rear parking or none at all.  One example is Boulevard Townhomes, where the site is in the heart of a vibrant commercial district and walking to the grocery is a feasible option.  The parking here is tucked in the back...nice!  I'm not into the Franklin Townhomes model, where the garage is up front, but that's probably due to a lack of space in the rear of the site.  Not sure, but probably a fair assumption.

It is amazing what our public officials in this city b@tch and moan about You would think that city council would just be happy that people want to live in our city and would bow down to the developers who are making these projects a reality. What was at stake here? Did the developer want to buy the garage and build on top of it?

I am not sure if the developer wants to do anything.  The article, I feel, is a bit misleading. Yes, he is a developer with completed and active projects in the city. But, I don't think that the garage was part of a project.  He was renting it from the city and simply wanted to continue doing so.  The fact that he is a developer may lead us to think that he was going to develop the site, but I don't think that is the case. Otherwise, I would be as friendly to developers as possible in this town.  I am fearful for the political decisions that will be made this year taking into account the fact that the city council president is challenging the mayor for that job.  Things could get ugly.  I just hope these people care more about Cleveland than they do about being mayor of Cleveland.

any updates on these two projects???  The Mueller Condos should be quite close to the new Chinatown developments that were mentioned at http://www.urbanohio.com/forum2/index.php?topic=3128.0

Sorry, but I haven't been by the site yet, so I have no pics of my own!  I can tell you, though, that there is no visible action at the other site mentioned in this thread on Prospect, east of 9th.  Ferchill's Carter Manor (which is much larger) appears to be finishing up (for a pic and more details, visit http://www.dasconstruction.com/projectsunder/cma.htm and http://ferchillgroup.com/news/?nid=10).  They've been working on the storefronts in recent days, which leads me to believe that the apartmens must be finished.

I've been to the muller lofts website in the past.  Some of the condos got some really wierd setups but all in all seems like it would be a neat place to live. Their price structure on the units are such that you aren't paying huge cash for seemingly no square feet, like alot of the towntown condos. If I had the money hell i'd live there.

Anyone know what's going on with the Frangos property? There's an "available" sign on it -- with Frangos' number listed -- but also a sign that says "22 unique lofts coming soon." I'm thinking Frangos gave up on the project and is looking to pass it off?

I was walking by the Frangos property and noticed that renovations have begun. The front side facing prospect looks untouched, but if you go around the back you can see that the building has been cleared out and the back glass has been removed. East 9th and Huron is becoming a solid residential area. Also, I heard guys working in there on a Sunday which kind of surprised me.

Great!  I had no idea that this was actually moving forward.  It might just be downtown's worst (although not biggest) eyesore right now.

Drove by Muller just today (sunday) and they have a sign out front indicating that the building is going condo. So, I assume the progress has begun on that building.

 

Here is my prediction for the other project, Huron Rd area becomes what Ave. District is trying to build/become.

I think that's the the Johsua Hall Building, it's the small building next to the bottoms up bar. It is 2 condos with a construction company occupying the street level office. The project has been going on for a while now so I think it should be done soon.

According to the new sign on the prospect ave. Frangos building, the project is known as "prospect place apartments".

Yeah, and Mister Good Day and I actually saw some workers in there drilling yesterday! Good to see this renovation finally getting underway. It's so funny how much the city comes back to life once the weather gets nice again.

Good point b 12.  It's usually May before we start seeing this kind of action.  Of course it's usually May before we see this kind of weather.

Here are some shots of the "Prospect Place Apartments" building, which seems to have been originally called the Prospect Building. It's between E. 9th and E. 14th on Prospect, which has been a little hub of redevelopment activity of late. As noted above, renovation appears to have just begun. I'm not thrilled with these photos but they'll do for now.

The rear of the building. If you look *real* close, you can see a ladder in one of the top floor windows. This, and the sight of construction workers with drills, let me know that work had finally begun. It doesn't take much to get me excited...

 

Right next door to the Prospect Place building are two other housing projects, well underway.

 

Here is Carter Manor, immediately to the west, a nearly complete Section 8 renovation that looks as good as anything market-rate.

 

A couple of townhouse-y buildings further east on Prospect. They look almost done.

For context: The Cleveland Grays Armory (1893) is right behind all of these projects on Bolivar.

Prospect Place has been such an eyesore.  That renovation will really help that part of downtown.  Its amazing how one or two buildings can change the feel of the area.

That section of Prospect used to be hell to walk down at night.  It was mostly abandoned, and the Carter Manor attracted some shady characters.  It will be completely changed by the time Prospect Place is done.

I used to party at Key's, when it was located in the bottome of the carter manor and walking down prospect at night wasn't hell, however, it wasn't heaven either.  it was more like purgatory!  :evil:

This area is actually fabulous.  Now if someone could turn the Halle garage into condo's...that would be sweet!

Keys was after my bar days, but I do remember the Orchid at 14th and prospect. There's a parking lot there now. That was the place to see and be seen until the 620 on Frankfort opened up. It would be nice if 14th Prospect area was developed for living, right down the street from Play House Square. Bear hugz to all

They're really going to town on the Prospect facade of Prospect Place these days.  They've got scaffolding up and it looks like all the windows are out.  No apparent progress on the smaller building, just to the east...

^Prospect Place--they have been working furiously for a while. They are putting in studs on the top floor and are cleaning the brick facade. Its a busy place.

 

The smaller building to the east--I can't see anything new, but I did see some workers inside the place at 9am on Friday. I also saw that both buildings received a zoning variance in the past month to allow for residential.

 

At this point in downtown, Prospect is pretty quiet. Prospect Place will make a huge difference once it is complete. I would love to see some townhouse in-fill on this street so that the area could become a sleepy little residential neighborhood in downtown. Erie St. Cemetery makes for a very nice neighborhood park that could become a strong neighborhood asset.

^Very much my image for it as well...heading all the way out to E. 55th.  I see little cafes, diners, boutiques, etc. mixed with infill and restored mansions along this quaint street.
