It would be nice for Prospect to have more resident oriented retail East of E. 9th, while Euclid and Lower Prospect/East 4th could cater to a wider market.  I think that they would complement each other nicely that way.

Project Updates: 1104 Prospect Apartment Building

 

The 1104 Prospect Building is situated in the downtown Cleveland Gateway Neighborhood district. The building is located immediately east of the Carter Manor (recently renovated) and across the street from the newly redeveloped Osborne Building. Built around 1910, the 41,736 sq. ft. building housed a variety of printing companies for most of its life. Vacant for almost 30 years, the building was purchased and a plan developed to rehabilitate the building and convert the building to apartments.

 

1104 Prospect Avenue Park and Lock, LLC received an $800,000 County Brownfield Redevelopment Fund (BRF) loan to clean and repair the vacant building. The County BRF loan will be used to remove the asbestos and lead paint from the building prior to renovations. Approximately 30% of the removal is complete. Work thus far has primarily consisted of removing the asbestos-containing plaster and removing the lead paint from the windows and restoring them. Upon completion, the project will provide 22 luxury apartments, ranging in size from 595 to 1,460 square feet and approximately 1,500 square feet of retail space on the first floor of the building.

 

The future Prospect Apartment Building is one of the last undeveloped buildings on Prospect Avenue between East 9th Street and East 14th Street. Improvements made to the building will further enhance the comprehensive plan for the Historic Gateway Neighborhood. The total cost of cleanup and renovation of the building is estimated at $4,959,079. The project is estimated to generate an additional $49,153 in property taxes and $49,000 in city income taxes.

They are putting in the wall studs on the second floor. The top two floors are waiting for the drywall. This one looks like it will be done and ready for occupancy by early next year.

^Chadoh21, I've asked the same Q a number of times -- viz the Prospect building (btw May's & Flannery's Restaurant/bar) to which no one has responded for some reason.  Makes no sense to be still ripping down old buildings for -- ugh -- more surface parking with no hard plans to redevel it.  And you know, in this town, how long surface lots just sit there for days while robber-baron parking sloths sit on them to miserly collect parking fees cheaply.  I say, leave a derelict building standing until a suitable use can be found for it.  As we've seen many times w/ buildings like Prospect Place (and the Huron and Osborne building, plus many, many in the WHD before them), a solid, boarded up, graffiti-ed hull has a much greater chance at being rehabbed than these shitty empty lots we keep maddeningly creating, if only for the fact that their currently ugliness, yet beautiful architecture, make them magnets for adaptive reuse -- won't we ever friggin' learn!  Yeah, I've heard the (weak) excuse for the need for valet parking on E. 4th, but we tore a gaping hole in that, other wise, nicely shaping up block long district.

 

Can somebody answer the Q: why?

Haha, if you're looking for a good excuse for knocking down old buildings to put in surface parking lots, you know you're not going to get it here =)

^There is some discussion of these demo's, I believe, in the E. 4th Development News thread in the "Restaurants, Nightlife, Attractions" section.

I think the developers who are rehabbing East 4th St (the Marons) are the ones who knocked those buildings down.  I'm guessing that it's about creating easier access for their parking for that area.

 

By the way, there is a City Ordinance that prohibits knocking down Downtown buildings for parking lot unless the demolition is in conjuction with a redevelopment plan.

^we've talked about this on another thread. Supposedly, the Marons have recently been cited for not complying with code. There needs to be a fence and some landscaping that separate the lot from the sidewalk.

Also, whats going on inside the Old May??? It looks like they are doing some work on the inside.

 

I think the Cleveland Visitors/Convention thingy (not official name - i just ate a whole of spree candy and i cannot think straight) organization is moving there

Cool, do any of you guys know whats the time table is for whats going in the old May Building?

 

I don't think that anything is going on in the old May Co. building.

 

And, I also saw those windows going in yesterday. Good stuff. I hope this is just the beginning of some new residential in this neighborhood.

It might be of higher visibility to out-of-towners, but I think Superior (with its direct connection to the west side via Detroit and its extension into the east side beyond Prospect's terminus at E. 55th) is probably more traversed by locals. I think St. Clair probably has a lower volume of both car and foot traffic but is still reasonably high visibility. Plus, I think the current location for The Avenue can draw attention toward the nearby Civic District and the lakefront (and, of course, my beloved live-work overlay and Chinatown).

Maybe a developer could knock down the old Goodyear autocare place, put up some residential and retailer and keep the parking deck for residents?

The CVB is restoring the Higbee building for a walk-in visitor center that is on schedule to open in the Spring. On a side note the CVB recently ended up with a lot more bed tax revenue than was anticipated and they are in a good financial position.

 

Any work in the May Co. building is probably related to Exhibit: Cleveland; the organization that gets in touch with property owners, cleans up their vacant storefronts downtown, and lets artists display their work in the windows. There are some spaces on E.4th and Euclid that participate in this as well. Other than Exhibit:Cleveland I can't think of anything going on. I think the May Co. bulding was almost bought back in November by a real estate investment firm called Keystone, but it didn't work out. Key Bank has some offices there on several upper floors.

 

I could be wrong, but I don't think it is likely that you would see this turned into a residential building. The building is huge and only has windows on the front. I don't understand why a bookstore wouldn't be interested in the first couple floors of the May Co. building, since it has been my impression that bookstores tend to do really well in any high traffic pedestrian area (unlike department stores or apparel shops in my opinion).

Yeah, I work for Key and we have alot of our IT staff in the Maycompany building...floors 4-8.  The rumor around here is that we will be moving out of the Maycompany building in 2 years, so I'd imagine nothing would be able to change much until then.

Well, they are building a new building in Solon to house all of our servers, so some of the server people will move out there.  I'd imagine that most of the rest would move out to our Tiedeman campus.  Unfortunately I am not high enough up to know all the details.  What I do know is that the Maycompany building is the worst office building in the world.  No windows, dirty, cockroaches, dark.  We can't move out of there soon enough.

Well, it looks good in a conceptual way. The retail is still boarded up with wood, but I have faith it'll be beautiful. I'll try to remember my camera next tuesday when i come back to work

Unless I heard incorrectly, a friend of mine had put down a deposit on a loft space there. It was returned to him after he was informed that the project had died.  I'll try to re-check my source.

I believe Mueller Condos is (or was) a Tesco Builders project.  They built my townhouse development in Cleveland Hts which has had continuing problems for 5 years.  To their credit they have stepped up to the plate and tried to correct the problems (costing them well over $100,000.00).  However, I met with a principle of the company in October and at that time he indicated they were in dire financial straits (and the compnay was down to 2 employees including himself).  He indicated he was getting significant pressure from his bank and it was not being very cooperative.  I imagine the costs they incurred on our project was a contributing factor to the company's downfall.  I would not be surprised if they are completely out of business by now or at least do not have the ability to complete a massive project like Mueller.

Those look really nice!  I went to Boulevard Elementary School.  I remember when Roosevelt Junior High School was on that space.

I wondered if there were a lot of problems with those - always seemed to be a lot of work being done on the exterior long after they were done.  What kinds of issues did you run into?

Does anyone have any info on the for sale condos next to Prospect Place?  Is it the same developer?

Oh, those townhousey looking buildings? No, I think that's a different developer. Don't know what's going on with them now.

The building next to Prospect Place is called the Joshua Hall Building. Howard Hanna has the listing. 2 of the units are around $330,000.00 and the other 2 are around $230,000.00

As of this afternoon 3 of the 4 units in the Joshua Hall Building have been sold.

Where is Joshua Hall? Between which streets? Isn't Prospect Place located next to the Winton (Carter) Manor?

Well, I think that I know which building it is. Do they even have a for sale sign outside?

Sorry if this has been answered already, but what is Joshua Hall?  Pictures?  I could find nothing on google.

^It was being advertised for a while, I can't remember by which realtor.  I took a tour when I was house hunting, but it was out of my price range.  Lots of exposed brick, it will be interesting to see what they look like when they are finished.

Funny that Howard Hanna's listing didn't identify the unit as being in/at Joshua Hall.

Joshua Hall is just the buildings.  I think it was the name of the guy that built the building in the early 1900's, not a Hall named after Joshua.  The building is just west of the now defunct Bottums Up.  I'll post some pics of the interior and exterior when I get a chance.

So I noticed the "Retail Space Available" from Coakley Realty sign is no longer on the first floor of the Prospect Place Building (1104 Prospect).  It is still listed on the Coakley site... but I can't imagine why they would take that sign down if it was still available... anyone hear anything?

I was told when looking at the apartments that an advertising firm (possibly from the burbs, but the person wasn't sure) was looking at taking the entire first floor.  I know nothing beyond that.

 

 

Btw, I thought the apartments were awesome.  I highly recommend that anyone looking for an apt. downtown takes a look.
