April 9, 200817 yr I second that about the apartments - quite possibly my favorite units overall downtown from the dozen or so buildings that I looked at, but the unit I found in Bradley is better ;)
April 9, 200817 yr I concurr regarding the apartments. They are not for everyone as their taste is definitely modern... but it is right up my alley... Unfortunately not up my fiance's. Getting a business on that ground floor would be huge. I mean not as hugw as a Constanino's of east downtown (for some of us that live and work 10 feet from this building) but pretty huge.
April 9, 200817 yr ^I agree. I don't think that there are many retail businesses that would want that location with the lack of foot traffic currently on that stretch of Prospect. If some office tenants could fill up a few of those vacant storefronts, Prospect would have a better feel.
June 27, 200816 yr Been a while since this thread has had a bump, so here are a few photos of one of the units that will be occupied at Joshua Hall within the next week or so. The project has been entered into several design competitions and hopefully it gets some pub for the designers and the city.
June 27, 200816 yr WOOOOOOOWWWWWWW!!!!!! Maybe the coolest apartment in Cleveland Personally, I wouldn't say that!
June 27, 200816 yr 4 condos, build to suit. Each comes with parking garage spot (accessed on Bolivar), and even better, in the basement each unit has it's own wine cellar / storage room. I love this place.
June 27, 200816 yr MTS you are a funny guy, the comment was just a reaction to the design of the apartment. Could you think of any apartments in Cleveland that would compare to the design, quality, mood of this unit?

June 27, 200816 yr Did the guy who designed this have stock in SC Johnson (makers of Windex)?? "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
June 27, 200816 yr LMAO! The first thing I thought when I saw those pictures was that it would be amazing to live there. My second thought was how hard it would be to keep all that glass free from fingerprints...then I decided that I wouldn't want to live there.
June 28, 200816 yr I've got it bad for this building/unit. I watched them renovate the building from my old job, and now to see the inside...Wow, I'm smitten! That's the kind of design and look I've been hoping for in Cleveland. Add the fact that they are taking the facades off the buildings on Euclid and the new stuff in the Flats, including that eco-hotel (can't wait to get a drink in that lounge!!!!!!). Loving Cleveland right now...sort of getting bored of Lakewood! ;)
June 28, 200816 yr Holy crap! I gotta find out who's living in these units and see if any of them need a girlfriend. ;)
June 28, 200816 yr Is that the 4 or 5 story building east of the old Carter Manor that used to be an eyesore but is being rehabbed? Apartment could be an art studio - very classy. A little stark/cold though, needs funiture, lol.

I wouldn't live there, but it's far from stark.
June 28, 200816 yr I'm a boring drywall kinda guy, exposed brick says commercial space to me, but I know exposed brick is favored by many.
June 29, 200816 yr Holy crap! I gotta find out who's living in these units and see if any of them need a girlfriend. ;) We all need a girlfriend! OK, fine, I need one. :-D And what is up with all these youngin's and their lack of appreciation of exposed brick?? Don't you start covering over these places with metal siding when you grow up to become property owners and developers!!!!!!!!!!!!!!!!!! June 30, 200816 yr I'm a boring drywall kinda guy, exposed brick says commercial space to me, but I know exposed brick is favored by many. I'm an old plaster fan. Drywall looks so cheap.
August 29, 200816 yr Holy crap! I gotta find out who's living in these units and see if any of them need a girlfriend. ;) I had a reservation on one of the units in the Joshua Hall building for a while before settling on the WHD. The guys who own this unit put over $100,000 in structural changes into it. They basically made a smallish 2 BR into a giant open monstrosity with a lot of architechtural charm but not so much usable space. They bumped the roof out and built an extra 1/2 storey on top to account for some of those wild room transitions and heights. Its basically 3 "floors" now. In any case, those guys are not looking for a girlfriend, I am afraid to say!
August 29, 200816 yr GoTeenb: What did you like not like about the building, location, builders, neighbors (in and out of the building) Why did you put a reservation in on it?....why did you walk away? I have looked at this place a couple of time and am seriously considering it/

The structural changes actually added 250 square feet to the unit, bringing it up to 1,450sf, and thankfully the $100,000 is a bit of an exaggeration. No usable space though? It's floors are completely open. Where did you end up in the Warehouse District?
September 25, 200816 yr Holy crap! I gotta find out who's living in these units and see if any of them need a girlfriend. ;) Prospect Place building is awesome. ive been looking all over downtown for a 2 bedroom place. exposed brick... finished concrete floors. i cant wait to move in. the only problem is the bed room walls dont go all the way to the ceiling... it's gonna be noisy...
September 25, 200816 yr rbf, welcome aboard. I suspect you'll get some interior decorating ideas from folks here. So check back often and please post often! "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck

Congrats. I actually like this apartment.
October 17, 200816 yr I don't believe anyone ever posted a picture of the completed renovated front of this rather attractive little building.
October 17, 200816 yr It's unfortunate that this city has knocked down so many similiar sized buildings because a small developer that wants to do little projects here and there has a limited number a options. Can't build new (too expensive) and can't compete with the big boys and buy larger properties (way too expensive). This 15,000 sf building was bought for $250,000 five years ago, and converted into 4 condos and office/retail on the first floor, managable for the small local developers who are doing it to make an impact on their city, and make a buck or two.
October 17, 200816 yr You are so right west... The owners and developers of that building, who also happen to be the ground floor tennant (Korfant & Mazzone Construction), are great people. They are also currently doing the rehab of 1301 Prospect Place just down the street. They have expressed interest in exactly what you are talking about, taking on more of these size jobs. There is actually a committee I know of dedicated to finding deadbeat vacant properties around the city and finding developers for them... So Korfant is listening. It is an absolute shame though that more of these properties don't exist they can make such a big impact.
October 17, 200816 yr Where the H is this building located at? Ive been to a lot of places around the city but im drawing up a blank on this one.
October 17, 200816 yr I believe the address is 1248 Prospect. Just east of Ohio Desk, right across the street from S Rose and the Halle Parking Garage... next to the Rathskeller.
October 17, 200816 yr Harstone Properties are equal partners with Korfant & Mazzone on the Joshua Hall project, and were also the client for the unit in the building that I have posted images of earlier in this thread. They are also small investors in the Park Building and hope to do other projects in the future.
October 17, 200816 yr 1148 Prospect is the address for "both" buildings. The two are connected on the interior.
October 17, 200816 yr Neighboring structure news: Not that I've heard that anything is going to happen, but they've been emptying out the old Goodyear tire service center at 14th/Prospect. It has been slow work. I'm assuming that they are just doing it to get the building in shape to show people. They're filling dumpsters with everything and anything. They only have about 3-4 guys working at a time--from what I can see.
January 8, 200916 yr They were hoisting studs through one of the upper floor front windows today, so I'm assuming the remaining unit has sold. Good news.
February 28, 201015 yr I cleaned, reactivated and bumped this thread. Check out Blinker's amazing "before" pictures on page 2. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
