UC set to tackle $60M project

University Village envisioned as upscale urban neighborhood

 

A nonprofit developer bankrolled by the University of Cincinnati hopes to break ground in September on a $60 million housing, retail and office development at the corner of Eden Avenue and Martin Luther King Drive. Backers of the project, called University Village, spent three years and $5 million to acquire the 5.5 acres needed for the project. Two final parcels were purchased a month ago.

 

The group is seeking $4.7 million in tax abatements from the city of Cincinnati and negotiating an office lease that could enable a revenue-bond financing package to fall into place. "It's the creation of a new urban village," said Tom Humes, whose Great Traditions Land & Development Co. is managing the development for the Corryville Community Development Corp. "We think we've got a wonderful location, a pedestrian-friendly plan and some amenities that will match those found in any suburban complex."

Yes, with Oval renovations, 10 new buildings, 3 under construction, South Oval renovations, University Gateway project going vertical, and Larkins additions, yes, it has changed (a lot) since you saw it in May.

 

That's as silly as me saying "UC hasn't changed much since I last saw it in May." Hell, I was at UC yesterday.

Hey you guys share some ohio neighborly lovin! OSU and UC are very distinct in their own ways. There two of the largest colleges in oio I believe holding the top two spots for number of enrollemnt. OSU is a very educationally innovative school and Cincinnati is a great place to take part in hands on learning (we innvented coop een) and a great research institution. and they're both developing quite well. let's positivley reinforce each other people! :D

Oh, I have no beef with UC (I'm looking at them for grad school) and I was a raised Bearcat before Buckeye. It's just that some people think that UC has a lot going on while OSU does not, which is entirely false. Both have tons and TONS of things going on.

Don't worry cincydrewinclifton. My needling of ColDay about OSU is all in good fun. He is just deluded about that big diploma mill up north--a common misconception I have encountered for 40 years, lol. Both my grandfather and one uncle plus goodness knows how many cousins went to OSU. I did consider OSU when I wanted to be an architect, but had the good sense to choose UC instead even though I changed majors. Yes, OSU and UC are Ohio's two largest and most comprehensive universities. I wish both were better schools in academic standards and reputations, but both are trying hard to become better. I think the rivalry between the two schools goes back to their origins--OSU as a aggie sort of land-grant school and UC as an urban municipal university with a very complicated history. A certain amount of rivalry and competition can be a good thing in that it helps to make the adversaries stronger and strive to improve. I know OSU has some nice architecture etc., but I am a proud advocate of UC. I have often had to defend it against many snobby easterners and others so I have had a lot of practice. One of my fellow Princeton grad. school classmates is a visiting professor at UC this Fall and he is a New Yorker who attended Berkeley as well as Princeton and has been all over the world (is chair of a dept. at Johns Hopkins, taught at a university in New Zealand for several years, spends a lot of time in Europe, etc.). Anyway, he commented to me recently that UC has the finest Classics library in the United States. That was quite an admission from this guy.

I was unaware of any rivarly with OSU from the UC front until about 4ish months ago by a UC student. OSU, in reality, doesn't care about any "rivalry" other than Michigan, in general. Nor do OSU have a favorable impression of UC (It's "too ghetto;" the campus is "so ugly" blah blah). It's a shame from BOTH sides of the spectrum but I find it laughable.

I almost went to UC but decided to go to Ohio State. Thank God!!! Hell, I am still here. Afterall, I am only a sophomore...anyway, the two schools don't compare. Come on guys, UC is not a good school outside DAP. Ohio State is rated as the best public school in the state tied with Miami. Also, OSU is rated as the 61st best school in the nation, regardless of public or not. That is a first tier school. UC is somewhere in the abyss of 3rd tier schools. There is obviously no comparison!!!

Not sure where your getting tied with Miami from... Miami is hands down best public ohio university.

See, I am not assuming that Miami is best, like you are. You need to read Newsweek sometime and also the Wall Street Journal. I think you will find interesting rankings there.

Let's be honest; the best in the state is Case Western, overall. As far as larger universities, Ohio State, Miami, and Xavier are the winners. UC does have perhaps the best specialized program in the state, with their urban planning/architecture department.

Here's the new home of the physicians offices for UC neurology,  psychiatry, neurosurgery, and a few more departments.

 

This building is being built adjacent to the already built Bellview apartments.  It is at the corner of highland and MLK.  The building style will match the remainder of the condos and apartments being built in the general vicinity.  The total project will be called "Stetson Square".  Here is the website.

At some point I will have time to scan what the remaining buildings will look like.

 

This site is currently skimpy, but I anticipate that in the future they'll fill it up with graphics and virtual tours.  The buildings are going up at an incredible pace.  I will take some pictures of the progress at some point and post them.

Are you sure that's the neurology building?  It looks like the residential/mixed-use development that's being built.

and is that ground level retail/commercial space?  If so, that's fantastic.  That area is desperately in need of it.

I think the development if it turns out as proposed will be very complementary to the surrounding area and is very attractive.  Can't imagine who would be interested in the retail/commercial space portion though.

Yes, I'm sure it is going to be office space and it will be filled by the neurology and other similar departments.  It is built to blend in with the remainder of this 65 million dollar project.  The retail on the first floor is a good observation.  It will in fact have a fair amount of retail.  I think its success is very likely considering how much pedestrian traffic that area receives from people who park nearby.  Its visibility as the only real retail near the medical center along with the high income physicians who will be working upstairs are also likely to make the retail portion of the project successful.

I could tell, I was just teasing you a bit.  I spent 24 miserable years teaching in the "higher ed" system of Mississippi so I know it pretty well--the good, the bad and the ugly.

I can't even see what's in that last photo.

Actually, there's not much to see, other than a recently cleared area of land with a sign on it.  Its been sitting there with that sign on it for well over a year now, with no activity.  Recently, there were some bulldozers moving around on it, so it seemed as though work was about to start, but in the end, they were just doing some aesthetic work, leveling the land.  Seems to me that the office space portion of the Stetson square project may have put a temporary hault to this project.  Maybe they'll atleast plant some grass on the lot for the next few years while they debate what to do.  FYI, this is on highland avenue about 2 blocks south of martin luther king. 

 

Did anyone notice the demolition of that old crumbling wooden church just a few blocks further south on highland, right across the street from Mecklenberg and the highland street cofee house?  I have a feeling we'll be seeing more new housing on the lot.  The demolition exposed more of the cofee house, which has some nice exterior brickwork.

 

Now if someone would make some moves on this building, just one block south of the highland cofee house...

 

If the developers build something neighborhood appropriate then I'm all for it but enough with this tear it down mentality, that area needs more renovation efforts.
