Here's an updated image on what we can expect.

 

This will have 13,000 sq ft of street-level retail as well as a landscaped plaza and terrace with outdoor cafe seating.

I was at the groundbreaking ceremony that was held recently.  They distributed folders with information in them along with these images.

Easily the best project website I've seen. Floorplans, renderings, flythroughs, area maps, the works.  It even owns up to being in Corryville, though it claims to "re-establish" the neighborhood.

in my opinion, this really is just an awesome project.  the buildings look great, theyre brick, and theyre in a good location in terms of neighborhoods that need investment.  I am. and have been excited about this one.

i went to look at apartments at stetson today and its a pretty impressive project. its far from being done, but the phase 1 of the apartments is done, which includes the clubhouse. its VERY nice and the clubhouse is awsome. private theatre, wifi everywhere, just insane amenities. the apartments are also quite nice, stuffed with features. i'm considering a move, but honestly i'm a bit concerned about the safety of the area. i'm not super familiar with it, but i've heard enough bad crap about clifton to make me hesitant and people i know who work around there kind of questioned me when i mentioned i was going to tour the place.

^well its not clifton, its corryville.  but yea, id be concerned about the safety of the area too. 

^This particular part of Uptown has probably the most neighborhood feel to it of anywhere else around.  This naturally gives it a sense of security.  Corryville Community Center is one block away from the development.  It is also located directly across the street from University Hospital and UC East Campus; West campus is just a couple of blocks away.  These nodes create a lot of activity which helps to deter criminal activity.

 

I have walked through this part of Uptown, as well as many other parts, and its safety does not seem like an issue as it might somewhere else.  I also considered a move, but price not security is what is keeping me away. :|

Prices do seem a bit high, but my feeling is they are trying to weed out the students and get more professional types to move in.

 

I live downtown off 4th st right now, so obviously the area is a bit different. I know futher east down MLK can get sketchy, and there are the never ending warnings about krogers and clifton so I've been unsure what to make of Corryville and where it fits in the big picture of that area. It did seem fine during the day, and like there's a ton going on. New condo's, apartments, etc. There's a big new building across from Highlands (my personal fav hang-out). My main concern is the safety of my girlfriend as she comes and goes and if she has to park on the street late at night.

I've shopped at the Corryville Kroger at least 100 times over the past three years and never had a problem.  Except on Thanksgiving when the lines were long.  Crime in the Clifton Heights and Corryville neighborhoods are far below their highs three years ago.

 

I think the Stetson location is pretty good.  There are quite a few amenities within walking distance, like a convenience store, library, fast food, Mecklenberg Gardens.  Not to mention the retail that will be part of the Stetson office building and the activities available on-site.  And you can hop in your car and be in Clifton, Clifton Heights, downtown, etc. in minutes. 

 

Street parking will be fine as long as you're smart about it.  Don't leave anything on the seats or even partially visible on the floor.  Period.  If there's no boxes, bags, cell phones, etc. visible your car there is a 99% chance your car will not be broken into.  A few of my neighbors down here in OTR park Audis, BMWs, Hummers, etc. and they don't get messed with, because they are spotless inside.  As far as walking to and from her car, your girlfriend will be fine.  But it would be gentlemanly of you to walk her anyway.

Is the last building that was pictured owned by UC?  I know they are moving a lot of their academic medical departments over to the new building from their current location at the Medical Sciences Building.  I figured they don't usually lease out space.

^Well I would not believe that anything in this project is owned by UC.  The project is being built by a private developer....they are in it for money and I would believe that they might have an agreement with UC, but UC does not own it.

has there been any mention of what is going to be inside of the retail complex?

Not to my knowledge.  There is not a whole lot of retail space to begin with....so I would assume maybe an eatery or a corner store of some sort.  Something that would cater to the nearby hospital employees.

Yeah, it will probably be something that caters to the workers at the hospitals, food most likely, coffee, etc.

Wow! Thanks for the photos, I haven't been by there in a while.  Let's hope this project spurs investment in the surrounding existing housing stock.

Where there was blight is now quite a sight. Drivers stopped at red lights along Martin Luther King Drive in Corryville have been known to peer out their south-side car windows and say, "Wow! What's that going to be?"

 

They might've glimpsed part of a red-brick façade or noticed multiple peaks of a pitched roof lined with dormer windows as different phases of construction continue on a residential complex called the Village at Stetson Square. The turrets on two different apartment buildings of the village are particularly impressive from afar, as the round towers at the building corners are topped with a double-cap of green metal roofing. Green awnings at street level lend an elegant look to the retro architecture.

It is a great looking development. Blends in nicely with the area.

 

That new development on Mcmillan is hideous though.

I just moved into Stetson, and it is pretty nice. Staff is great, good ammenities, nice apartments. Living with the construction is another story, but that's temporarly. Construction workers keep blocking the garage exit and filling up the street with equipment. Waiting on a resolution for that from management, but otherwise its a great place to live and the complaints I have are about a temporary situation anyway.

800/month sounds pretty high for 1bdrooms but I'm sure they're great apartments. It'd be interesting to see what the inside of the models look like.

^I toured a couple of the units, and most a larger than normal for what you might expect.  It is higher than most of the surrounding rents, but this is better than anything else in the area...BY FAR!!!!  There is a pool, billards table, wet bar, conference room, quite hang out room, theatre room, WIFI, covered parking, workout facility.  These are all community features and everything is top of the notch IMO.

 

If you have the money I would say that it is definately worth the price!

Clifton project is on track

CORRYVILLE - Work on a mixed-used development next to the University of Cincinnati that will include condos, apartments and commercial space is about 80 percent complete. The $80 million project called The Village at Stetson Square could include up to 100 condos, 205 loft apartments and 75,000 square feet of space for retail and office use. It's being built mainly at Eden Avenue and Martin Luther King Drive, next to University Hospital.

 

Forty one of the 53 condos in the first phase of construction are completed or nearing completion, said Laura Turton, vice president of sales at Blue Ash-based Great Traditions Land & Development Co. Twenty-seven of those condos have been sold for an average price of $234,000. The Village is being co-developed by Great Traditions and Corryville Community Development Corp, said Nancy Young, spokeswoman at Great Traditions.
