Just saw a permit submitted for 870 Parsons Ave for a 5 story apartment with ground floor. It says corner of parsons and Kossuth and was submitted by Jon Riewald, who is building the 7 story on spring st. I don’t sleeve ever seeing anything for this, anyone have info?

I've been saying for years this lot is perfect for redevelopment. I'm excited to see renderings.

I really hope the one at the corner of parsons and Whittier still happens, that area has so much potential for a great little 3-5 story dense neighborhood, like it probably used to be. 

Parsons as the bones to become a great, walkable commercial corridor like it once was.

I live within 125 Feet of Parsons Avenue and I've messaged and submitted support for dense 5 story developments with commercial 1st floor for Parsons Ave. 

 

Also, if we're not going to get a protected bike lane up and down parsons or transit besides city bus, I would be in favor of having the sidewalks expanded out more to allow for people to safely walk up and down Parsons. Too many times I see people having to squeeze past each other and stepping out onto the road.

I remember seeing the SO neighborhood group considering a demo request a month or so ago for that building. Also, the phone shop has since shut down

Five-Story Development Proposed for Parsons

 

A new proposal calls for a five-story, 86-unit mixed-use development at 870 Parsons Avenue.

 

The project, from Riewald Development, would require the demolition of a small, one-story commercial building currently home to a Papa Johns Pizza and a cell phone store. The proposed development would hold a mix of studios, one- and two-bedroom apartments on its upper floors, while a fitness room, two commercial storefronts, four apartments, and a 43-space parking garage would fill out the ground floor. A rear surface lot would hold another 35 spaces.

 

Company founder Jon Riewald said that 10% of the units in the building would be held for renters earning 80% of the Area Median Income (AMI) and 10% of the units would be held at 100% AMI, which matches up with the City of Columbus’ requirements for receiving a property tax abatement.

That’ll fill in a nice gap. Not exactly the best design, definitely cheaper than Spring, but still good nonetheless. Especially for the first iteration.

Here is a first floor layout, maybe Edwards should learn some things.

A bit of a strange observation, but the rendering having balconies for the Parsons development is huge. I've always observed that developers seem to be unwilling to put private outdoor spaces on apartments in areas that have had less then stellar reputations at times in their history. It's usually one of the things I look out for to identify if I'm in a decent area or not. "Do the apartments have balconies?". If they don't, it's usually either a hotel, assisted living or it's a regular or low income apartment in areas with more crime or something.

LETS Go! I can't wait for all the potential development up and down Parsons. Also, for the love of pedestrians can we please have concrete medians down the middle of Parsons? I cannot tell you how many times cars have swerved around me. Must be an issue with emergency services to go quickly from one end to another.

Papa Johns will open a new Merion Village location in the 1700 block of South High St in roughly three weeks-

This will allow the Papa Johns at 860 Parsons Ave to close.

 

Papa Johns is the last remaining business that's still open in the existing building, so this should clear the way for demolition!

Riewald Development proposed a five-story building with apartments and ground-floor commercial space at 870 Parsons Ave. Columbus City Council will consider a variance for ground-floor residential uses at its Monday meeting.

 

"This is a critical step to keep moving the project forward," said Jon Riewald, managing member at Riewald Development.

This is looking better and better! Only thing I'll push back on is I don't think lap is appropriate for that much of a facade on such a building so large. I would be interested in seeing a different material.

Saw this pop up on the permits page, it’s annoying to see such great progress only 2 blocks away, and then something like this.

Very disappointing. That intersection has way too much potential to waste this lot on a drive thru restaurant.

Drive thru restaurants are not a permitted use under the new zoning...so unless there is an existing drive thru restaurant (there isn't), they should not be able to open a new one (without getting a zoning variance).

I’m sure they will get approval, but hopefully the variance isn’t approved

^Now that would be honoring the area's Appalachian heritage. A drive through gas station with Hunt Brothers Pizza and a Chester's

Yeah. My reading on this isn't a new drive through restaurant. It's a change to the gas station set up it seems. 

I drove by the Marathon this morning, it's definitely open. If there's a town meeting to discuss this I want to know as I'll show up in person and voice my concern. This intersection is chaotic and absolutely cannot support a "drive-thru" restaurant or worse liquor store.. If for some reason it was a Chick-Fil-A the entire intersection would be filled with cars trying to get into the store. This needs to be a 3 story building at the minimum with apartments on top of commercial. Nothing else.

Yeah, after seeing the image of the area, I would guess they are adding a drive thru to the gas station for some reason.

They will probably need to submit some form of traffic study. From a real estate background, I get the allure of the location. That being said, I think the city needs to make a bigger push to put gas stations closer to freeways and away from the core of a neighborhood. They're just not nice to look at (apart from Sheetz) and often are perceived as crime epicenters. 

Wouldn't a new developer have to do a lot of underground work to remove the gas tanks from the site? I feel like that's a pretty difficult task.

Yes. And due to being a brownfield, it may be permanently restricted from residential uses.

That is true. Brownfield cleanup which can take a long time.

Most gas station brownfield sites only have to sit a few months to a few years and mostly depends on how much contamination got into the soil. There are also ways to speed up the process, which would probably be done in areas that could charge higher rent.  

Columbus has plenty of history of converting former gas stations into residential/retail/whatever.

If it never had auto repair that helps because in the old days people just dumped old oil in the ground.

For what it's worth, it looks to be the same ownership listed on the site compliance plan submission. So that may point to it remaining a gas station.

They can remove all soils, put in clean fill, and incinerate. But with how much land is open on Parsons that is unlikely. I'd say that site will remain a gas station for at least another 15 years.

Looks like the old Family Dollar store in the 1300 block of Parsons Ave may be coming down.

 

Anyone know if this is scheduled for demo?

The Parsons Avenue Transmission Project continues to move along on the far south side.

 

One part of the project will remove five miles of old electrical towers along Parsons Ave running from Marion Rd to just south of the Rathmell and Parsons intersection. The towers will be replaced with three miles of modern electrical towers that will run from Interstate 270 to the Route 23 interchange.

 

Last year, crews removed all the old towers south of Rathmell Road on Parsons.  Recently, crews have began prepping to bring down the remaining towers, which stretch north on Parsons from Rathmell Road to Marion Road.
