Here is a view of the 27 Spring Street site from the corner of Spring and Sandusky streets.  The stone building at the corner is the Ross Art Museum on the Ohio Wesleyan University campus.  In the Delaware Gazette article about the project, it was reported that the CIty of Delaware also acquired two vacant lots across Spring Street from the hotel site:

This hotel development and a future development of the vacant lots on Spring Street could form a significant linkage between "town and gown" in Delaware.  Here is a view of Spring & Sandusky turned 90 degrees looking up Sandusky Street toward Downtown Delaware:

I checked this while i was in Delaware earlier.  Unfortunately no movement yet....  The NAPA that's there is closed, but the building is still standing.

Exxcel Project Management to invest $28M in construction of two new spec buildings in Delaware
 

“Two new spec buildings measuring nearly 300,000 square feet and totaling $28 million in investment are under construction at a Central Ohio business park. 

 

Exxcel Project Management, a developer and design-build construction company headquartered in Columbus, is building a pair of 147,000-square-foot facilities on Founder's Court at Sawmill Pointe Business Park in Delaware. The spec buildings, constructed in partnership with Bridge Investment Group, are geared toward light manufacturing, research and development and technology-related businesses.

 

The pre-design and design phases of the project have been completed, and earthwork and utility work has commenced. Exccel says it is pushing for the buildings to be completed in the third quarter of 2023. 
 

Exxcel also broke ground on a 202,165-square-foot production facility at Sawmill Pointe in July. That building is for Inno-Pak, a Delaware food packaging manufacturer. The total investment across the Inno-Pak building and new spec projects totals around $50 million. An additional 50 acres in the business park also will be developed in the next two to three years, according to the release.”

“The city of Delaware has given final approval for The Residences at Lucy Ridge, a 270-unit housing complex from Worthington-based Wilcox Communities. Construction is scheduled to begin in spring 2023, and the apartments are expected to be available in summer 2024. 

 

The new community will be located on approximately 47 acres west of Troy Road and across from Smith Park. It is north of Delaware's Westfield Hills and Parkview subdivisions. 

 

The one-story apartments will be attached in buildings measuring between five to eight units. Each unit will have an attached two-car garage, and will be equipped with quartz countertops, stainless steel appliances and private patios. Additional amenities located throughout the apartment community include a dog park, a community garden and a 2,500-square-foot clubhouse with a 24-hour fitness center, coffee bar, and indoor/outdoor entertainment space.

 

Lucy Ridge apartments will offer two-bedroom floorplans ranging in size from 1,100 square feet to nearly 1,400 square feet. In the news release, Wilcox Communities described the design as "timeless suburban classic architecture."’

Are those middle units going to have like one window total? Better hope the back of your unit faces east or west so you at least get some sun for a part of the day.

We don't see as many of them here, but it looks like plenty of stuff I've seen in the Carolinas. Similar builds are especially popular for condos targeting retirees. 

 

As far as timeless suburban architecture... this ain't it. Lol

Yeah I’ve always been confused by massive garage doors in the front of the house. Move that crap to the side, or at least make them smaller. Suburban design is truly awful.

It can be done to look decent, but jutting the garages out in front of the rest of the house is a super weird design choice. It should be reversed with the front entrance of the home being the portion pushed out and on display and the garage set back further.

Or have the garages in the back with alleys serving them.

 

I always say, "If I wanted to live in a garage, I'd be a drummer!"

Maronda Homes proposes large mixed-use development anchored by 238 housing units in Delaware

“Maronda Homes LLC, a Pennsylvania-based homebuilder with an established presence in Central Ohio, is requesting review of a concept plan for Donovan Farms — a new development containing detached single-family and multifamily housing, as well as commercial and open space. It would be located on approximately 110 acres on the east side of Section Line Road and the west side of Houk Road, just south of the future Boulder Drive.

 

The proposed concept features 238 single-family homes across three different lot widths. It may also be an age-targeted community, according to city documents. 
 

In addition, the project includes approximately 20 acres of multifamily development, roughly 19.5 acres of commercial space and some 20 acres of open space dispersed across the site.

 

Currently, the property is mostly flat farmland with a row of windbreak trees along its northern, southern and eastern boundaries. A majority of the site — approximately 107.6 acres — will need to be annexed into the city. About 4 acres along the eastern boundary is already located within the city, and is an undeveloped parcel.“

I mean, technically it is. This just isn’t a great example of it. 

I would expect a 'mixed-use development' to include at least some mixing of uses ... this has zilch

But.... that falls exactly within the definition of "mixed use". It's really a zoning term not a development term, and this is blending single family, multi family, commercial and recreational (trails and woods) all connected on a pedestrian level. Sounds like a mixing of uses to me!

To actually make this pedestrian friendly, there should be public access between the lots (in red) for better access to the commercial area and the woods. As currently designed, it's a bit of a walk (in blue) to the commercial area, making it less likely people will walk. They do have a couple of access points to green space, but more is needed. Maybe the multi family could be above (gasp!) the commercial?

A downtown Delaware restaurant is moving into a neighboring historic building that will also soon be home to apartments and a new bar.

Maria Food Service LLC, which does business as Opa Grill & Tavern, plans to relocate from 18 S. Sandusky St. to 22 S. Sandusky St. — a downtown Delaware building constructed around 1870.
 

Along with serving as the new home of Mediterranean restaurant Opa Grill & Tavern, the building will have a bourbon bar on the second floor and apartments on the third floor.

RiverWest Partners' $35M Mill on Flax project lands key approvals from Delaware City Council

 

"A roughly $35 million project that could reshape the riverfront in the city of Delaware is moving forward following key approvals. With these approvals in place, the project heads toward demolition and construction.

 

Delaware City Council this week approved three emergency ordinances for The Mill on Flax, a mixed-use project from Columbus developers RiverWest Partners. The project will include 162 apartment units, a commercial building and an office building — the latter of which is a new component of the development not previously announced.

 

Located on approximately 5 acres north of East Central Avenue and east of the Olentangy River, the site will eventually feature a 6,000-to-7,000-square-foot office building, a nearly 4,900-square-foot commercial building and apartments spanning five buildings. A total of 102 one-bedroom units, 36 two-bedroom units and 24 studio units will encompasses the residential portion of the project."

Northeast Ohio-based Redwood Apartment Neighborhoods received initial approval for its project at the 273-acre Addison Farms development in northwest Delaware.

 

Redwood at Addison Farms would include 280 two-bedroom apartment units spread across 45 single-story buildings off Merrick Boulevard.

Ohio Steel Industries looks to purchase Delaware building for $8 million expansion

“A Central Ohio manufacturer wants to expand its local footprint with the purchase of a Delaware industrial building, where it plans to invest over $8 million and create dozens of jobs. 

 

Ohio Steel Industries Inc., a northeast Columbus-based company that specializes in contracting manufacturing, plastic extrusion and structural steel fabrication, is requesting approval of a preliminary development plan for its proposed expansion at 100 Colomet Dr. in Delaware. The approximately 11-acre site features an existing 36,222-square-foot industrial building that formerly housed Chroma Color Corp., which closed in October after the company decided to move all of its operations to a facility in North Carolina.

 

Ohio Steel has an option to purchase the property for an expansion of its business, according to city documents. The company is proposing a two-phased development for the site.

 

Phase one would include a new rail spur to access the existing railroad track; a new gravel area for outdoor storage; new silos; and site work to prepare for future expansion. Phase two would include either an addition to the existing building and/or the construction of a new 36,000-square-foot building, along with additional parking spaces as needed, documents show.”

The homes would be located in section eight of the Terra Alta development, which measures a total of 473 acres. In all, 870 units of various types have been proposed at Terra Alta.

The Delaware-based packaging company wants to construct a 421,200-square-foot distribution center on a 33-acre parcel located at Sawmill Pointe Business Park, city documents show. The property is north of the future Sawmill Parkway extension and west of Founders Court in southern Delaware. Nearly 600 residential units planned for former Salvation Army campsite in Delaware

“A nearly 600-unit residential development has been proposed at a former Salvation Army campsite in Delaware.

 

Dublin-based developer T&R Properties submitted an application for the project, which is referred to as Greenwood Commons in city documents. The property includes two parcels east of Joy Avenue and at 340 Lake St. — the previous home of Greenwood Lake Camp & Retreat Center. The Salvation Army formerly operated a summer camp for disadvantaged children at the site, which is located next to a drained lake.

 

T&R wants to redevelop the 61.6-acre property into workforce housing, market-rate apartments and single-family attached townhomes. The project also would include reserved space for a men's shelter, open space/amenities, a permanent tree preserve and one single-family detached home. 


The T&R project went before the Delaware Planning Commission on Wednesday. At the meeting, the commissioners unanimously approved a zoning amendment, conditional use permit and preliminary development plan following a public hearing. All three of these items will be considered by Delaware City Council Monday night.”

Homeport to redevelop Delaware County Engineer property into $12.5 million residential complex

“The current home of the Delaware County Engineer is set to be redeveloped into a $12.5 million residential complex with apartments and townhomes.

 

Homeport, a Columbus-based affordable housing developer, is planning an adaptive reuse and new construction project at the Delaware site. The engineer's office is moving to Delaware's new Byxbe Campus, where it will join a variety of other county offices and departments.

 

Located at 50 Channing St., the existing engineer's building will house 24 apartments. In addition, three new buildings will be constructed on what is now a large surface parking lot on the south side of the property. That portion of the site will become 20 attached townhomes.
 

The 44 units will be a mix of one-, two- and three-bedroom dwellings for households between 30% and 60% of the average median income. Sizes will range from 653 square feet to 1,418 square feet.“

I had to go up to Bucyrus yesterday.  On my way back I made a quick loop around the massive Addison Farms project^ on the north side of Delaware. 

 

I didn't get any pics because it was raining but they are moving massive amounts of dirt on numerous different parts of the site now.

 

Work is well underway on two different connectors to the development as well...  One at the light where Hudson Rd hits 23 and one on Hills-Miller Rd about halfway between Troy Rd & 23

Apartment complex approved for Delaware’s 270-acre Addison Farms development

 

"A developer is constructing a 50-acre apartment complex as part of a more than 270-acre residential development in northwest Delaware.

 

Redwood Apartment Neighborhoods is developing 280 units across 45 single-story buildings to expand the Addison Farms development north of downtown Delaware by 52 acres. The proposal was approved by the DPC on Wednesday and now heads to city council for a final review before beginning construction.

 

Plans call for the apartments to sit west of U.S. 33 and east of Troy Road within four, six and eight-unit buildings, and to be built in two phases: the east side first with 145 units in 24 buildings and the west side second with 135 units in 21 buildings.

 

Redwood’s proposal joins several other developments beginning construction with the 273-acre Addison Farms... Four Seasons at Addison Farms is set to include two clusters of homes, 49 single-family homes on 29 acres and 45 single-family homes on 11 acres.

Jablonka Real Estate Partners, a real estate development company based in German Village, is investing $3 million to $4 million to transform the underutilized properties on West Winter Street.

 

JREP Principal Jared Jablonka said the developer and broker 3CRE "hit pre-leasing hard" after acquiring the buildings this year and were able to execute deals with a global coworking firm, as well as two Delaware-based businesses.

"Developers are proposing two mixed-used neighborhoods across 365 acres in Delaware, featuring shopping, parks and more than 1,000 homes.

 

Route 36 Partners and Section Line Partners are proposing a mixed-use development named “Boulder Farms” to be built on 138.4 acres on the southeast corner of U.S. 36 and South Section Line Road. Metro Development, a Westerville-based land development company, is also proposing a new project titled the “Kilbourne Road Site Plan” to be constructed on a 230.7-acre site on the northwest corner of State Route 521 and the Byxbe Parkway roundabout."

"Developers are overhauling 16 acres of farmland in east Delaware by constructing a townhome neighborhood with more than 130 units.

 

Fincon Bowtown is developing 132 for-sale townhomes across a 16.8-acre site home to city-owned farmland, located north of Bowtown Road and west of the Village Gate Apartments complex. The “Bowtown Grand” development proposal is moving forward after the site’s preliminary development plan was approved last week by the Delaware Planning Commission.

 

Plans call for the “high-quality townhome-style” units to range from two to three stories and span 21 buildings housing four, six or eight units.

Metro Development plots 1,100-unit housing project on 230 acres in Delaware

 

Metro Development has its sights set on Delaware for a massive housing project that would include more than 1,000 units.

 

The Westerville-based developer is requesting various approvals from the Delaware Planning Commission for a development called Northwood. Plans call for the construction of 1,168 units on 230 acres at the northwest corner of State Route 521 and the Byxbe Parkway roundabout. The project would include a mix of multifamily units and single-family homes spread among three subareas.

 

If approved, the Northwood development would bring a bevy of new housing options to Central Ohio at a time when the region is facing a significant shortage.

Developers secure financing for $40M Mill on Flax project in Delaware, construction to begin this winter

 

The development team behind the $40 million Mill on Flax project in Delaware has secured enough financing to move forward with construction.

 

RiverWest Partners and the Daimler Group will build 162 apartment units and a 10,000-square-foot commercial building on Flax Street in the city's Riverfront District after closing on a $27.3 million loan from First Commonwealth Bank.

 

The construction loan is one of several funding sources offered for the mixed-use project, which will be located on a 5-acre site near the Olentangy River in downtown Delaware.

Infrastructure bond to support transportation work for $280M Addison Farms development on the north side of Delaware

 

"The Delaware County Finance Authority closed this week on an $8.9 million infrastructure bond supporting a mixed-use project in the city of Delaware.

 

Addison Farms, a $280 million development located on 273 acres off U.S. Route 23 on the north side of the city, will feature townhomes, an apartment complex, two single-family neighborhoods, light office and commercial space including retail, a quick-service restaurant and a gas station.

 

The Delaware County Finance Authority, a public agency that partners with developers, local governments and banks to facilitate funding for projects, said it became involved when it saw an opportunity to address "growing pressure on the county’s and region’s transportation infrastructure."

 

That includes the construction of Merrick Parkway and Heritage Boulevard around the site. “It’s a transportation solution that will create an east-west connector to the north of the city where it is urgently needed."

Delaware Salvation Army site primed for $89M redevelopment after receiving TMUD funds

 

The transformation of a former Salvation Army campsite in Delaware is set to begin after the firm behind the project received funding from the state of Ohio.

 

Dublin-based T&R Properties was awarded a $4.85 million Transformational Mixed-Use Development tax credit for the project, which will convert the Salvation Army's former Greenwood Lake Camp & Retreat Center into a nearly 600-unit residential complex and public recreational space.

 

It will also include approximately 4,500 square feet of office space for residential leasing and operation of a men's shelter that will be located on an outparcel. A total of 13 people will be employed there on a permanent basis.

Petition to put annexation of 230 acres near 36/37 on November ballot falls short

 

"A referendum petition drive, lawsuit and opposition website have followed efforts by the city of Delaware to annex more than 200 acres of farmland from neighboring townships to be developed into high-density housing.

 

The citizen-driven challenges illustrate the backlash that some communities face over ever-changing landscapes in growing areas. The need for affordable housing in Delaware County, one of Ohio’s fastest-growing, comes at a time when development — including Intel’s chip manufacturing plant under construction in neighboring Licking County — will likely produce more pressure for so-called workforce housing.

 

Delaware City Council last year approved a rezoning application for about 230 acres northwest of Routes 36/37 and 521, just east of the city. That was before it annexed the land into the city.

 

Because the property involved was at the time in both Brown and Delaware townships, Tom Davis, a neighboring property owner, sued the city. Davis argued, in part, that the city of Delaware had no authority to rule on zoning outside its boundaries.

 

The land has since been annexed into the city, rendering that part of the lawsuit moot, said attorney Joseph Miller, who represents Metro Development LLC. But the lawsuit remains open, with Davis still challenging other elements of the project. A ruling on an injunction to stop or delay the project will likely come later this year in Delaware County Common Pleas Court.

 

Meanwhile, other residents began circulating a petition, which needed 1,600 signatures by Feb. 6 to put the annexation issue on the November ballot. But the effort fell 500 signatures short."

It's less wanting growth versus just choosing to manage it. The people fighting this will be the same who will get made that their property valuations start spiking if stuff like this doesn't get built.

 

After 30 years of constant growth, it's wild that there are people living with their heads in the sand thinking that it isn't going to impact them. Add-in the proposal for a second interchange of 71 at 36/37, the idea to add another interchange at Big Walnut, and the Intel plant...it's over. Maybe a third of Delaware County is urbanized area today. That's going to easily double in the next decade.

Yeah I never understood people who fight this type of stuff. Either you win and your area begins to decline or you lose and it gets dense anyway. If you are that upset by growth, sell your property for a big profit and move to the middle of nowhere and enjoy the economic hardship that comes with no developments.

YUP! I got a buddy who moved out to the southern edge of Morrow county to get away from all of this development Now it's starting to creep up to him so he's looking to sell out and buy land just a little further out.

"A nationwide home builder’s plan to construct more than 650 homes across an 114-acre mixed-use development is moving forward in Delaware.

 

Maronda Homes is aiming to build 655 homes as part of a residential and commercial development named “Donovan Farms” on a 114-acre site next to Boulder Park, east of South Section Line Road and west of Houk Road.

 

Plans call for Donovan Farms to yield up to 655 homes, including 255 single-family lots on 74 acres and 360 multi-family units on 38 acres. The development would also be home to 10 acres of commercial development and 32 acres of green space."

More homes to be built on 22 acres directly south of Addison Farms development 

 

"A Cleveland-based developer is moving forward with plans to expand its central Ohio footprint by building more than 70 homes directly south of its 270-acre development in northwest Delaware.

 

The Delaware Planning Commission approved on April 3 the proposal by Addison Rutherford, one of several development companies owned by Jason Friedman — a prolific real estate developer also constructing Delaware’s sprawling 273-acre Addison Farms development. Addison Rutherford’s proposal calls for the construction of 72 single-family homes across 22 vacant acres.

 

The development, referred to as “Rutherford Acres” in the proposal, will connect to the Hayes Colony subdivision to the west by extending Rutherford and Birchard avenues. Rutherford Acres will also intersect with Addison Farms’ Four Seasons subdivision, under construction to feature 49 single-family homes on 29 acres and 45 single-family homes on 11 acres."

Mill on Flax project in Delaware's budding riverfront district to begin construction

 

Mill on Flax, a $40 million mixed-use project along the Olentangy River in Delaware, is set for construction.

 

A groundbreaking ceremony was held last week for the development, which includes five new buildings and the restoration of a historic flax mill originally constructed in 1863. The site is located at 15 Flax St. in downtown Delaware's budding riverfront district.

 

A total of 162 apartments will be spread across the newly constructed buildings, which will include studios along with one- and two-bedroom units. The two-story mill will be transformed into a commercial building featuring 10,000 square feet of office space and residential amenities such as a clubhouse and fitness center. An outdoor pool with a grill area also is included in the development.

Delaware engineering office to be bulldozed for affordable housing

 

"A Delaware building that previously housed the county’s engineering office could soon be demolished to make way for an affordable housing complex.

 

Columbus-based developer Homeport reintroduced plans this month to transform the site at 50 Channing St. into a residential complex with 44 rental properties and eight single-family homes without income restrictions. The 5.7-acre parcel has been sitting vacant since the Delaware engineering office moved in 2023 to the county’s new Byxbe Campus, also home to the area’s planning and development departments.

 

Twenty-four apartments will be built in one, three-story building, while 20 two-story townhomes will be constructed across three buildings. The proposal also outlines that each of the right single-family homes will have their own driveway and yard, and there will be 88 parking spaces for rental tenants. A 20-foot green space will be maintained on the southeast corner of the site to serve as a buffer to the existing neighborhood to the east."

Townhomes approved for Delaware’s 270-acre Addison Farms development

 

"Addison Properties’ final plan to build a second round of townhomes inside the 273-acre Addison Farms development was approved by the Delaware Planning Commission on June 5. Once completed, 70 townhomes will sit within “Section 2” north of Merrick Boulevard and near Smith Park on Troy Road.

 

The 7.2-acre Section 2 will be part of the development’s “Sub-Area B,” which will also include “Section 1” with 76 townhomes that were approved for construction earlier this year. The two sections will come together to create a townhome neighborhood in Addison Farms with 146 units.

 

In both sections, the townhomes will be built within 12 six-unit buildings and one four-unit building. Friedman said the townhomes will be for sale, not rent, and mark the only townhome development planned for Addison Farms."
