Mixed-use development anchored by more than 300 housing units proposed in Delaware

 

"A mixed-use project anchored by more than 300 housing units is planned for an agricultural property in the city of Delaware.

 

Fincon Epic Ventures Ltd. submitted a rezoning request with the city for a project located at the northeast corner of South Section Line and Marysville roads.

 

The Delaware-based company wants to develop 40 duplexes, 52 single-family homes, 216 apartments and three commercial outlots on the site, which would be divided into four subareas.

 

Plans also call for an extension of Poppy Place, two new public roads and a private road off U.S. 36 that would provide access to the commercial area. In addition, the district would have multi-use pathways along U.S. 36 and South Section Line Road.

 

The Delaware Planning Commission unanimously approved a rezoning amendment for the project at a meeting Wednesday."

Boardman Arts Park to use $1M from state for new venue

 

A $1 million award from the state of Ohio has moved Boardman Arts Park one step closer to putting a dream into action.

 

The 2-acre performance area on its festival field facing William Street will be completed in two phases.

 

Ground will break in the fall of 2024 and expected to complete Phase 1 before the 2025 season opens in late May 2025.

 

Phase 1 of the project includes:

 

• Building a 50-feet-by-30-feet stage that will look like a towering structure growing out of the ground and featuring a canopy made of colorful steel and iridescent resin. The size of the stage is intended to accommodate large bands, symphonies, dance troupes, theater productions, comedy shows, movie screens and other presentations

 

• Enhanced grounds including an ornate, wrought-iron fence (replacing the current chain-link) with walk-in and drive-in gates; a community-designed/created mosaic entrance from William Street, landscaping and paths connecting the features of the space and additional parking.

Historic Salvation Army Site Becomes Future of Housing in Delaware

 

A former 60-acre Salvation Army campsite in Delaware will be transformed into a nearly 600-unit apartment and townhome complex. Groundbreaking will take place within a month, and construction will take about two years.

 

“We acquired the site, which was in bankruptcy from the Salvation Army and in a dilapidated condition,” said RJ Sabatino, director of property management for developer T&R Properties. “It has many beautiful natural features, and our goal is to preserve those while addressing the housing crisis in central Ohio.”

 

He said they are providing this project “to offer new housing opportunities and preserve the area’s natural beauty and history.”

Park district plans to purchase 60 acres of Camp Lazarus

 

"Preservation Parks has signed an agreement to purchase 60 acres of Camp Lazarus in the city of Delaware.

 

The acreage is located at the intersection of Winter Road and U.S. Route 23 adjacent to the main Camp Lazarus and Seymour Woods State Nature Preserve.

 

The forested land includes pine groves, maple, oak, sycamore, and hickory trees as well as an abundant understory of spicebush and several small wetlands. A small parking lot is anticipated to be constructed in an existing clearing, accessed from Winter Road. Future visitors will enjoy scenic hiking trails, a picnic area and restrooms. 

 

This purchase will also provide opportunities for trail connections to Seymour Woods State Nature Preserve and roughly 125 acres of parkland north of Camp Lazarus."

Donovan Farms development in Delaware to include apartments, commercial building

 

"An apartment complex and commercial building are planned for a new development in Delaware.

 

Dubbed Donovan Farms, the property at Houk and South Section Line roads next to Boulder Park on the city's west side is in line for 240 multifamily units and a separate lot for neighborhood retail. The project's developer, Dublin-based T&R Properties, said the commercial parcel is envisioned as a daycare center.

 

In addition to apartments, Donovan Farms also will include a single-family neighborhood with 238 homes. That portion of the project is being developed by Pennsylvania-based homebuilder Maronda Homes.

 

Both the single-family and multifamily/commercial developments are currently in the engineering phase, Sabatino said."

Massive mixed-use development anchored by motor sports park proposed in Delaware

 

The owner of a Central Ohio auto group and the CEO of a Columbus construction company have proposed a massive development in Delaware.

 

Bruce Daniels of Performance Columbus and Brian Reynolds of Renier Construction submitted a zoning and development application for a mixed-use project at the southwest corner of Sawmill Parkway and Route 42 in Delaware. The applicants are requesting to rezone hundreds of acres from agricultural and light manufacturing to a commercial planned unit development.

 

The intent is to redevelop the 258 acres of farmland into a retail/commercial complex, with a specific emphasis on automotive entertainment and service uses.

Central Ohio university lands largest-ever donation for 'world-class' library

 

Ohio Wesleyan University will renovate its shuttered main library "top to bottom" after raising more than $50 million in just three months, including the largest single gift in school history, President Matt vandenBerg announced Friday.

 

The reimagined and renamed John F. Milligan Library will create an iconic nexus of innovation and creativity, he said. Loading docks will be moved to create a welcoming facade facing the surrounding city of Delaware and the Department of Fine Arts will move into the facility.

 

"Throughout this past year, our campus, led by a group of phenomenal faculty and staff, crafted and then galvanized around an extraordinary vision for our future library," vandenBerg said in a live-streamed event on the library steps. "We envisioned transforming the heart of our campus into a hub for immersive learning and human connection.

 

"Put simply, we weren't after ordinary. It was world class or bust."

Columbus Blue Jackets youth hockey organization proposes indoor-outdoor arena in Delaware

A youth hockey program associated with the Columbus Blue Jackets has proposed a new sports arena and performance amphitheater on the site of a large mixed-use development planned in Delaware.

Ohio AAA Blue Jackets is seeking approval of a development plan and conditional use for what is described in city documents as the "Performance Impact Arena and Pavilion." The proposal includes a 127,000-square-foot structure with three indoor hockey rinks and a performance venue that would serve as an outdoor hockey rink in the winter months.

The project site is 13.45 acres and located on the southwest corner of Sawmill Parkway and Route 42. The property currently consists of vacant farmland.

Todd Sharrock, vice president of communications for the Columbus Blue Jackets, said in an email the organization is aware of the project and that it "sounds like an exciting one." However, he added that "it would be premature to discuss any involvement we may or may not have moving forward."

On a side note, it irks me when reporters refer to a site as “vacant farmland.” It’s not vacant, it’s farmland.

Ice arena, pavilion heading to council

"After receiving a rezoning amendment for the site in March, the first plans for the Maridel mixed-use development are beginning to materialize after the Delaware Planning Commission approved a development plan and conditional use permit request by the Ohio AAA Blue Jackets on Wednesday for the Performance Impact Arena and Pavilion on the site’s northeast corner.

As part of the March rezoning, the 258-acre Maridel subdivision was divided into nine sub-areas, permitting a variety of commercial uses that align with the City’s comprehensive plan and Southwest Focus Area Plan. Subarea A, which spans 13.45 acres on the southwest corner of Sawmill Parkway and U.S. Route 42, is being proposed for an indoor hockey arena and performance amphitheater.

The indoor facility would feature three rinks and training facilities for off-ice skills. One covered outdoor rink is also included in the proposal as part of an outdoor pavilion that could host summer concerts and other events, with capacity seating listed at 6,000. The entire facility would span more than 127,000 square feet.

During the March rezoning discussions for the entire Maridel proposal, Gingher said the area and pavilion have been modeled after a similar facility in St. Louis. In discussions with the operators of that facility, Gingher said he is confident the outdoor rink can keep ice down as long as the temperature stays at 65 degrees or below, giving them a range from October through February to play outdoor hockey.

With the Delaware Planning Commission’s recommendation for approval, the development plan will now go before the Delaware City Council for final consideration. A first reading is expected as part of the next council meeting on May 12, and a public hearing will be scheduled for the June 9 meeting."
