My favorite project going on right now :) and that first picture really shows how this project is quite in the middle of things!

When I see the first picture I think "forest city"

They know now :roll: and it makes me hesitant to post photo updates here or possibly making the world's most obnoxious watermark for my images.

 

Guess it needs to be said again - tell your friends: use of a photo for a commercial purpose (including on a social media site) without permission is a violation of federal copyright laws.

Chester Avenue really could use a streetscape project, that would really make this project stand out.

 

^ I agree.  I think any project along this route will look more so institutional because of the width and makeup of the roadway.  I love the increased residential however.

The land uses on the south side of that stretch of Chester also detract from the streetscape.  Once UpperChester is fully leased up, It would be interesting to know how many of its residents are Clinic employees and how many of them drive to a work.

Bumping this only because I just discovered those Newton Avenue images, and that street is all kinds of awesome! Thanks for bringing that up, KJP. I was driving around Hough the other day near League Park and I can only imagine how interesting that neighborhood must have been in its prime. It's still a cool place despite its current less-than-ideal state.

The renderings submitted to the city had a mix of beige, white, and gray. Nothing groundbreaking but it at least won't all be beige.

The use of color on buildings is forbidden. It could incite all kinds of unruly behavior.

Yeah, we drove by it the other day and both my boyfriend and myself were extremely underwhelmed by the brick. Looks pretty bad, already looks like a bad 60s design. :-/

I'm assuming this is regarding the Upper Chester development since the reporter mentions "apartments" but doesn't mention the development's name, or the construction company or even who the councilman is -- which makes me wonder if he actually contacted any of them for comment or more information.

The Finch Group Opens Cleveland Apartments

Cleveland–Innova, an apartment development by The Finch Group, has opened. The property includes 177 apartments within a 400,000 square-foot “all-inclusive” pedestrian-friendly site, according to the Boston-based developer.

 

Innova consists of studio, one- and two-bedroom units that range in size from 512 square feet to about 1,100 square feet. Unit amenities include Energy Star appliances, in-suite washer/dryers, mobile device-controlled smart thermostats, and functional windows.

 

Common amenities include onsite shopping and parking, fitness center, sky deck, resident lounge and 24-hour concierge service. Other onsite services include a roving night security guard and HD video surveillance. The property is LEED certified.

Florida developer designs with busy tenants in mind at Innova apartment complex (with photo gallery)

As Finch Group, a Boca Raton, Fla.-based real estate developer, planned the Innova apartments at 10001 Chester Ave., it kept in mind its prospective tenants: time-starved, hard-working residents and fellows at nearby hospitals and students at University Circle institutions.

 

The emphasis is apparent as construction crews finish up the first phase of the project, which will receive its first tenants in early June.

 

The result is a combination of pleasant amenities in a self-contained community minutes from work or classes. One is an outdoor patio on the building’s sixth floor that overlooks Cleveland Clinic’s main campus. It will enable tenants to enjoy barbecuing and huge 65-inch big-screen TVs that Mark Dodds, the Cleveland-based principal architect for Finch, expects to be visible from the Clinic. Another is an indoor lounge with a view of the north as well as a 2,000-square-foot fitness center.

Really?  I haven't rented and am out of touch with rental prices, but in that area and for the product their building is that really "high"?

That's pretty high. I don't think Uptown is anywhere near that for a 2BR, and that's probably the most comparable place.

Low-income housing tax credits pave way for two residential projects in Cleveland

The Detroit Shoreway Community Development Organization and Cleveland Housing Network plan to undertake housing projects in Cleveland after receiving allocations of U.S. low-income housing tax credits administered by the Ohio Housing Finance Agency.

 

Detroit Shoreway and Cleveland Housing Network announced separately on Friday, June 19, that they had received allocations that will allow them to undertake, respectively, a $9 million conversion of the former Lion Knitting Mills Building, on West 25th Street at Meyer Avenue, and to construct an apartment for the elderly dubbed “Heritage Housing” on a site on East 97th Street north of Chester Avenue.

 

...Cleveland Housing Network’s Heritage Housing project will consist of 60 suites of housing for the elderly that will offer affordable rents under federal guidelines. The Heritage Housing project fulfills part of Boca Raton, Fla.-based The Finch Group’s plan for the Upper Chester project in that neighborhood. The Innova market-rate apartments at 10001 Chester are part of the same Upper Chester plan.

We drove by last Saturday on the way to Parade the Circle (sorry, couldn't take any snapshots), and both my partner and myself were pretty dismayed at how bad Phase 1 looks. I'd been so excited for this, but the materials/color look incredibly dated already.  :-(

Yeah I'm not impressed at all by the photos. Oh well... it's still an improvement on what was there before, and hopefully this will spur some more development in the surrounding blocks where it is sorely needed.

Upscale Innova apartments are filling fast

On June 1, residents began moving into Innova at 10001 Chester Avenue. The ultra-luxury apartments are attracting a diverse array of tenants with 177 new units ranging from 512 to 1,120 square feet. Named after rock stars (the Daltrey, Mercury, Bowie and Vedder), rents for the studio, one- and two-bedroom units start at $995 and top out at $2,600. Thus far, 67 units are occupied; another 10 or so are reserved.

 

"We probably have another 15-20 applications out on top of that," says Lori Reynolds, regional property manager for the Finch Group, which owns and manages eight properties in Cleveland. The 705-square-foot one-bedroom units and studios are already gone.

 

"Those were sold out in March," says Reynolds, adding that about four two-bedroom apartments remain along with a number of 802-square-foot one-bedroom units.

Wow, how common is this in an apartment?  Any other places do this around Cleveland?

 

"The Finch Group prides itself in top shelf service. For Innova residents, that service includes extras such as complimentary wine and hors d'oeuvres from 5 to 7 p.m. on Fridays in the lobby. On Saturdays from 8 to 10 a.m., a light breakfast is served in the same space."

The Presidential Apartments in Rocky River hold similar events for residents - coffee and doughnuts, pizza lunches, outings on their own shuttle bus. The clientele there is mostly, but not all, seniors.

Engage Cleveland is holding a party at Innova apartments in early August. Seems to double as advertising for living at Innova. I can't figure out how this project was funded before Intesa? The latter's site has better proximity to Uptown/Little Italy/Case. Plus, the CC/Case med school across the street from Innova will not be ready until Fall 2017.

Coral bit off more than they could chew. Finch does complex projects like Innova in their sleep.

Man I like this Finch Group. Sometimes it takes someone from out of town to look past all the bullsh#t and just go for it.

I love the Finch group as well, very straight and to the point, only thing about this development is unfortunately the final product didn't look as good as I had hoped. So two of them is very much appreciated, especially because of the size, stature and positioning but the final product isn't just visually appealing.

I love seeing such development planned around Newton Ave--one of my favorite residential streets in the city. But on the other hand, I also hate to see all the proposed surface parking lots surrounding Newtown Ave.

Almost all the parking is on the interior of the blocks, which is about as good as you can do given the reality that the residents and visitors are going to have cars.  And Innova includes a smallish garage, which reduces the number of surface spaces they would otherwise have had to build.

I like the design of Innova overall, however I am not a fan of the strip of angled parking in front of Phase 2. Seems like it will cause some awkward situations for pedestrians...I can see some trying to walk down the tree-lined curb separating the parking and Chester much like attempting to walk behind the stage on the plaza in Playhouse Square. But I guess the E/W orientation of Innova and the slight angle of Chester opened up that space to be filled with something. Has there been any speculation as to who the retail tenants will be?

Agreed!  I hope the overall feeling on Newton will be similar to E. 115th behind UH.

CLEVELAND, Ohio -- Our journey continues as we search for Cleveland's sweetest pads so we took a tour inside 'Innova' right across from Cleveland Clinic.

 

The Silver Leed Certified building and luxury apartment opened in June of 2015 with 177 units. The rooms include studios, small and large one-bedrooms and two-bedroom units with a price tag starting at $1,000. It's located at 10001 Chester Ave., with great access to downtown Cleveland while being in the proximity of Cleveland Clinic and Case Western Reserve University. The residents are a mix of hospital employees, families, students and young professionals.

^There is not one thing interesting or exciting about those apartments. Totally generic interiors with tiny kitchens. However, I'm glad they got built if only to repopulate the area. 

That Innova building had "coming soon" signs in the windows for months in the fall for both Walgreens and Jimmy Johns, but nothing now.  I realize Walgreens bought Rite Aid and there is a Rite Aid right across the street, but Jimmy Johns also appears to not be opening now.

Wait a minute, what's this? Is Phase 2 now a hotel. Little information but it indicates-Innova Hotel at Chester/101st . DelMonte Hotel Group. Change of plans or in addition to the residential?
