The CCF health education construction cam shows the parking garage at Innova close to structurally complete.  When will the eastern apartment/hotel portion start?

Steel work has started at Innova phase 2.

^Can you tell from the site work whether this Phase 2 work includes the hotel or just the Phase 2 apartments?  The hotel will be on the corner.

Phase 2 is apartments only. There's actually a different developer who is doing the hotel. They say they will start in September, but my insider says that is doubtful with where they are in the permit/drawing process.

This is for the Residence Inn hotel in Innova/Upper Chester. If they've started construction, why is abatement up for consideration now?

^KJP, see the posts just before yours.  Apparently the new construction is not the hotel but just phase 2 of the apartments.

I saw steel already up when riding past a couple of days ago right between phase 1 and the parking garage.

$38 million Residence Inn is planned for University Circle

 

A new hotel will complete the Finch Group's development plan for the Innova complex on the western edge of University Circle. But Wes Finch, chairman of the Boca Raton, Fla.-based development firm, said he's not done with what's called Upper Chester, which he has been working on for more than a decade.

 

Cleveland City Council last week approved a 10-year, 60% tax abatement for the 175-suite, extended-stay Residence Inn University Circle/Medical Center at East 101st Street and Chester Avenue. A city analysis of the project estimated it will create 200 construction and 43 permanent, full-time-equivalent jobs.

 

Alexander DelMonte, president of the DelMonte Hotel Group, which is building and will manage the hotel, told Crain's Cleveland Business that if construction goes as planned, the $38 million, eight-story extended-stay hotel should open in December 2018. The 175 suites will be a mix of studio and one-bedroom units, DelMonte said.

That article contains some interesting tidbits - I did not know that "Upper Chester" extends all the way north to Hough Avenue.

Haven't heard this before.  It would hopefully help this development leak into neighborhood a bit more.

It appears that construction is starting on the dental clinic.  Site prep and new construction fence.

this is just great to see. the nord family and nordson do quite a bit of philanthrophy. they fund around oberlin, like the allen museum, a mental health clinic in lorain and they do for lccc, just to mention a few of many examples. i have always admired their thoughtful and carefully targeted choices. its really something and quite commendable. i dk what we would all do without people and businesses like that giving back.

Possibly the hotel portion of nova.

Is Upper Chester really the name of this neighborhood? I've honestly never heard of it until I joined this forum. It sounds more like a kinky sexual favor than a neighborhood to me.

^Pretty sure the name was made up to market/brand the neighborhood about 10 years ago as part of the ongoing redevelopment push.

I actually thought it was just the name of a specific development over there until right now.

^Depends what you mean by "a development."  It was definitely pushed by a developer (Finch), but covered several city blocks, outlining a vision for several different projects. So far we've seen Innova and the low-income senior housing project. I think we're supposed to see the dental clinic soon and hopefully we'll hear about more stuff.

I really want to like the Innova project from a design standpoint but I hate how separated it feels from the actual street. Instead of interacting with the street that "buffer" that they created with the trees and small parking lot really makes it feel like its own separate community. Plus the colors are meh, the street interaction or lack thereof annoy me the most though.

Just stumbled on this for-sale listing (listed Feb. 16) which includes an office development site plan I have not seen before, located just west of the Upper Chester development. It's called "Core 90." What's interesting is that this is not a lease listing to seek tenants but a for-sale listing which means that the property owner (Central Property 2, LLC, whose agent is Fadi Boumitri, which owns many properties on either side of East 90th street north of Chester) does not wish to pursue that proposed site plan. So what is the status of that plan?

That's such an odd plan.  I never would have imagined, even with all the development pushing that way, that we'd see proposals to turn the residential streets north of Chester into offices.

And it's not much vacant land there either. There are some substantial, old apartment blocks that would have to be demolished to make way for this. Central Property 2, LLC already owns most of those apartment buildings.

 

Correction:  It appears that the property for sale at/near the Northwest corner of East 90th and Chester is owned either by the neighboring church on East 89th street, or Orca House Inc. If so, then why is the above Core 90 development even mentioned?

Another correction....

 

The parcel number on that sale listing is 119-08-053. The address for that parcel is NOT 1910 East 90th, as shown on the listing. Instead, it's 1886 E 93 ST, CLEVELAND, OH. The current owner of that parcel is E93 LLC whose statutory agent is John Paul Lucci, a partner at Hahn Loeser & Parks LLP.

So why is that development heavily promoted in the sale of this parcel??

Just spoke to a contractor who says he has won a bid for supplies and installation (can't say for what or it will reveal him) with Finch on a 10-story building with mixed-use but mostly apartments across East 105th from Park Lane Villa. Is this the parking lot shown in the above graphic that looks east, right at the new greenway? Or is this actually on East 101st?

 

EDIT: BTW the parking lot just west of East 105th in the graphic above is owned by CWRU and the land just west of it, across East 101st, is owned by the city's land reutilization program. I'd feel better about the above information if Finch already owned the property for Innova Phase ??. And I could only guess which site's land owner is easier to deal with in acquisition talks.

Isn't it a clinic associated with the dental school?  Free treatment for the neighborhood, provided you don't mind the dentist is still a student.

The current Case dental school clinic is massive, a seascape of cubicles plus separate rooms for x-rays and stuff like that.  I thought they were building a new home for that rather than an offshoot.

Upper Chester/Nord Greenway is getting interesting. Is it THREE buildings that are possible?

 

1) Finch's recently announced Residences on Park Lane, 2) a possible building on the west side of E105 across from the Park Lane Villas, and 3) a building capping the Greenway on the west side of E101?  Or are possibilities 2) and 3) two versions of a single idea?

If you go to the CWRU Health Education Campus construction cam, you get a good view of the recent construction looking north from the Cleveland Clinic main campus. If you zoom in the near middle of the image near where the new Cleveland Clinic Dental Clinic building is breaking ground, there is another crane visible... can anyone tell me what is happening those few blocks North?

Haven't seen the construction cam but I assume that you're seeing the Residence Inn at Innova.

^There Is a crane by the hotel but I don't think that is the one being referred to.  There is another crane about 3-4 blocks north of the dental clinic.  Strange place for a crane. 

^I think what is being discussed in that article is the what eventually became the cwru-clinic health campus building which is now finishing up construction between Euclid and Chester and can be viewed on the subject webcam.  I believe early plans were to locate the new building on the old Mt Sinia property on 105th as discussed in the article

 

The crane being asked about is more in the high 80's early 90's about three or four blocks north of Chester.

There's an office complex proposed there, requiring the demolition of multiple brick apartment buildings. Most of them were boarded up when I went down Chester earlier this week.

^I think the crane in question is either well north or east of that site (can't tell if the base is really behind those trees or just invisible in the photo).
